With sweeping views across the city, the house is located in a loveliest part of Trevallyn facing north and receives the early rays of the sun til late afternoon. Located above a park and playground with quiet neighbours on both sides.
There's no valuable antiques or Georgian furnishings to worry about. There is a mix of older and newer furniture and no luxury furniture or expensive fittings to worry about. If you want the marble, chrome and sterility of a hotel room please consider other venues.
Within 100m there are walking tracks that venture onto several kilometres of flat and wheelchair accessible tracks surrounding Cataract Gorge. There are also numerous secluded swimming holes further up the gorge.
Head down the 1km walking track to the city and you'll pass the historic railway at the Penny Royal Mill, bars, parks, ferry, restaurants and coffee shops. Regular public buses pass by every 30 minutes. Follow the levee around and you'll strike Home Point where the North and South Esk meet with boating and trendy bars and restaurants.
The Trevallyn shopping centre is 1km west along Bain Terrace and contains, post office, bakery, deli, hair salon, restaurant, doctor, coffee shop, gourmet grocer and public telephone.

The property is currently being renovated when time and bookings allow. We often have large groups stay that make greater demands on resources resulting in the occasional repair and replacement.

Due to the issues with lighting open fires and many people from warmer climates having little experience lighting fires, open fires and use of woodheater are by prior arrangement only...
Don't assume lighting a fire is easy if you've never done it before or come from a warmer climate than Tasmania. Lighting an open fire is little easier than a woodheater.
To get a fire going collect at least 30 thin sticks twigs or slivers of dry wood. Long, thin, dry twigs will work best. Use a white firelighter if you have them. Scrunch up a piece of newspaper and stand the twigs up against it and light the piece of paper. Eucalyptus twigs work the best.
Gradually add more thin bits to the centre of the fire until it builds up. Gradually poke thicker sticks into the centre of the fire until you can put a log on. Blow gently. Close the wood heater door if it smokes. Circulate warm air by turning on the fan in the woodheater. It's an offence to have a smoky fire in Launceston!
The wood heater is far more efficient than an open fire. Maintaining a fire that heats the house takes a bit of practice.
Properly stacked a woodheater will heat efficiently all night.
Launceston sits in the Tamar basin and can have smoke pollution during prolonged cold weather.
We buy reasonable amounts of firewood during the year but do not guarantee firewood to be available at all times.

The backyard is devoid of expensive shubs or garden ornaments. It is not mown. Young children under 7 should be supervised.
There is a pond in the backyard filled with dense vegetation. The property is close to bushland and purposely overgrown to provide habitat. There is no lawn.
During the years various garden beds yield vegetables which you are welcome to consume. There is also a pear and apple tree in the backyard.
Wildlife should be left alone.Iit is common to hear a range of frog calls. Other species such as blue tongue lizards, skinks and the occasional echidna and wallabies roam the property. Both the bushy tailed and less common ring-tail possum clomp around on the roof at night.
The playground in the park is a short walk away. The house is located on a one way quiet street and there's plenty of parking on the street and two spots off street. Please don't park over the driveway as it is used by an adjacent property.
