Setting/Exterior:

Situated on a large, private leafy block in a quiet street, High Grove is well suited to families, couples or groups of friends. This ultra modern beach house is fully fenced and great for families with kids. You will find plenty of space to play/sit out in the garden and shade for summer.

One of High Grove\'s greatest assets is this large garden, which has recently has the addition of two new outdoor entertaining areas for April 2009. There is a paved area with BBQ outside the front of the house, ideal for dining underneath the shade of a large tea tree, native to the area. It\'s got a bit of a tuscan feel to it. To the back of the block, is a new gravel garden, which is perfect for the afternoon sun, to sit out and have a drink before dinner, or just to relax anytime.

It\'s a place I\'ve put a lot of time into creating, and love to spend time at when I can, and also one that gives me great pleasure to know others are enjoying too.


Interior:

Entirely renovated throughout. The house is immediately warm and welcoming upon entering. It\'s full of light, with large floor to ceiling windows, which take full advantage of the private outlook onto the garden.

The layout is a large open plan living area, combining lounge, dining and kitchen areas. Natural tones throughout, polished wooden floorboards and an abundance of natural light create a peaceful and relaxing atmosphere.

The kitchen has been recently redone, installed with gas cooking and stone benches. With the owner being a keen chef, you will also find a very well stocked kitchen for all your cooking requirements. You\'ll also find numerous cooking books for ideas and other books and CD\'s to browse through during your stay.

The neutral tones continue through into the bedrooms and central bathroom, with the toilet being separate.

The bathroom has a modern and uncluttered decor, and an extra large shower with great pressure and constant hot water supply.

There are 3 bedrooms which comfortably sleeps 6 people. The master bedroom has a queen bed, the 2nd bedroom has a double and the 3rd bedroom has 2 single beds. All linen for bedding will be supplied, with beds made and ready to go.

High Grove Cottage also comes with all the modern conveniences including microwave, TV, DVD and CD.


There will be information left at the property, detailing ideas of places to visit, recommended beaches and walks etc., the result of many years of local knowledge.

Throughout the seasons...

High Grove is a wonderful place to be anytime of the year. In the summer, you have so many gorgeous beaches at your fingertip. And in the cooler months, you have the hot springs, wineries of Red Hill, fantastic walks, and at nights the cosy atmosphere of High Grove where you can get the coonara fire going. Plenty of wood will be supplied.

GREAT CENTRAL LOCATION:

- 5 mins drive to bay beach, Rye front beach and jetty

- 5 mins drive or 15 mins walk to ocean/surf beach (16th beach)

- 5 mins drive to main street of Rye with numerous shops and restaurants, including a large Safeway, internet and video store. During Summer and Easter, the Rye Carnival will be here.

- 20 mins drive to Red Hill wineries, including Montalto, T\'Gallant, 10 Minutes by Tractor and Red Hill Estate.

- 10-20 mins to numerous golf courses

- 12 km to Sorrento (7 mins drive), gorgeous old town with numerous shops, pubs, cafes and cinema. Try the Sorrento Hotel up on the Hill next to the park.

- 15km to Portsea (10 mins drive) and the famous Portsea Pub, possibly one of the most scenic beer gardens in Victoria. Also serving food all day, while looking out onto the whole of Port Philip Bay.

- 10 mins drive to Point Nepean National Park

- 15-20 mins drive to the dramatic cliffs, beautiful coastline and boardwalk at Cape Schank

- 80km to Melbourne, about 1 hour and 15 - 20 mins drive
