WINTER BLISS: Winter at CARINYA is one of our favourites times. Crisp, clean clear waters, whiter than white beach & wonderous starry skys. On arrival no need to go to the wood pile, find kindling wood, stoke a fire & wait for the house to warm up just flick the switch on the instantaneous gas log fireplace, or use the air con, for instant heating. Beds are snuggly warm with electric blankets & flannelette sheets. As CARINYA faces north/east & with no overhanging N/E verandahs, most rooms in our house, during the winter months are bathed in glorious winter sun. Even the beachfront verandah has sun until late in the afternoon, then you can switch vistas & move to the verandah facing Nth/west & the gorgeous gardens & watch the every changing species of birds that inhabit our bird feeder & bird bath every afternoon. After watching the sunset over the garden, venture back inside the warm house & watch the ever changing colours on the bay & yatchs whilst the sunsets & enjoy the complimentary wine/port/beer we have left for your stay. Winter is truly a wonderful time to visit CARINYA.

CARINYA ON THE BEACH offers our guests a superb beachside holiday experience with ALL your holiday needs met. It is a wonderful house for a romantic weekend getaway or a relaxed family beach holiday.

Our house is located on the Nth shore of Jervis Bay, 2.5 hrs south of Sydney. Callala Bay has very limited properties on the waterfront and is surrounded by one of Australia\'s first acclaimed MARINE National Park. Carinya boasts spectacular nth/east facing views from most rooms overlooking the pristine waters of Jervis Bay. The house has 4 bedrooms, 3 of which boast spectacular water views. There are 2 seperate bathrooms, no ensuites. From the extensive back balcony enjoy watching the bobbing yachts and frolicking dolphins. As the property is elevated you can enjoy the views but still maintain your privacy. The front yard is a lawned area with lovely gardens offering wonderful afternoon sunshine. As we are pet friendly our yard is fully fenced and secure.

The house is air conditioned for both heating & cooling. It also has an instantaneous gas log fire for your winter warmth & romantic ambience. The king, queen & double beds are fitted with electric blankets during winter. We also offer on request a portable cot, hi-chair & heaps of baby items including all linen.

We have ADLS Broadband Internet Connection available free of charge for those guest who want to stay in touch with the \'outside world\'. We have 2 TV/DVD/Video viewing areas (1 for children) with the main TV having Austar/pay TV connected. We supply a large range of videos, DVD\'s & music CD\'s for your enjoyment offering a wide variety of entertainment.

On your arrival, your chosen choice of beverage ie beer, wine, champers etc, & chocolates will be chilling in the fridge. All linen is supplied & beds made, cotton sheets in summer & flannelette sheets in winter. Bath towels, handtowels, bathmats, teatowels, and tablecloths are all supplied.

We supply coffee/percolated coffee, basic cooking needs, various varieties of teas, spices, sachets of jams, honey, vegemite & peanut butter, alum. foil, cling wrap & serviettes are all supplied.

The bathrooms are supplied with soap, shampoo, conditioner, shower caps, hairdryer, bath foam & various other items ie sunscreen, moisturiser & even new spare toothbrushes & razors just incase you forget yours.

To the left of the property is a new playground which can be seen from the extensive back deck & most rooms. To the far right is the local boat ramp. We also have ample room in front of the garages to park your boat, off the street. You also have access to a double lock up garage for your cars & storage. Also to the right on low tide there are wonderful rock pools to explore & for \'littlies\' to wade & paddle in.

We can now offer our guests the use of a deep water mooring for a small weekly charge saves you launching your boat everyday whilst staying. This also includes a dingy & oars. The mooring is directly out the front of our property & dingy as well. As you can see by the photos on our website you can monitor your boat from most rooms in the house as all photos taken of the moored yachts & boats are taken from the extensive back deck at CARINYA ON THE BEACH.

For guests who love a game of golf we have within the area a very challenging 9, soon to be 18 hole golf course located at our local RSL Country Club, about 5 min. drive from the house. At the club, there is a \'club bistro\' restaurant as well which is open for lunch & dinner. The club also provides a courtesy bus which goes past the house 10 mins after the hour starting from 4pm. This operates every evening of the week. No need to ring & book just flag it down.

For those guests who simply want to relax, CARINYA offers the perfect setting and ambience. We have just had the best 5 days at Carinya. With 2 small children, we can\'t thank you enough for the supply of EVERYTHING we needed for our 3 year old & 8th month old. From the travel cot, hi-chair all the gorgeous linen & baby actvity toys all of which were in immaculate condition. To the totem tennis, sand play equip. boggie boards, for our little boy & the golf clubs/buggies which my husband & his dad enjoyed. This does not include the beautiful house, with such an interesting & warm ambience, with everything that we could possibly wish for to help make our stay one of the best we have ever experienced. Oh & not to mention the beautiful views & magic position, the unbelievable birdlife that inhabited the front garden every morning & afternoon, I could go on forever. TERMS & CONDITIONS

MINIMUM LENGTH OF STAY & SECURITY BOND

We have a minimum stay of 2 consecutive nights. We require a $200.00 security bond. Our cleaner visits our property on your departure to do a property & inventory check. PLEASE make sure you let us know of any breakages prior to booking out. NOTE that the $200.00 security bond is not the limit of your liability. You will be held liable for any damage to our house and if the damage exceeds the $200.00 you will be responsible for any excess cost.

CLEANING/LAUNDRY FEE

Included in your quoted rate is a cleaning/laundry fee. This fee is structured into your quote & is NOT an added extra.

PETS

The entire yard is fully fenced and secure. There are stainless steel dog bowls provided, dog toys and leads for all sized dogs. We are fine for your pet to be indoors as all living areas are tiled. We do ask that they remain on the tiled areas though and not in the 3 main bedrooms which are carpeted. Before you depart our property we require that you clean up the entire yard of any dog faeces or a further cleaning charge of $25.00 will apply. PLEASE remember not all our tenants bring dogs & may not appreciate a yard with dog droppings being left.
