We can accommodate up to 6 guests. Lower floor holds (2) bedrooms, (1) bathroom with tile shower (no tub), and 3 smaller decks. Each guest room is set up as follows:
- King in master bedroom - Queen in 2nd bedroom - Futon in sitting room - Daybed (2 twin mattresses) in the living room
The living area is furnished with a couch, love seat couch, daybed, big screen TV (Roku), DVD and VHS player and dark wood furniture. Off the living room is a tree shaded balcony overlooking the lake -- a great place for morning coffee.
Right off the living room is an octagon shaped Sitting Room with a nice view of the lake. This room has a Futon and work space table -- great for checking email or relaxing with a book.
The kitchen is fully equipped with everything you need to prepare meals. Appliances include stove/oven, refrigerator (smaller condo-size plus mini refrigerator for drinks), microwave coffeemaker (drip and Kureig), blender, coffee grinder, etc. (no ice maker or disposal) plus a complimentary tea/coffee basket and a well stocked spice cabinet. Dining area is set up with a rattan style table with chairs plus breakfast bar with bar stools. Hallway off kitchen has half bath (sink/toilet only) and game/toy/movie cabinet.
You'll find many conveniences of home including high speed wireless, IPOD dock, Tribet Bluetooth speaker, cleaning supplies -- all the little extras you don't have to pack.
LOCATION
The location is considered close-in to "town". It takes about 15 minutes to drive to Zilker park. Mapquest puts it at 15 miles to downtown. You can get to shopping and restaurants within 10 minutes.
The house is located off Bee cave rd. The neighborhood turn off (Cuernavaca) is just 4 miles west of Loop 360. From there it's about 2 miles to the house on the lake. Zip is 78733.
Other Notes:
We follow many of the provisions in the Texas Standard Residential Lease Agreement and will require our guests to sign and return a lease agreement with us prior to occupying the house.
We will require the full name of all occupants and day visitors and the address of the main occupant of the house signing the lease agreement. (see sample lease agreement below) This must be signed and returned to us within 5 days of booking the property.
Also, we adhere to the City of Austin's short term rental regulations including occupancy and noise.
Please also note: the property has steps throughout. They are not steep but if guests have canes, walkers or other mobility issues it will not be suitable. Children are welcome but please know that the property and house is not child-proofed and that the house is in very close proximity to the lake. Children must be supervised at all times while outside. It is not recommended for toddlers or children under the age of 5.

The owners and caretaker/agents are not responsible for loss, theft, or damage to your belongings while at the lease premises. Super pleasant stay on Lake Austin. The house, although dated, which the owner makes very clear, is clean and well maintained and has tons of amenities. I loved how clean the pots and pans were and tons of dishes, utensils and even an instapot!WOW - the views and all the spots to just relax with views of the lake are amazing! We had a great time - Just too short! The hosts are amazing - super accommodating and responsive!Great stay - look forward to doing it again!
The property is as described, and the location and amenities are great. Reminded us a lot of our own family lake cabin. Not too fancy, but great to escape. We had an enjoyable family time and especially loved the kayaks. Excellent communication! Would recommend.
Awesome staycation. My boys really enjoyed kayaking, paddle boarding, fishing from dock and from kayak. One of my boys caught his personal best bass at 2lbs 10oz from the smaller kayak slightly upstream. The dock/deck is also a great place to hang out enjoying the breeze and watching lake activities. Sharon was very kind and helpful. Will definitely return.

This house was spacious and comfortable with great views of the river. We had fun hanging out on the deck, kayaking, and fishing on the river. It didnt even feel like we were so close to the hustle and bustle of the city. The hosts were prompt with their communication.
Bohemian comfort, this is a special home for families and friends. To be lakeside with water frontage is a rare position to find at such a reasonable rate, we loved our weekend and highly recommend, Sharon and John are a pleasure in all communication, highly recommended.

Beautiful relaxing and fun!
We had a great time celebrating our daughters 22nd birthday at this property. The layout is great with many areas to relax and enjoy the beautiful surroundings. The house has everything you need and the owners were very friendly and helpful. We will definitely recommend this lake house to our family and friends!

This home is charming, and the location couldn't be better. In fact, having to leave to hit the town was our least favorite thing to do because we enjoyed the home and waterfront so much. Also, great Bass fishing!
Property owner was easy to communicate with! Everything was described accurately on VRBO. The family enjoyed steaks on the grill, using the kayaks and tubes that were available on property! Hours were spent floating in the water right in front of the dock. Definitely an enjoyable stay!!
If you are craving some downtime, there is no better place than this quant lake house. Imagine sipping on a cold cocktail under a canopy of trees overlooking a lake. It was great.

Wonderful location, great hosts, beautiful scenery!
Wonderful water views and Lake Austin has beautiful clean water. The house was ample size for 5 adults. We never felt like we were on top of each other.
Pleasant surprise for anyone who loves to walk... Just a short walk up the hill from the house, there are plenty of lovely streets to walk. Use you google maps and you can get in a few miles of walking on fairly flat streets...and the vistas are nice.

This is the second year our family and friends rented this property and we had a great time and enjoyed excellent weather! Sharon is excellent at communicating with her guests and setting expectations appropriately. This is an older property that is a bit rustic but you absolutely can’t beat the location (and price). The provided amenities are ample and the house is clean, it’s just a bit run down (but not unsafe or dirty). Imagine old beach house charm. Anyhoo, we had a blast floating off the deck in the 9 (wow!) provided tubes and kayaks. My kids love this place - we had so much fun, we’ll be back again next year. Thanks again Sharon!

House and grounds in horrible shape!!! Beware!!!!
We were really looking forward to this trip. I will admit we were swayed because of the waterslide and location, but we should have looked a little harder. I'm so confused because all the reviews were so positive, but all the pics and reviews are from years ago, nothing recent. Should have been my first clue.
I cannot begin to describe the condition of the house and the lakeside grounds. Horrible. Everything seems to be repaired with a 2x4 or PVC pipe. The trees are so overgrown you cannot even see the lake from the house, even though it says "lake views from all rooms of the house". Not even. all of the vines are overgrown, there are dead leaves and vines all over the place. The hot tub must have broken at some point and has been repaired by putting a hose in for water flow. The waterslide is great, but built with PVC pipe and linoleum, and the bottom of the waterslide is shaky and has old moldy chair pads on either side of it in case someone falls off. they were gross.
The inside of the house smelled moldy, and was just in awful condition. I have no idea how they feel good charging the rates they do for this house. Unbelievable. We will be back, but instead renting a property right down the street. Please please please consider my review before spending your money on this house.

I was shocked to get your note particularly since you had replied to my courtesy email that everything was fine just a day before you left. We are available 24 7 to address any needs our guests have and certainly would have immediately helped resolve any issues you had with the house.
Your specific concerns were,
1. Landscaping overgrown. Not true. We intentionally leave as much shade and foliage as possible which our regular guests prefer. - Shade is a luxury in Texas.
2. Repairs made with 2x4s. Not true. The only 2x4s are on the railings as indicated by the construction style of the period.
3. Slide. We carefully chose safe slide materials. Metal sides can rust and cut. Wood can cause splinters. We chose PVC pipe for the edge guides and Armstrong Solarium for the slip surface and both have worked well for years. We recently added cushions on both sides of the landing for safety as well. The cushions are new, but do get wet with the waves and splashing. I would gladly have replaced upon receiving a phone call.
4. Mold damp smell house. Caused by wet beach towels piled up during your stay. We provide a dryer and drip room for you convenience.
A recent guest - 2 weeks preceding - was so impressed with house freshness that she personally called to find the name of our cleaning service.
Again, I am sorry you were disappointed but your perceptions are quite different from those of hundreds of other guests who absolutely love our lake house and consider it one of the best values on Lake Austin.
Your comments appear to be mean spirited rather than constructive critique. I hope this was not motivated by a fear of being held responsible for your damages for, as you know, during your stay, the dishwasher was damaged as was the closet door, bath cabinet, kayak seat and hot tub chlorinator. But we have never charged for accidental damage as I explained to your husband.
I do appreciate honest feedback however, and giving benefit of doubt, will forward your comments to our regular guests for their opinion.

Worst Conditions-Rundown & Bug Infested
We were so disappointed with the condition of this property.Upon our arrival over the 4th of Juky weekend 2016 we checked in to the home.The overall condition was run down and filthy.The vents in the air conditioners were filthy and had cobwebs and black dirt in them.The owner had left a note stating faucets dripped continually in the shower and the dock step was broken and if we wanted them to fix the dock to call to have them tepid it during our4 day stay.We realized the house had cockroaches after sseing them crawling along the outside of the house and then woke up each morning to them dead or crawling in the kitchen along with ants that were so bad we had to leave all of our food crammed into the frig to keep the bugs off-and war sandals in the morning to assure we didn't step on a cockroach.I would have checked out upon arrival if the owner didn't have my payment upfront .I contacted the owner who said she had a new cleaning service which I find hard to believe because she was planning on meeting us at the property to show us around so she clearly knows the condition of the property.This filth was an accumulation of several months if not years of neglect.The toilet seat is wooden and splintered.There Is air in only 2 of the 3 bedrooms.With a heat index I'd 109 outside I contacted the owner after 2 days expressing my disappointment and she said she would give me a credit (which never happened) I then requested a full refund which also came with no response.I feel ripped off and trapped-We checked into the Omni Barton Creek for the rest of our stay to excellent clean conditions.Overall a bad representation of Home Away and the personal owners false advertisement of a rundown property not fit to rent.Don't get ripped off-Avoid renting !!!

It appears that Dawn issued this bogus complaint after they got caught shooting off dozens of fireworks and burning our decks, patio furniture and railings.

We inspected the property after they left and found it exceptionally clean.
We had an independent pest inspection and received a written "no ant or roach" report.
All guests for months before and after Dawn have given positive reviews, recently including the words "exceptionally clean".
We also gave Dawn 400 dollars to appease her and have written proof of the transaction.

Please note:
Virtually every other guest who visits our home is extremely appreciative of the opportunity to stay on Lake Austin at an affordable price. The few of us who make our older lake houses available to rent, do so out of community, not profit. We have a very large extended family of friends and guests who return again and again, calling sometimes a year in advance to secure a spot. One guest recently returned to repeat their wedding vows on our waterfront. Another friend returned for a short weekend to reflect on the passing of his wife as this was a favorite memory of their time together.
All three of our children spent their first night on earth at this very house.
It is bad enough that these people disrespected our home, family and neighbors with their reckless and illegal fireworks party, but to then attempt to run a "how to stay for free at a hotel" scam (as described on multiple websites) is despicable.
I regret to inform, that as a result, we are now only accepting reservations from returning guests or their verified friends and family.
Unfortunate that one bad person can make it difficult for the rest, but we can't allow someone like this into our home again.
