Rosa Cottage is a private and fully appointed country home on 10 acres of farm and bush land backing on to the Pokolbin State Forest. You have exclusive use of the house and surrounds during your stay.

Situated in the Broke Fordwich Wine Region, Rosamund Cottage is minutes away from some of the best wineries and cellar-doors in the Hunter Valley.

With two bathrooms and 4 bedrooms Rosamund Hill is ideal for small or large groups.

With RC air conditioning the house is comfortable all year round.

The large north facing verandah has a spectacular view across 100km of the Hunter Valley and is big enough for a large group to enjoy a sit down BBQ

If the vast panoramic views become too much you can retreat inside and watch over 40 free to air and pay TV channels

With an extensive collection of books to read and swap and a good collection of games, your stay will be that exact mix of relaxation and fun that you've been looking for.

If you are feeling more energetic, just take a walk out the back door and into the native forest for a short bush walk or pack a lunch and you can bush walk all day

The separate dining area looks out onto the distant hills across a lawn and paddocks which is the favourite grazing place for wallabies and wombats. A prolific bird life and native bush makes it hard to believe that the hustle and bustle of the central Hunter Valley tourist area is only 15 minutes away

We have two luxurious 4 bedroom homes - each on on big acres overlooking vineyards and distant hills. Close to Hunter Valley Gardens, restaurants, Hope Estate and more. Superb rural setting. You create the event, we make it happen - everything from a friends weekend to family reunion. In-house catering, restaurant pick-up and return, wine tours.

Rates and conditions

The rate for Friday & Saturday is $95 per person per night
Sunday - Thursday is $85 per person per night.
Minimum number of people 4

Additional Guests - half price

Full payment - non refundable - required 1 week before the booking date

Full refund available if cancelled 2 weeks or less before the booking date only if the accommodation let to another guest.

Split payments not accepted (Split payment means each or several guests paying portions of the cost - please arrange for one person to collect funds from other guests to make one payment)

  • "This was a great house for a group with 5 adults and 4 kids. We could send the kids to the room off the verandah and they loved exploring the property. The manager was very accommodating and helpful. It was a great location in respect of the wineries. The only thing I didn't quite understand beforehand was how far we would have to travel for decent supermarket shopping - the local shops really only had basic supplies. "

  • "Rosa House was perfect for our stay - we came up for a wedding at Margan Estate and it was in a great location and plenty of room for us and our baby. Loved the kangaroos jumping around the surrounds too! Eden was awesome - amazing service and just a joy to deal with. We will definitely be calling him next time we go to the Hunter"

  • "the property is beautiful with spectacular views and the deck made it great. bush walks just behind the house were a great start to our first day. spacious house with lots of room to spare. kitchen could be better equipped and being winter not enough heaters made it necessary to have the main heater in kitchen running all day and night. though would be great in summer/spring. overall a great experience and lovely property. "

  • "My husband and I were given a 3 night stay in the Broke area of the Hunter Valley as a gift. Rosa Cottage and its elder sister Rosamund House(about 100 metres away) are set against one of the most magnificent backdrops we've yet experienced. The mountains rise majestically behind you but the view from the verandah is of a wonderful lush valley. The cottage itself is amazing in that it looks small from the outside but comfortably can accommodate 8 adults. The bedrooms are comfortable and atractive - 2 having large built- ins. There are two bathrooms with one ensuite off the main bedroom at one end of the house. We found the verandah was the place we spent most time only having to move in the middle of the day as it was a bit hot around that time. We would recommend some more comfortable lounging chairs be added to this great verandah to complete the comfort zone it is. The house is air conditioned so while we would go out in the middle of the day, you could use the air and stay and read or relax. Whilst it can acommodate the group we enjoyed the run of the well equipped house with its modern kitchen, dining room and lounge off the verandah with a sound system and DVD player and plenty of books to read. Wallabies come to feed in the early evening which we found an added bonus.You can arrange to have a chef cook for you at home or visit one of the great restaurants in the vineyards. Mid week there are fewer choices locally but we found Nightingale wines restaurant open 7 days. Thanks for a great short break."

  • "Thoroughly enjoyed the stay - the house was comfortable and attractive. The views were wonderful and the separate lounge was a real treat. - With two TV's - one in the dining/kitchen and one in the lounge we could watch our 'chick-flicks' and the boys could watch the Austar sports channels. Not to mention the great BBQ's on the big covered verandah The furnishings were well chosen and made us feel at home. Will be back!"
