Description

Contemporary modern country cottage set in sunny private gardens 2 minutes walk from the centre of Berrima Village.

Built in 1880, Armfield Cottage was fully restored and sensitively updated by heritage architects in 2008. The cottage now boasts a new north facing glass living room, kitchen and dining area. French doors open onto a wisteria covered deck and onwards to half an acre of private mature gardens, lawns and deciduous english trees.

The cottage accommodation comprises 3 bedrooms (1 king and 2 queen beds) and three bathrooms, one with a double depth bath. Set off against rich original wooden floors and a palate of warm natural colours, the cottage is instantly welcoming and relaxing. The large wood burning fireplace completes the romantic country experience.

The European kitchen has an extra wide electric oven with gas hotplates, two dishwashers, coffee machine, double fridge and many other appliances all available for your use. There is also a washing machine, dryer, iron and ironing board available.

Entertainment options include plasma television with Austar and a DVD/CD player with ipod connector. Wireless broadband internet access is also available if you choose to bring a wirelessly enabled laptop.

The three bedrooms comprise a large master bedroom with an ensuite bathroom (King Bed). A second large guestroom has a sitting area and open fire with a queen sized bed. The third bedroom is also made up with a queen sized bed and wardrobe. All three beds have pillow top mattresses and electric blankets dressed with crisp linens, goose down duvets, feather pillows and blankets.

The bathrooms are outfitted with fine english tapware, roaring rain showerheads and plenty of hot water. Country road towels on heated rails complete your transformation! The main bathroom also has a cast iron soak tub deep enough for two.

In the cooler months the cottage is heated with gas central heating along with a well stocked log wood fire. In summer, if required, the main living room also has a reverse cycle air-conditioner.

A large barbeque area with tables and chairs sits adjacent to the house and the gardens are lit at night. There is off-street parking in the driveway for two or three cars if you wish.

More often than not, we arrive at Armfield with a load of groceries and a pile of newspapers and don't travel too far once we have settled in...

Berrima Village and Surrounds

Berrima is a unique and historic village. Established in 1831, it is the only example of an existing and largely preserved Australian Georgian colonial town.

Located in a picturesque valley on a bend of the Wingecarribee River, Berrima is the unspoiled heart of the Southern Highlands.

The Surveyor General Inn claims the title of the longest continually licensed pub in Australia. In later years a number of other fine colonial Georgian and Victorian buildings were erected (churches, schools, inns, stores, residences), many of which have been restored under the supervision of the National Trust.

Today the village is exceptionally well served with Cafes, Restaurants and shops including Good Food Guide eateries, Joshs Cafe and Eschallot fine dining restaurant. There is also a general store providing provisions and newspapers seven days a week.

Armfield Cottage is at the top of the village and a 2 minute walk to the village square. Just a few doors along the street, Harpers Mansion is operated by the Historic Places Trust and open for tours during weekends.

On Saturday mornings a growers market operates adjacent to the Berrima Courthouse and on Sundays the Berrima School hosts a regular monthly market.

Berkelouw Books original barn and cafe / 5 minutes drive
Bowral, Burradoo and Moss Vale / 10 minute drive.
Sutton Forest, Bundanoon and Exceter / 10-15 minutes drive.
Wombeyan Caves (Unsealed Road) / 25 minutes

Berrima is aproximately 1 hour and twenty minutes from Sydney and is served by the M5/Hume Highway. The village is 5 minutes from the Berrima Hume Highway exit.

Terms and Conditons.

General

The cottage is available for domestic holiday rental only. ie No weddings or parties without prior approval in writing from the owner.

Check in / Check out time
The cottage is available from 3pm on the date of your arrival. Check out time is strictly 11am so the cleaners are able to prepare for the next guests check in at 3pm.

The cottage is animal friendly but a $50 cleaning levy will apply if you do bring your pets. Also any animal damage will need to be charged for.

We require a deposit at the time of booking and the balance of payment and a $600 bond as a security against loss or damage also payable the week prior to arrival.

An inventory is checked after your stay and all damage or losses will need to be paid for. A registration form will be emailed to you. Please pay the a deposit and return the registration form along with a photocopy of your drivers license to confirm the booking.

Departure (11am checkout time)

Please leave the cottage as you found it. Please ensure that all dishes and cooking implements are washed and put away prior to departure. If the cleaner is required to do unreasonably more than a standard clean, the additional time will need to be charged.

Finally and most importantly, please treat the cottage as your own home. It is a lovely relaxing environment and we hope you enjoy it and return with your friends many many times.

Cancellations.

Cancellation Policy:
* If you have to cancel a booking please let us know as soon as possible.
* We will not charge a cancellation fee if we are able to re-book your dates.
* No cancellation fee will be charged if we are notified 30 days prior to
your arrival.
* If cancellation occurs between 14-29 days prior to your arrival date, a
cancellation fee equal to 10% of the value of the booking may apply.
* If cancellation occurs less then 14 days prior to your arrival date, a
cancellation fee equivalent to 50% of the value of the booking may apply.
* If cancellation occurs less than 48 hours prior to your date of arrival,
or if you fail to arrive, a cancellation fee equivalent to the full value of
the accommodation booking may apply.

Everything is perfectly finished and the place has been renovated and decorated with absolute attention to detail. The massive back garden was also a welcome retreat for a couple from an apartment in the city. This was our first trip to the Southern Highlands and it is really all quite beautiful, but Berrima is definitely the pick of all the little towns. We stayed for 3 nights and will definitely be back again. Only next time it will have to be for a week!"

  • "We just spent four days at Armfield Cottage as a family and it was absolutely perfect! The house is faultless, with everything you need to make your stay as relaxing and luxurious as possible. The living space is so comfortable with the winter sun coming in- great for enjoying the beautiful country garden and gumtrees beyond. Kitchen is superb- very well set up so you can actually cook whatever you feel like. Lots of good mags and books to enjoy too. It's hard to tear yourself away to get out and explore, but of course when you do there's plenty of things to do and great places to eat. Loved it thankyou !"

It feels like a home away from home, not one detail has been overlooked. The bedrooms are scrumptious and warm, the bathrooms incredibly well appointed and immaculate. The kitchen is a chef's delight and the living area beckons relaxation in front of the fire. The beautiful garden is tranquility itself, with the odd hare popping in for a visit - gorgeous!   • "Armfield Cottage is a very relaxing and luxurious home away from home. My boryfriend and I spent 2 nights at the cottage and returned to Sydney feeling like we had been away for 2 weeks. Although the cottage sleeps 6 with a very comfortable size living space, it was also a very cosy cottage for two. Every need was catered for and the attention to detail was immaculate (the kitchen is a foodie heaven!). Armfield cottage gets a definite 10/10, the only downside was having to leave at the end of the weekend!"
