Kookaburra Hill is a contemporary architect-designed solar passive house on 5 acres - just 700 metres to Kangaroo Valley village.

The house is set back far from the road (200 metres) and the double glazing and thick gum forest means you do not hear anything. You feel "away" from it all and can wake up gazing at Wedding Cake Mountain and the restful country mountains and hillsides. There are 2 acres of garden and lawns in the front of the house, an acre of lawn and salt water in ground heated pool behind the house with the best view of the surrounding valley and mountains and more than 2 acres of bushland on hill above Kookaburra Hill.

It has a purpose-built 3-bedroom self contained guest accommodation with a private entrance which is part of a large country house. It sleeps up to 5 adult guests or 6 guests including young children who have Kookaburra Hill for their exclusive use. The accommodation and the main residence are under the one roof but are separated by a hallway with 2 lockable doors and are quite separate with different entrances and no common areas or facilities - the right side of the house in the main picture of Kookaburra Hill facing the mountains is the accommodation. Guests privacy is respected at all times by the owner who is not far away if you have a question.

The suite has its own Daikin fully ducted reverse cycle AC and hot water systems. Relax into soft Bay Leather Republic leather lounges in the living room facing the pool garden and enjoy the HD TV with DVD player and library. You have your own stainless steel outdoor kitchen to cook up a great meal between your living room and the solar heated in-ground salt water pool. Families and children are welcome - come and stretch out and enjoy the quiet solitude and acres of lawns and natural bushland. There are stunning mountain views from the water and cabana.

Special rates are offered for families with children over 2 years and under 14 years ($30 per night) and discounts are available for families with teenagers in the school holidays with the $30 a night rate for them also.

Kookaburra Hill has luxury bedding and linen in two queen and one twin single bedrooms (king single and trundle) with lovely linen, fine goose-down or wool duvets and soft towels. The full bathroom has a corner spa with views of the pool. There is a kitchenette with a small gas cooktop, microwave, refrigerator and all you need to prepare and serve meals indoors. The outdoor kitchen has an ILVE gas and electric cooktop, large sink, refrigerator and dishwasher and table and chairs for 6 people. There is also a mobile frig in the cabana. The garden features more than 500 old fashioned roses and pesticide-free fresh fruit and vegetables from the garden are sometimes available for a meal at Kookaburra Hill. Always herbs including many mints to make herbal teas. The volcanic soil that washes down from the high hills above Kookaburra Hill produces fruit, vegetables, and eggs, with the most amazing taste. The summer tomatoes are always described as "the best I have ever eaten".

The self catering rate does not include breakfast but staples are provided as well as a selection of teas and plunger coffee. Complimentary chocolates and a large bowl of perfumed roses are also included (the roses bloom all year here although in August I sometimes have to include some jonquils and camellias to bulk out the roses) and children of any age can always collect chicken and duck eggs. As detailed on the kookaburrahill website, the indulgent rate includes a breakfast with eggs from resident hens, organic bacon (from free range pigs), buttermilk pancakes, home-baked berry muffins, chocolate profiteroles, the famous Berry Sourdough Woodfired bread, Treat Factory jams and juice and this can be ordered for a two night minimum. Dine indoors, cook in your private alfresco dining area or stroll to a restaurant.

The property has pet ducks and chickens who more than free range - they love to do cross country training over several acres seeking the tastiest worm or green produce and produce the most delicious eggs. There is a bantam rooster, so the noise is not very loud and he looks after the hens very well. There are sometimes baby chicks or ducklings.

House-trained dogs with a current vaccination record and flea/tick treatment prior to visit are welcome. An outside kennel is provided in a secure location outside your living room. Small and medium dogs may visit with you in your living room with its stone floors, but cannot access carpeted bedrooms (a doorway barrier is provided) for the protection of future guests. Stroll to dog-friendly cafes and drive to dog-friendly beaches. The front 2 acres of park-like lawns are perfect for dogs to enjoy their bone arrival present and it is great for dog owners as these acres are securely fenced which wraps around to include the guest suite entrance and outdoor dining area. The private outdoor dining area has a fence and when the gate is closed, it is escape proof for all dogs so your friend can be contained safely when and if required. Three acres of natural bush land at the rear of the house is for you to explore but is not open to dogs for the sake of resident poultry and wildlife.

Rates

The normal rate is based on a couple. Additional adults are $60 children 2-13 years are $30. A "two couples" rate of $748 applies for weekends ($628 weekdays).
Peak Dec-Jan rate of $339/ night is for up to 5 adults or 6 people including young children. Weekly bookings preferred but negotiable.

SPECIAL: A four-day midweek stay out of school holidays is offered @ $642 for a couple as "stay 4 nights and pay for 3 nights". Includes complimentary buttermilk pancakes w maple syrup and lemon on first morning.

Out Brittany spaniel had two beautifully secured acres to run and chase birds. The kids enjoyed the farm animals and the fresh eggs from the chickens. The accommodation was immaculately clean (linen fresh and crisp). Our dip in the pool was refreshing. The kids are already nagging to return. "

  • "Our stay at Kookaburra Hill was a pleasure from start to finish. We started our stay by winding up a drive bordered by trees with shimmering autumn leaves. We found freshly baked muffins waiting for us. After settling in, we took our bottle of wine and our books and walked up the hill a little behind the house, sat down on comfortable lounge chairs and took in the 180 degree view of the beautiful Kangaroo Valley and the mountains beyond. We barbequed steaks in the early evening using the lovely kitchen. It was a thoroughly relaxing break and we look forward to coming in the summer when the pool is warm. What was really nice was that after welcoming us, Pamela left us alone to enjoy our stay in total privacy. We really appreciated that. Nancy. "

  • "Kookaburra Hill is very well set up, and Pamela is a lovely host, very welcoming & friendly and has thought of lots of details to make anyone's stay really comfortable. There were even delicious cup cakes and wattle seed pancakes on arrival! A compact living space including kitchenette, but very well thought out with 3 great bedrooms and a really nice bathroom with spa, plus a great outdoor area with BBQ facing a large pool with cabana perfect for summer! Very child friendly, with two lovely ponies plus chickens, ducks and even a guinea fowl - fresh eggs daily - even up to 3 times a day - great fun for the kids - our 4 and 5 year old kids keep asking "when are we going back to Kookaburra Hill?" Also very dog friendly, and the reverse cycle air conditioning is really fantastic! Highly recommended! "

We were all spoilt by the yummy goodies left for us to eat. Our dog had a lovely time romping in the huge front garden and munching on the bones Pamela gave him when he arrived.
