Less than 200m from the town centre, it is conveniently located yet still very private, hidden amongst established gardens & fruit trees.
Suited to boat owners & keen fisherman, you'll enjoy exclusive use of the home's private jetty, M33, for secure boat mooring, to get a line wet or simply relax and take in the glorious views over the water. The jetty is approximately 200 metres from the house and 150 metres from the public boat ramp. There is ample off-street parking for cars & boat, plus a garage/storage area with table tennis.
Decorated with a mix of contemporary & retro furnishings, there's a flat screen TV featuring Austar with all available sports and movie channels, plus additonal Box Office available on request. Also an I-pod stereo & radio, wood fire for chilly nights, gas BBQ, extra drinks fridge, outdoor setting, outdoor sink, plus little extras to make your stay thoroughly memorable & enjoyable.
Would-be-chefs will appreciate the well equipped and spacious open plan retro kitchen & laundry with stainless steel bench to get the catch of the day ready for dinner.
Although non-smoking inside the house, there is an undercover area on the patio to accommodate smokers.
One of the most enticing features is the large patio with perfect north facing aspect and total privacy for entertaining & relaxing.
Bedding Configuration - Sleeps 6 to 8
2 Queen bedrooms, plus 1 Queen bedroom with extra single bed, plus fold out single & bedding available upon request for an additional $50 per stay.

Perfect for 2 or 3 couples or a family and just a lazy stroll to the shops, pub, tennis, sporting grounds, skate ramp, lakes, beaches, cafes & restaurants.
Pet Friendly - Large Backyard
The home is outdoor pet friendly - there's an undercover section on the patio, large backyard (although fenced it isn't entirely dog-proof), plus the garage to house your dog. Pooper scooper bags & bowls provided, BYO doggie bedding.
A refundable bond of $250.00 applies for each booking.
Mallacoota is an amazing place to visit with it's pristine waterways, forests & beaches. It would take days to explore the many arms & bays of over 300km of waterways & coastline. It is one of the last unspoilt places in Victoria. Nearby Croajingolong National Park is one of only 12 World Biosphere UNESCO reserves in Australia. The 87500 hectare park is home to 52 mammal species, 26 reptile species & 306 bird species representing half of Victoria's and a 3rd of Australia's total bird species. There are 40 species of migratory seabirds & waders and 6 owl species. Plus threatened wildlife including Ground Parrots, Eastern Bristlebird, Smokey Mouse, Grey-headed Flying Fox & the Australian Fur Seal. It is truly a very special place.

A wonderful, relaxed and very comfortable home to bring family and friends. Spotlessly clean, well appointed and set in a delightful location with excellent beaches, bushwalks and waterways - you couldn't ask for more if you want an away-from-the-bustle, truly envigourating yet luxurously homely holiday, summer or winter. A place that begs return visits!

This house is outstanding, the photos on the website dont capture its homeliness, its perfection, I almost wish the house was mine. The people in mallacoota are so friendly and welcoming, this house is close to everything. They have covered everthing in the house that you could possibly think of. We will definately be back, its absolutely perfect. The owners are lovely and put so much effort into your stay to make it even more perfect, Thanks Sonia and Dirk for a great holiday!

Spirit Level is situated in a very convenient location, an easy walk to many of Mallacoota's amenities.
The house was spotlessly clean and well-equipped with everything you need for a very comfortable stay.
We thoroughly enjoyed our time here and would definitely stay again.

Firstly mallacoota is a friendly relaxing place with excellent facilities. The spiritlevel home is presented with pride well deserved. Out standing focus on detail...hated every second of it .....I`m comming next year to hate it again!

This house has every feature we could desire for a perfect holiday. There was enough room for 2 small families to share, views over the inlet waters and close proximity to the shops and walking tracks. On top of this it is clean and has heaps of atmosphere.

Our family had a thoroughly enjoyable stay at Spirit Level. It was a home away from home with all requirements met. The position was wonderful as an easy walk to the shops and wharf. We all had a great time and would highly recommend the house, we are still talking about our visit to Mallacoota!

The house was lovely. Exceptionally clean and tidy. It had all the amenities we could have wished for and having access to our own private jetty was sooo convenient. I would not hesitate to recommend this property. And hopefully we utilise the facility again very soon.

We loved the house - the place, the location, the features, the town. Great feel - I always look really hard for the perfect property and we were not disappointed. We stayed with another family - 2 couples and 3 kids - perfect set up. Loved the fire pit and the yard and the deck and kitchen set up was great. Couldn't recommend highly enough, one of the best properties we have visited & we have visited quite a few!

We fell in love with everything about this magnificent house, it is just absolutely gorgeous and has charmed its way into our hearts. We will always remember our wonderful stay there and hope to return as soon as possible. Every room is uniquely and beautifully decorated. Never before have we stayed in holiday accomadation that is so immaculately clean and so very well presented. We were extremely fond of the beautiful outdoor area with the glorious view at all times through out the day and evening. The back yard is secure and spacious where our dogs just lazed under the lovely established trees without a care in the world, this is the atmosphere the Spirit Level House creates for everyone. The owners have catered for their guests every possible need and MORE!!!!!! THANKYOU SO MUCH.

Thank you, thank you, thank you! What a wonderful break my family have had at your exceptional residence. From driving into the drive and closing the gates I could sense from that first impression that this was going to be a wonderful experience. The presentation of this premises was exceptional. Everything was immaculately clean and fresh. Linen first class and extremely generous (towels plentiful and fluffy). The kitchen and preparation area was a dream to work in (even making me want to cook !!!). What can I say about the outdoor area - the north facing back patio was exceptional - may hours were spent just lazing and relaxing on the lounges in this once again well presented area. Now ladies if you are looking for the perfect holiday for your man - here it is. Drive the boat down to your own private jetty and once moored there it stays so he has access to boating, fishing or cruising whenever he feels like it. This was a great bonus as you didn't have to line up at the boat ramp two or three times a day. The ramp is in a very private and secure area so there wasn't a problem with leaving the boat moored for the whole time we were there. So not only did he have access to a beautiful waterway, but at the end of the day when he came home, there was a fire pit in the back yard (exceptionally organised supply of wood)to sit around and contemplate the days fishing or whatever other activity was undertaken that day. I hardly saw my husband for the ten days that we stayed. If he wasn't fishing, he was sitting around the fire in absolute heaven. Even when the boat did go home, he found some incredible fishing spots off the banks of the lake. The wilderness and waterway areas are truely remarkable. There is not only watersports to be had, walking is a wonderful experience as well. There are plenty of walking tracks, boardworks and beaches to walk along. Cycling and canoeing were also very popular. Now ladies not to forget you, now that your husband is set, you will find that once you park the car there is no need to get in it again. The house is so centrally located that you don't have to use it at all. All your essentials are within a two to five minute easy walk from the house. (Supermarket, bakery, coffee shop, bottle shop, newsagent, hotel, and a couple of gift type shops - all the essentials). I even took my sewing machine with me and finally finished a quilt that I had made about four years ago and all it needed was the binding. But most of all I created, and calmly put together, a quilt for my aunt's 90th birthday. At one stage I took the sewing machine out on to the back patio and could see the lake, the kids canoeing and even when the boys came back in with the boat - what more could you ask for. After all this - what I am trying to convey is that this is an extremely first class, well presented holiday destination and I would highly recommend it to anyone who wants the best holiday ever.

Thank you for providing us with an amazing holiday house. It truly exceeded ALL expectation. The rooms were 5 star+. The presentation was immaculate. The TV and stereo were great. Table tennis was a real bonus. May I also add that the fireplace was brilliant. The renovations are most impressive. What can I say, a dream holiday house!
