If you are the 'keen fisherman' your own private jetty is waiting for you in the canals to the rear of the property.

The Cut Golf Course is within 5 minutes drive, or take the day to sample the local wineries.

This exquisite villa features ducted reverse cycle air conditioning, double under croft car parking, and beautiful kitchen fully equipped with Dishwasher, Microwave, Fridge/Freezer, gas hotplates, electric stove and all appliances.

The kitchen and dining/lounge area looks straight out over Avalon Bay and the second and third storey balconies are perfect to catch a magnificant sunset with a cold beer or gin and tonic in hand.

VILLA LAYOUT

The ground floor consists of an activity room/bedroom with a double sofa bed and TV for the kids. There is a fully equipped laundry, toilet and shower, kitchen, dining and living areas. Out through the glass doors you will find the BBQ and outdoor setting which seats 10.

The first floor consists of:
B1-King with own ensuite and balcony
B2-Queen
B3- 2 sets of single bunks
To accomodate B2 & 3 there is a separate generous size bathroom and WC on this level.

The second floor area can be used as a sitting area or extra sleeping accomodation with two double sofa beds available, TV, DVD and balcony to take in the views.

BOOKING FEE

There is a 50% deposit required to secure your booking (Non refundable in case of cancellation, unless the property can be re-let)

A bond of A$500.00 is required at the same time as the balance amount. The bond is a general and cleaning bond which is refundable if premises are left as found.

Smoking should be confined to the outside areas only.

Pets are not allowed.

Self clean on vacating or proffessional cleaners can be arranged at an extra cost. Confirm pricing with owner.

Bring your own linen. Pillows and doonas are supplied.
