Whether you are looking for a beach side holiday house just to hang out and relax in or a great central location on the Mornington Peninsula, you will find High Grove Cottage the perfect getaway. As much attention has been paid to the inside as the outside at High Grove, so whatever the weather, you'll enjoy your stay.

Setting/Exterior:

Situated on a large, private leafy block in a quiet street, High Grove Cottage is well suited to families, couples or groups of friends. The yard is fully fenced and contains plenty of space to play/sit out in the garden and shade for summer.

There are two outdoor entertaining areas. One is brick paved with BBQ, and ideal for dining underneath the shade of a large tea tree. At the back of the flat block, is a gravel and succulent garden, which is perfect for catching the afternoon sun, to sit out and have a drink before dinner, or just to relax anytime.

It's a place I've put a lot of time into creating, and love to spend time at when I can. It also gives me great pleasure to share and know others are enjoying too.

The rental fee always comes with linen included, for up to 6 guests. This saves on extra packing for you and hopefully assists in a relaxing weekend, where the beds are made up and all ready for you upon arrival. I just ask if you could please bring along your own towels.

Interior:

Entirely renovated throughout. The house is immediately warm and welcoming upon entering.

The layout is a large open plan living area, combining lounge, dining and kitchen areas. Natural tones throughout, polished wooden floorboards and an abundance of natural light create a peaceful and relaxing atmosphere.

The kitchen has been recently redone, installed with gas cooking and stone benches. You will also find a very well equipped kitchen for all your cooking requirements.

The neutral tones continue through into the bedrooms and central bathroom, with the toilet being separate and just off the laundry.

The bathroom has a modern and uncluttered decor, and an extra large shower with great pressure and constant hot water supply.

There are 3 bedrooms which comfortably sleeps 6 people. The master bedroom has a queen bed, the 2nd bedroom has a double and the 3rd bedroom has 2 single beds.

There will be information left at the property, detailing ideas of places to visit, recommended beaches and walks etc., the result of many years of local knowledge.

Throughout the seasons...

High Grove is a wonderful place to be anytime of the year. In the summer, you have so many gorgeous beaches at your fingertip. And in the cooler months, you have the peninsula hot springs, wineries of Red Hill, fantastic walks, and at nights the very cosy and warm atmosphere of High Grove in front of a fire. Plenty of wood will be supplied.

GREAT CENTRAL LOCATION:

- 7 mins drive to Peninsula Hot Springs

- 5 mins drive to bay beach, Rye front beach and jetty

- 5 mins drive or 15 mins walk to ocean/surf beach (16th beach)

- 5 mins drive to main street of Rye with numerous shops and restaurants, including a large Safeway, internet and video store. During Summer and Easter, the Rye Carnival will be here.

- 20 mins drive to Red Hill wineries, including Montalto, T'Gallant, 10 Minutes by Tractor and Red Hill Estate.

- 10-20 mins to numerous golf courses

- 12 km to Sorrento (7 mins drive), gorgeous old town with numerous shops, pubs, cafes and cinema. Try the Sorrento Hotel up on the Hill next to the park.

- 15km to Portsea (10 mins drive) and the famous Portsea Pub, possibly one of the most scenic beer gardens in Victoria. Also serving food all day, while looking out onto the whole of Port Philip Bay.

- 10 mins drive to Point Nepean National Park

- 15-20 mins drive to the dramatic cliffs, beautiful coastline and boardwalk at Cape Schank

- 80km to Melbourne, about 1 hour and 15 - 20 mins drive

DOGS:

** please note - dogs may also be permitted, but needs to be discussed with home owner prior to booking. The property is fully fenced and suitable for keeping them within the property. Pets must be kept off all furniture and the yard cleaned prior to your departure.


* WINTER HEATING: Please note that there is heating in additon to the coonara fire place. There are three large column/bar heaters throughout the house.


* SUMMER: please note - there is no air-conditioning at High Grove cottage. Instead, there are fans for each bedroom, and an additional two for the living areas.
