Description

We are the proud new owners of Babylon Cottage, a cosy retreat in the heart of Kangaroo Valley. We bought the property in October 2011 and have been busy with home improvements to make your stay more enjoyable. A bright and well maintained cottage set on five acres awaits you and we just know you and the kids are going to love it.

How many does it sleep?

Upstairs the cottage has three bedrooms. The large master bedroom has a queen size bed with an optional fold out double sofa bed. The second bedroom has a queen size bed and the third bedroom has a unique bunk bed with a double on the bottom and a single on the top. The cottage is ideal for three couples or if you don’t mind sharing a room, four couples could stay as the inner spring sofa bed is very comfortable. Alternatively, the house would suit five singles as there are five beds in total in the three bedrooms. Kids can sleep in the third bedroom in the bunk bed as the top single bed has rails all the way around and there is plenty of room for a portable cot too, which we provide. The dog does not miss out, as there is a large kennel on the covered balcony, so your pooch should be happy with that. Quality cotton linen and bathroom towels are supplied and you will find plenty of little extras that will make your stay special.

Downstairs the kitchen has a dishwasher, stove, fridge and a large microwave. The lounge/dining room is air conditioned for the summer and has a pot belly fire place for the winter. You can relax on the new leather couch and enjoy the cricket or a good movie on our new hi-definition LCD TV/DVD. The laundry is equipped with a washing machine and a dryer and next to that is the bathroom.

Outside the balcony wraps around the whole house and is perfect for catching some sun or reading a book in the corner hammocks. The levelled balcony extends to a secure fenced, 16-metre deck with a large pool and a two-step raised platform which is great for reading the paper under the market umbrella at another table setting. You will need to bring your own pool towels too. Fire up the BBQ and eat at the outdoor dining table while watching the kids in the pool in the warmer months. There is a large flat lawn adjacent to the pool, which is perfect for ball games or the trampoline. A few acres of bushland is the backdrop for the outdoor area, ideal for exploring or just sitting back and enjoying the vast open space. The driveway meanders up to the front of the house with parking for at least four cars.

How to get there

Kangaroo Valley is two hrs drive through the Southern Highlands from Sydney or 2 hours drive from Canberra. From Sydney, take the M5 to Mittagong exit, drive through Mittagong and Bowral, follow Sheepwash Road all the way to Fitzroy Falls. Turn left at the T intersection, and dive down the curves into Kangaroo Valley. Babylon Cottage is on the main road, just past the next of village shops. As soon as you see the sandstone police station on your left, look right for the house numbers. Address is 198 Moss Vale Road, right across from the oval and local swimming pool.

Our first guest comment!

"We found the house much improved. We liked it before but loved all the new furniture and accessories and the white paint downstairs has really brightened it up. Well done to you for putting in such an effort. We were all very happy and will certainly be back. We have also recommended it to others so I hope you get some business from that. Regards, Kay." 13 Nov 2011

Based on this feedback, we have since bought a new BBQ and confirmed with the cleaner to clean it after each guest, bought a new Ipod digital FM radio boom box and bought a pool roller and blanket for the pool to keep leaves from falling in the pool.

  • "The perfect escape from the city. Absolutely loved the house. Very well suited our family of 5. The house is so homely and comfortable. We didnt want to leave! Our 3 children had the best time exploring the amazing property and possum spotting with the torches every night. Everything we needed was already there. We Can not wait to stay again. Thank you for everything Katrina, it was the most relaxing laid back holiday we have ever taken. "

  • "We stayed with my niece and her young family for a couple of nights and had a really lovely time. Enjoyed being able to walk into town and a playground for the children. Being someone without children, the stairs seemed a bit frightening for a two year old, but after a few stern words no problems were had. The same with the trampoline!the girls were very excited when they saw a possum one night, and loved the selection of dvds. The girls (4 and 2), along with their parents went in the pool one afternoon, but sadly it was too cold. Couldn't find the outside light for the table to eat at night, but the candles were fine. Great hot water and pressure for the shower. Loved the verandah all around the house. Kangaroo Valley is such an idyllic spot."

  • "This property felt as if you had just come home, with a warm and relaxed feel. It was comfortable with all of the facilities necessary. Very dog friendly, Sam just loved it! We had great fun in the pool and to our suprise was comfortably warm. Great location with lots to see and do all within 30 - 40 minute drive. Five minute walk to the village! We have already recommended this holiday home to some friends and we will be back!! kind regards, renick, breda and sam the dog "

  • "Fantastic stay was had here. The kids had a great time in the pool, on the swing and on the trampoline in the huge backyard. They also loved all of the variety of games and children's dvd library(as well as lot's of dvd's for big kids too). We loved the peace and quiet, and all the thoughtful touches. It was only a 2 minute bike ride into Kangaroo Valley village. We were sad to leave and we look very much forward to our next family holiday at Babylon Cottage"

  • "We had a very enjoyable stay at Babylon Cottage in December last year (2011). The weather was superb on the Saturday and the pool and gardens were incredibly well equipped for outdoor dining, playing and general lounging around. Croquet was available, there was a trampoline, swing and badminton rackets....the pool got the most use! In the evening we had BBQ and again the kitchen and dining was well equipped so it was easy to rustle up a meal for 4. Sunday was wet and we were extremely grateful for the plentiful supply of board games. We got rather a lot of use of the brand new poker set. The house was clean, nicely furnished, comfortable and certainly felt spacious for four grown adults. My only two constructive comments are: - We spent a bit of time when we got there cleaning both the BBQ and pool (the pool filter had blocked). It may be worth stressing to guests to check this before they leave. - The CD player jumped whenever someone walked past him so we ended up putting the radio on through the TV. Could you move him to a less bouncy spot? All in all we enjoyed our stay and would definitely be back, its a very reasonable weekend away. "
