This is the perfect house for a family or group gathering. On Lake Mulwala, NSW side of Yarrawonga. You have private use of the foreshore, with lots of outside and inside areas suitable for 12 people. Prices vary from $400 off peak midweek to $600 peak times.

Mulwala Lakeside has the best views on the lake, modern facilities, with space and privacy adjoining crown land. You have your own private jetty for fishing, swimming or feeding the ducks and pelicans. You can launch your boat from the backyard and watch the family ski from the deck or grass.

The glassed open plan dining, lounge and kitchen enjoys unparalleled and undisturbed views of the lake. You look at water, garden or bush land from all rooms. The kitchen has a dishwasher and a near new 900 cm gas stove. There are 3 couches in the lounge room, LCD TV, a DVD and an iPod dock. This area has marble tiled floor and travertine furniture.

There is a second living area for quiet escape or different groups to congregate and it has a TV, board games and games coffee table. A day bed is made up in this room and you are welcome to bring linen and use the sofa bed.

The rest of the house has just been recarpeted.

Bedding for 12 is made up and linen is provided. There are four bedrooms, two are exceptionally large, with queen bed, single bed and ensuite. The third bedroom has a queen size bed and the fourth a double bed with single bunk above. All have built in wardrobes and sets of drawers.

There is a laundry basin, washing machine and dryer.

Ducted gas heating and evaporative cooling to every room ensures you are never too hot or too cold.

The hot water system is instantaneous natural gas, so will not run out and can be temperature controlled for safety of users.

Unlike units and townhouses, this house has numerous outdoor areas on 3 sides of the house, all with lake views but you can choose to be in the sun, shade, grass, deck, verandah, with others or by yourself. There is room for ball games and a bocce set and cricket set are provided. There are two outdoor settings and a large gas barbecue. There is plenty of room for boats and cars.

There is a fenced area for children's protection. Pets are allowed, provided they do not go in the house and are cleaned up after.

The garage can be used as a rumpus room with double full length window views of the lake and a table tennis table. There is still room for your car or boat.

The house is smoke free.

You can get a courtesy bus to and from the three clubs.

If you like golf you have 45 holes in Mulwala and more clubs within 30 minute drive.

This is a great location for wine lovers being central to the famous Rutherglen, Katunga and local wineries.

Check out is 10 am but provided no one is coming in, you can arrange a late check out for only $100. Check in is 2pm and an early check in can be paid for if available for $100.
