Comfortable beachhouse, light and airy, facing beautiful Mystery Bay and Montague Island, with views from every room. 4-5 hours drive from Sydney, 3 from Canberra. Moruya Airport (Rex flights from Sydney) is 40 minutes drive. Merimbula Airport (Rex flights from Melbourne) is 1 hour 20 minutes.

The main house is on the first floor (10 steps). The front veranda stretches the length of the building, facing east with views of the beach, the rocky cliffs, the ocean and spotted gums. Only the access road, with limited local traffic, separates you from the grassy slope down to the beach. Accommodation is in one spacious and one snug bedroom, each with a queen bed, with choice of one queen or two single doonas. There is a travel cot for smaller family members. Our house and garden, the Council beach and wooded campground are dog friendly (with specified beach-access times from October to May). The beach provides sheltered swimming, bodyboarding and snorkelling. The area is bordered by Eurobodalla National Park, with abundant wildlife, excellent surf beaches, and walks through bush, rocks, grassy clifftops and sandy beaches. Narooma town is 10 minutes drive and the National Trust village of Central Tilba only 5 minutes.

Why you'll love Mystery Bay

We think Mystery 192 is perfect: if you want to fall asleep to the sound of the waves crashing below and the blink of the lighthouse, and to wake to the sun rising over the sea; if you and your children love exploring and running wild on the beach, in the bush and around the garden; and if your dog wants a break from the restrictions of citylife. We rented this house 15 years ago and spent a happy six years escaping from Sydney whenever we could, before making a permanent move to our farm near Cobargo. Last year we were camping at Mystery Bay when we spotted the house for sale, so now we can share it with you.

The house is on two self contained levels: upstairs is a fabulously simple two bedroom home, furnished and equipped with a view to comfort, amenity and relaxation; downstairs is a work in progress, but we hope to be able to offer an additional two bedrooms and bathroom to guests in the near future. The house is surrounded by an established bushy garden, home to many birds, possums, bandicoots, and giving privacy from neighbours. Entrance is by stairs from the garden to a back veranda, that soaks up the afternoon sun. The kitchen/living/dining room opens to the front veranda with spectacular panoramic views, even from the kitchen sink! The main bedroom faces out to sea too, so you can lie in bed and watch the moonlight on the water or look for passing whales. The second bedroom is smaller and facing north, but still provides glimpses from bed of the rocks, beach and sea. The retro bathroom has a shower over a hip bath, great for soaking your feet or bathing small children. There is a table tennis table and assorted beach gear in the garage. There is a laundry hidden away at the back of the garden and a hills hoist. A small orchard and herb garden are underway.

We've kept our pricing simple, with no hidden extras. Our price includes luxurious bamboo/cotton bedlinen, bamboo towels, use of beach towels and beach gear, a well stocked pantry, in-season farm produce (when available)and free use of wireless internet and the phone (your mobile is unlikely to work in or near the house). You'll find all sorts of useful things like a bird book, binoculars, radio, picnic rug, thermos, candles, veranda rugs, DVDs, books, magazines and more. We leave you full instructions about the house and a local information folder with suggestions for where you can drive to, if you can tear yourself away from everything within walking distance!

We want to give you quality without compromising the easygoing nature of a beach house. The bedding and towels are in white and neutral shades. The mattresses are firm but comfortable, low allergenic latex. Queen size quilts are all-season wool. Single quilts are layered, so you can choose from 1-4 tog. Furnishings and kitchenware are a mix of Swedish design from IKEA with some eclectic and recycled pieces to add interest. The wooden artworks are made by local craftsman Peter Whyte from found and industrial timber.

The TV receives all locally available digital channels and has an inbuilt DVD/CD player. The ipod docking station gives you the opportunity to access your own music collection. The Telstra T-box can be used for internet access if you don't have a laptop with you. The gas heater warms the entire living space and bedrooms, even on the coldest of winter nights, but there are extra plug in heaters and extra bedding.

The huge kitchen preparation area is a joy to use, facing out to sea. When you turn round to the sink, the seaview is reflected in the kitchen window, and there's a bonus view out to the garden and the spotted gums beyond. There should be everything you need to make a range of tea and coffee, for stove top and oven cooking and for serving, eating and drinking. You can also use our rather basic gas barbeque outside, or walk to the end of the road to use ones provided by National Parks (but you'll have to leave the dog behind).

Dogs on holiday

You are welcome to bring your dogs. They will love the beach and the dog company they will meet there. The yard is fully fenced but won't keep a determined dog able to jump about 1 metre contained for long. We have a chain you can use, and the front and back verandas are dog proof areas. Please don't leave your dog alone at the house if they might bark or escape - barking will attract complaints from the neighbours, and roaming dogs will attract the attention of the Council Dog Ranger. It's fine for your dog to be inside with you, but not on their own, and never in the bedrooms or on the furniture.

The Council beach allows unrestricted dog access from May to the end of October. Check access times on the notices from November to April. Dogs are not allowed in National Parks, and these directly join with Council areas: beyond the rocks at the South end of the beach and the picnic area at the end of Mystery Bay Road are National Park; the bushland and beaches beyond the primitive campground are also National Park. Central Tilba is a very dog friendly village, so that is a trip out you can do together. Check Bega Valley Shire and Eurobodalla Council websites for information about other nearby places you can go with your dog.
