This brand new beach house boasts plenty of Sorrento charm together with modern design. It allows for easy beach living, entertainment and open plan space. It has chic modern feel while still retaining its Sorrento charm. This is a great fun family house that is spacious and clean!

Sleeping upto 10 people in 7 beds, maximum 8 adults per booking.

The large north facing front deck leads into the lounge, kitchen and dining areas. The front doors fully retract to combine seamless inside / outside living areas between the deck and the polished floor boards. The lounge room features a large fireplace with an adjacent breakfast bar. The bi-fold windows allow for the entire front of house to be opened up. The 42" plasma TV, surround system, DVD/VHS, stereo complete the lounge. Small range of DVDs are available.

The kitchen is fully equipped with all the quality pots/pans/toasters you would expect including a quiet dishwasher, gas stove with hot plate/oven, mircowave and filtered drinking water tap.

The staircase leads to an upstairs carpeted rumpus room with double sofa bed, and two single beds and large TV, which may be used as a second living area or 3rd bedroom. The morning sun floods the main bathroom and features a large full glass splash-back shower (continuous hot water), double vanities and toilet. The master bedroom offers a brand new king size posturepedic bed, ceiling fan and TV. The adjoining ensuite features an asian inspired sunken bath, open shower and toilet. The second bedroom has a queen bed with a large upstairs loft. The loft accommodates a queen bed and a double bed (ideal for kids over 7, teenagers and young adults).

Every room has ducted heating along with ducted vacuum cleaning throughout. The large verandah, wide roof eaves, upstairs and loft windows combine with total house cross venilation to provide natural cooling. Additionally, the master bedroom ceiling fan and 3 portable fans add further comfort. Air-conditioning has been omitted as a positive environmental choice.

Located in a sleepy rustic street towards the Sorrento surf beach and within a few metres of the national park. You are able to walk through the national park and enjoy the 20km plus scenic coastal walking tracks stretching from Portsea to Cape Schank. The Sorrento cafes and shops are an easy 7 minutes stroll away or drive to either the bay beaches or surf beach in under 2 minutes. When you return from the beach enjoy a hot outdoor shower and relax on the deck with a BBQ. The laundry is equipped with washing machine, dryer and ironboard. If required, full linen service and bath towels are available for an additional charge.

Safety and peace of mind.
The four smoke detectors are tested every month. The kitchen is equipped with a fire extinguisher. Laundry has child safety latches. Child safety gates are also available for the staircase and loft ladder.

Water
Melbourne main water is used throughout the house, however, the kitchen also has a built in water filter to provide fresh drinking water. The rainwater tank is used for the garden and may be used to wash your car or boat down.

Cleaning
All rentals include a 90 minute clean which is enough to clean bathrooms, vac, mop floors wipe benches. Guests are required to tidy up after themselves and leave the house in reasonable clean and tidy state .

Please note the principal person renting the house and paying the bond must be over 25 years of age stay the duration of the booking. The house is not available for parties or functions. Strict "no party rules apply". Bond is $1000 however this may alter depending on number of guests, ages and length of booking.

Sorry, no pets are allowed to ensure the inside of the house retains its high standard.
