Self contained 2 bedroom stone and beam farm house on 200 acres with beautiful views of the Blue mountains. For those searching for a true country get away with an eco twist.

Step in the door and step back in time to a bygone era.
Filled with a collection of antiques and rustic country furniture / curios and constructed using recycled timber beams and reclaimed windows and doors from country properties and hotels.

At kookawood we aim to give our guests a unique experience so dont expect to see any modern furniture here. Except of course for modern conveniences like TV, Air conditioner, continuous hot water, underfloor heating in bathroom, kitchen appliances etc..

Everything in the house has a history and has been collected over a lifetime of treasure hunting.

Open plan Lounge/dining/kitchen with large windows have spectacular views out across the Blue mountains.

Both bedrooms, wrap around verandah and outdoor entertaining area have fantastic views and BBQ is undercover so you can enjoy it year round.

Enjoy a glass of wine in front of the large romantic log fire or snuggle up in front of the large screen TV and spend the night watching cable TV or choose from our large collection of DVD's.

If you dont wish to use the fireplace we have a large reverse cycle airconditioner in the main living area for heating or cooling the house.

lounge , dining and kitchen are open plan with 3 - 7m high cathedral ceilings. Great collection of DVD's / CD's - mulitmedia system also takes ipod and iphone / Board games to watch and play, toys for the kids.

Rustic country kitchen features large english double oven with 5 burner gas cooktop and hotplate plus a microwave and fridge,dishwasher. Fully equipped and ready to cook up a feast. Breakfast provisions supplied.

Bathroom has clawfoot bathtub with overhead shower and continuous hot water.

Separate toilet room with eco friendly waterless toilet part of the main house - you dont have to go outside to use it looks just like a normal toilet.

Sleeps:-
Queen size bed upstairs - 2 adults ( 1 couple)
King size bed downstairs - 2 adults ( 1 couple)
Double sofa bed (for 2 children - also have cot or single foldout if required)
(both bedrooms have dual control electric blankets,antique wrought iron beds/feather doonas/pillows and quality cotton sheets)
please bring your own pillow if you have a preference

Under cover parking for 2 cars

maximum number of adults 4 + 2 children /or 2 babies -Wattle Cottage also listed on stayz is available if there is a group of 6 adults wanting to stay (it sleeps an additional 2 adults)

If you do book only the main house - Wattle cottage will not be rented out to other guests but may be occupied by owners - it has its own private garden / separate driveway and is fully fenced

Peaceful location

Only a 15 - 20 minute drive to shops and restaurants

Entry to the property is via a private 1 km long driveway off a quiet country road.

Massage, Aromatherapy by appointment, pamper packs also available on request.

Japanese bathhouse / hot baths over looking the lake / nearby - 8 mins drive

Lithgow town - 20 min (supermarkets,cafe's,shops)
Lake Lyell - 5 mins
Jenolan Caves - 35 mins
Blue Mountains attractions - 30 / 40mins
Zig Zag railway - 20 mins
Bathurst - 40 mins

Laser skirmish - 20 mins
(all the fun of paint ball but without the pain!)

Enjoy bushwalking on the property and neighbouring pine forest.

Enjoy swimming in the clearwater dam or nearby Lake Lyell.

Catch freshwater yabbies in the dam just behind the house.

Gas BBQ and entertaining area overlooks the pond and views

Meet and feed our friendly farm animals.

Watch kangaroos and wildlife from the house / balcony
Upstairs bedroom and library room have windows overlooking the dam so you can watch the wildlife drinking at the waterhole.

Your pets will love a holiday here too!
Plenty of room to run around and lots of great walks to go on.
Kookawood has a fenced backyard (250 m/2 + area just outside the back door or access via a doggie door - plenty of room to run and play unsupervised) not suitable for dogs that jump or dig under fences!

We also have a doggie door that leads out onto the front balcony so they can come and go as they please while you sit out on the balcony and soak up the beautiful views.

We do require that all owners with pets that shed hair use the vaccum before departure to remove any hair from carpets and floors.


Our two hand feed pet cows - Boo & Bella and 2 horses Bobby and Sonnet are very friendly and are known to pop their heads in the car if you stop to say hello (all carrots welcomed!).
Collect fresh eggs from the chickens each morning.

  • "Thank you so much for sharing such a magical place like Kookawood with us and others. We have really amazing time and fell in love with the place. You have done great job building such a beautiful house with great care and attention to detail and history ! The spot you have chosen is magical, the view takes your breath away. We watched birds coming to feed under the gum tree and saw amazing sunrises as well as full moon nights from your porch. Special thanks for letting dogs to visit Kookawood too, our kelpies could not have been happier running around, taking long walks in the pineforest ( my parents call the place "little Finland" as it reminds them of home ) and swimming in the secret swimming hole in the woods. We cooked a storm in your kitchen, special thank you to chooks for eggs and your mother for the blackberry jam ! We catched big yabbies from the dam behind the house ... but let all of them go. We all, including my sister`s 6 month old twin boys, slept well in your house, must be all that fresh mountain air :) We left with definite plans to return to Kookawood in the near future. I must confess I stole few design ideas from your beautiful garden and mine and my sister`s carpenter husbands photographed the main stairs in your house to pieces! Thank you again and can`t wait to be back. I have sent a photo of my dog Jackson, I think the look on his face says it all. "

  • "This property oozes charm. You cannot believe the nic nacs that adorn every bit of space and how old they are. The home is totally built by recycled materials and is just beautiful. Our group totally booked out both cottages for a 50th(mine) My husband and I had the small 1 bedroom cottage, very cute, and the rest of our family in the larger cottage. There is a resident bat that lives in the chimney and loads of wildlife outside. Views are sensational, and lake Lyell has trout. What more do you want. Oh and it's a short drive from Sydney."

  • "Charming place with world-class design. It's full of antiques and vintage knick-knacks. A very atmospheric place to feel you're really living the old-fashioned bush life. At the same time it's got a great, well-equipped kitchen and already stocked with most staples for cooking. We loved listening to the kookaburras and seeing wallabies come into the lovely garden for a snack."
