Description
A luxurious and unique fully self-contained accommodation house set on 30 acres in the Lovedale wine region of the Hunter Valley. The three queen sized bedrooms are privately located, all have ensuites, reverse cycle air conditioning, electric blankets (winter) and more. The kitchen opens to a vine-covered outdoor eating area with BBQ and a delicious breakfast hamper of goodies is included in the tariff. It has views to the Brokenback Range and guests are greeted by up to 100 kangaroos that may be grazing along the driveway or amongst the olive trees.
The villa is colourful and rustic with open fires, antique furnishings, and quality fittings. From the moment you arrive you will be overcome by the ambience. The gardens are well kept and are the perfect place in which to relax on a warm winters day. We are off the road with no through traffic. There is no neighbour noise to disturb the peace. The perfect place to be with your friends or family.
Couples are welcome midweek or last minutes at a reduced tariff. Please enquire.

Conditions of Stay
The payment of a deposit constitutes your acceptance of the following terms. To ensure the continuing quality of our product the following Conditions apply. Guests are requested:-
• Not to smoke inside the house
• Not to damage or remove property
• Not to bring their pets.
• To leave the kitchen as you find it.
• Not to increase the number of guests in your party without prior consent of management
• To follow the instructions for the fires, a fee will be charged for misuse or mismanagement
• Not to hold a function (this includes pre-wedding drinks, an additional fee will be charged for this) or party without prior consent of management
• If organising an onsite massage, hairdresser etc. the company will be required to provide management with a copy of their Certificate of Currency for Public Liability.
• Not to remove any items from the house if you are attending a concert, please bring your picnic items such as rugs or beach chairs.
• Management will debit your credit card to recover the cost of any of the above.
We regret the need to have to formalise these conditions & know that for most of our guests they are not necessary.
• The owners of the property known as "i villini", 497 Talga Road Rothbury, take no responsibility for guests' personal property.
• All tariffs are inclusive of GST & are valid to 31/12/12
• Check in time is any time after 11am subject to availability.
• Check out time midweek is 10am, weekends 11am.
