Great rates. Quotes are for 2 adults in a double bed. Minimum Two nights. We charge a flat fee of $30 for each person using a single bed we make up no matter how long you stay.



Tariff: Two nights $220. Three nights $307. Four nights $387 Five nights $451. Six nights $508. Seven Nights $550. Longer stays by negotiation. Higher rates apply for some peak periods. The automated rates are the correct ones.


Built in 1961 and known by the family as 'the cottage' this lovely one bedroom self-contained unit has its own entrance from Perrott St and is approx 50 metres from the main house. The address is 16a Perrott St Armidale. Bedding configuration is one double bed in the large bedroom and single bed in the living area. One extra single mattress is available. Please inquire for an additional person. Manager on site but out of your way. You will have plenty of privacy. CBD is only a 5 minute drive, 30-40 minute walk or a bus ride away. 5 buses a day. One large double bedroom, kitchen/dining, lounge and bathroom. Everything you need for a short or long stay. Corner store close by with convenient hours. Open until 8.30pm.

The cottage has a full size fridge, stove and front loader washing machine.

There is a gas heater in the lounge room and an electric heater in the bedroom. It is warm and cosy.

What's around?

Armidale is a university town with a history of early grazing properties. The area was settled in the late 1830s and many buildings date back to the 1850s. Coffs Harbour is a 2 1/4 hour drive through Dorrigo and Bellingen. Visit waterfalls, national parks, bookshops and cafes. Armidale boasts beautiful gorge country close to town. Cold climate wineries are now established in the area with nearest only 1 km south. Keen fossickers are encouraged to visit Inverell and Glen Innes which can be done in a day trip. There are also some local fossicking areas however the better gems are found between Inverell and Glen Innes. Armidale boasts a fine golf course which is only a 5 min drive from your accommodation. The Armidale Pine Forest (Armidale State Forest) has marked walking tracks and fantastic cross country mountain bike trails which are marked with arrows.

Plunger coffee provided. Free wireless internet. For golfers we have two sets of clubs available for use at the local golf course. One ladies and one mens set. The property is located in 3.5 acres of bushland and features a healthy population of wild birds. Private but still close to the CBD. 4 minute drive, 30 min walk. Washing machine and clothesline for your convenience. Fax service available. Secondhand books are available in the lounge and bedroom for reading or purchase at reasonable prices. Fresh eggs available complements of our 13 chooks (no rooster).
