This no-smoking house is superbly equipped for use by up to 14 people including wheelchair users. Well behaved pets are welcome in the house. There is an open plan living/dining/kitchen area with an adjacent annex, a barbecue deck, a double spa bathroom, a disabled bathroom, a complete laundry, walk in pantry, and a large no-smoking games room. The living area has split cycle air con/heating and the kitchen is stainless steel & granite with fridges, dishwasher, microwave, coffee maker, jaffle iron, rice cooker, ducted range hood & minor appliances. There is 1 cot/change table & 1 high chair. Bedrooms & games room all have heaters.
The hire rates for three events include the provision of bed and bath linen. These are the motorcycle Grand Prix, the World Super Bikes and the V8 Supercars. For all other times, Bed and Bath Linen are not normally provided, but can be arranged if required. All tenants must make their own arrangements for food, drink and household consumables. The house has a stock of essential consumables such as toilet paper, and tenants are asked to leave similar stocks when they depart.

- bunk room with 2 x upper single bunks, 1 lower single bunk, 1 futon sofa/lower double bed bunk and 1 single trundle bed
- A 2nd Bathroom with water jet double spa bath, shower recess, toilet and basin
- A laundry with clothes washer, dryer, trough, ironing facilities and an extra toilet adjacent to it.
- Games room with 3/4 billiard table (snooker, billiards and pool), table tennis, darts, its own TV/DVD/VHS/Stereo system and various board games
- Garden and driveway are fenced and gated to contain all but small dogs. There are gates to isolate a side lawn area.
- Deck with outdoor setting and barbecue opening off the dining area.
- Off street parking for 4 cars (2 under cover)
- Outdoor shower (hot and cold) for after the beach
- Gas fired storage hot water fed from roof mounted solar hot water.

The house is at the end of a quiet cul-de-sac approximately 3km from the centre of town. Cowes is a popular summer holiday destination offering year round shopping for all household necessities and several restaurants. Red Rocks beach is the closest swimming beach, 5-10 minutes walk away along quiet roads with little traffic. It forms part of the shoreline of Westernport Bay & faces North West so that it gets ample afternoon sun. It is not a surf beach, and the sand shelves gradually so that it offers safe swimming for teenagers & supervised children. At the back of the beach there is a foreshore zone with sand dunes which are covered with low coastal trees & bushes. Behind this zone there is an extensive fire access track running parallel to the beach, & this provides an opportunity for very pleasant walks away from road traffic. There is a public boat ramp for trailer boats at the end of Anderson St a few blocks away. Dogs are not allowed on the beach between 10am and 6pm from 1 December to 30 April.
