Whether you are escaping the cold of a northern hemisphere winter or just enjoying a change of scenery, you can't go past this fabulous part of Sydney.

Located in beautiful Mosman, this spacious, fully appointed family home with huge in ground heated pool, harbour views, generous outdoor areas (including under cover), secure double car parking, full wireless internet, is only 350 metres walk to beautiful Balmoral Beach.

On three levels, you enter the house from the middle level and enjoy spacious open plan living area flowing into a well equiped eat-in-kitchen.

There is a large tiled deck with automated shade awning and expanisve views of the pool and harbour. Deck is accessed from the kitchen and living areas via sliding doors. There is a gas BBQ on this level and an outdoor setting seating 8. A full sized bathroom and bedroom is also on this level.

Upstairs is a huge master bedroom - complete with en-suite (including double shower and full bath) and balcony with stunning harbour views. There is a another bedroom also on this level with two single beds. Both these bedrooms are fully airconditioned.

On the lower level is a full laundry with washing machine, dryer, ironing board and iron. There is a sink and toilet in the laundry which is very handy with the pool on the same level. There is a large refridgerator and kitchenette area on this level.

Also on this lower level is a double bedroom with French doors opening directly out to the garden and pool area. Perfect for a nanny and offering lots of privacy. A childrens playroom next to this bedroom has an abundance of toys and games and a pull out double sofabed with large television/DVD player.

French doors open up from the playroom and downstairs bedroom providing access to the sandstone paved undercover entertaining area. There is a second gas BBQ, a large teak outdoor table and 8 chairs and outdoor lounge/armchair setting in this space and a perfect place to escape the summer sun.

The largest gas heated pool in Balmoral is safely enclosed with a glass panel fence and light weight all-weather outdoor lounges/furniture can be moved around the deck and garden to make the most of the perfect north/east aspect. There is a large umbrella poolside if you would like to provide shade to small children/babies at the shallow end.

Overall you would be hard pushed to find a more spacious, comfortable home so close to the beach and everything else Mosman has to offer. This house is totally family and kid friendly.
