DOWNSTAIRS.
The open plan living area with access to the paved courtyard is ideal for indoor & outdoor entertaining.

Reverse-cycle Air Conditioning ground floor & ceiling fans upstairs.

A modern kitchen with plenty of cupboard and bench space is well equipped with modern appliances including dishwasher, microwave oven, ceramic cooktop and underbench oven, range hood, family size large fridge.

Dining room & lounge room are furnished with quality furniture including a very comfortable 3 seater suede lounge + 2 recliners, LCD Television, DVD Player, CD player & i-POD dock. The dining & living areas have laminated timber floors.

There is a convenient bathroom downstairs with a shower, toilet & vanity.

Internal laundry is equipped with washing machine, laundry sink, laundry basket & pegs, ironing board and iron. There is a large fold-down cloth line in the out-of-sight part of the backyard.

UPSTAIRS
There are three bedrooms upstairs, all have built-ins and quality carpet.

The main bedroom features a private balcony overlooking the backyard . The bedroom contains Queen bed & a trundle, large mirrored sliding-door built-in wardrobe, a large chest of drawers, bedside cabinets and a side table.

The other two bedrooms have double colonial doors opening out onto the large front balcony.

Bedroom # 2 contains a double bed, bdeside cabinets and a built-in wardobe.

Bedroom # 3 has a bunk bed, single bed and a trundle, bedside cabinet , small chest of drawers and walk-in wardobe.

The property can sleep up to 9 people if you don't mind the trundles...

The upstairs bathroom has a shower, bath tub, toilet & vanity. There are heating lamps installed for a cooler day.

A feeling of light and space has been created by use of loft 'skylight' complimenting the staircase.

BACKYARD
The large landscaped courtyard complete with two outdoor settings and barbeque is the ideal place to sit down and relax after a sunny day at the beach. Kids can have their own fun at their own table.

Backyard is fully fenced and can be accessed from living area through glass silding doors, from internal corridor through a timber door and from carport through a timber gate.

PARKING
A large carport complete this wonderful property, the carport fits a boat. There is a light switch on the right hand wall. There is a car space in front of the garage to park another car. (The garage is not available and not included in the rentals, sorry).

There is an outside water tap on the outside wall of the garage near to the driveway to wash off the dust & salt from a car or a boat (...or a dog after a swim in the ocean...). The hose is clicked onto another tap in the backyard so just take it off and click it on at the front. We only ask to click it back on the backyard tap before you leave (please !).

CARPORT or PATIO
The carport can double up as an undercover patio on a showery day if you don't mind moving the table over from the backyard. Just park your car in front of the garage to make room. Have a look at the photos to see what we mean. Don't worry, it does not look strange ! All the owners and the guests do it !

GENERAL AMENITIES
There is a common shower and fish cleaning sink in an outside amenity accessible 24 hours, located next to visitors parking and garages at the other end of the complex.

PETS
Allowed, please inquire regarding conditions.
Please consider before making the booking: most of our internal & external doors are made of soft (cedar) wood and are easily scratched.

Get away from it all !
Hawks Nest is just 1 hour away from Newcastle and 2.5 hours drive from Sydney.

The Palms townhouse is located nearly on the beach. Throw a towel over your shoulder and stroll to the beautiful Jimmy’s Beach located 100 meters away.

Surf in the ocean ! Bennett's beach is also within a few minutes walking distance.

The place is surrounded by National Parks.

Property is located in a quiet tree lined street, small complex of 4 townhouses.

Forget the car and the traffic, take a short walk to the shops, internet cafe + DVD rental and anywhere else.

Nelson's Bay is just across the bay, take a ferry ride and have a great day trip.
