Situated on the waterfront in a quiet street, features a small private beach area and boat ramp. Patio and grassed area join the waterfront, which is perfect for entertaining guests. Booking Conditions

Accommodation is available subject to the following conditions.

1. Tariffs quoted in this website were correct at the time of creation, but are subject to change - Guide only.

2. Linen is not supplied, however arrangements may be made to hire linen, fees apply.

3. A booking is not confirmed unless a deposit has been paid. A deposit is required on all bookings. The balance of rent is due and payable on taking occupation. Should you wish to cancel your booking - deposit will be refunded less $110.00 booking fee, if cancelled not less than two (2) months prior to date of intending occupancy. If cancelled less than two (2) months prior, FULL TARIFF MUST BE PAID unless relet by us for the full term of your booking.

4. Deposit and Account payments can be made over the phone. Conditions apply.

5. No provision can or will be made for relocation other than the basis that the full rental due be forfeited and full rental on a new premises is paid prior to occupancy. Tenants must accept premises "as booked" and cannot be relocated.

6. All bookings are from 2.00 pm on day of arrival, but should you arrive earlier and accommodation is cleaned and ready you are welcome to occupy same. If arrival date has been delayed please advise. Property must be vacated by 10.00 am on the day of departure to allow cleaning to proceed for the incoming tenant. Failure to vacate at the required time will incur a penalty equivalent to one night's accommodation.

7. The number of occupants must not exceed the number stated on this website. Overloading will render the tenant liable to cancellation of the booking immediately.

8. Tenants are responsible for the safekeeping of accommodation keys. Duplicate keys are not always available. Tenants already in occupancy requiring a key from the Agent or their representative after office hours will be charged a service fee of $75.00. Tenants are liable for damage caused when doors have to be forced open owing to keys being lost. If the keys are lost, the tenant is responsible for the cost of the replacement of new locks.

9. In the event of the property being offered for sale, the tenant agrees to allow the owner or his agent to inspect the property with prospective purchasers during reasonable hours by appointment. The booking is made in good faith by the agent, however we cannot be held responsible for actions taken by the owner of the property, i.e. Sale of property, increase of tariff, alteration of the property or withdrawal of property from letting. Every endeavour to find alternative accommodation shall be made by this office.

10. All breakages and damages caused by the tenant must be paid for or replaced.

11. Please note - all accounts are payable by cheque, money order, cash, credit card or EFTPOS.

12. Correspondence and telephone messages can be sent to our office providing they are collected by tenants! There is a charge per sheet on fax messages received.

13. Dogs or other pets are not allowed in this holiday property.

14. Failure to comply with any of these conditions will result in termination of your tenancy immediately by the letting agent.

15. This office will not be held responsible for any noise from construction work that is occurring close to holiday lettings. This office is not informed when construction is happening. Tenants are to make their own enquiries in relation to this matter.

16. No responsibility is accepted by either the agent or the landlord for tenants' personal property left on the premises.

17. The tenant agrees not to cause or permit a nuisance; The tenant agrees not to interfere, or cause or permit interference, with the reasonable peace, comfort or privacy of neighbours.

18. A security deposit of $500.00 is applicable on all lettings. This is payable by credit card or cash. For credit card payments a form is to be filled in and returned to our office prior to your taking occupancy. Cash security deposits are receipted into our trust account and are held until the property is vacated and checked. A cheque for your security deposit will be forwarded to you within seven (7) days, or by electronic transfer into your bank account. Please note that no money will be deducted from your security deposit unless we need to make a claim against you of up to $500.00, which may include but is not limited to the following:- excess cleaning fees, damage or breakages at the property, excess garbage removal, late check out, telephone calls (if applicable).

Fantastic house. Large open plan kitchen dining area. One major problem for families however is the large drop from back garden to water. Needs to be fenced as it is not family friendly as it currently is. Families beware!
