Built in 1961 and known by the family as 'the cottage' this lovely one bedroom self-contained unit has its own entrance from Perrott St and is approx 50 metres from the main house. The address is 16a Perrott St Armidale. Bedding configuration is one double bed in the large bedroom and single bed in the living area. One extra single mattress is available. Please inquire for an additional person. Manager on site but out of your way. You will have plenty of privacy. CBD is only a 5 minute drive, 30-40 minute walk or a bus ride away. 5 buses a day. One large double bedroom, kitchen/dining, lounge and bathroom. Everything you need for a short or long stay. Corner store close by with convenient hours. Open until 8.30pm.

The cottage has a full size fridge, stove and front loader washing machine.

There is a gas heater in the lounge room and an electric heater in the bedroom. It is warm and cosy.

What's around?

Armidale is a university town with a history of early grazing properties. The area was settled by Europeans in the late 1830s and many buildings date back to the 1850s. Prior to this the area had a strong Indigenous history which continues today. Coffs Harbour is a 2 1/4 hour drive through Dorrigo and Bellingen. Visit waterfalls, national parks, bookshops and cafes. Armidale boasts beautiful gorge country close to town. Cold climate wineries are now established in the area with nearest only 1 km south. Keen fossickers are encouraged to visit Inverell and Glen Innes which can be done in a day trip. There are also some local fossicking areas however the better gems are found between Inverell and Glen Innes. Armidale boasts a fine golf course which is only a 5 min drive from your accommodation. The Armidale Pine Forest (Armidale State Forest) has marked walking tracks and fantastic cross country mountain bike trails which are marked with arrows.

The property is located in 3.5 acres of bushland and features a healthy population of wild birds. Private but still close to the CBD. 4 minute drive, 30 min walk. Washing machine and clothesline for your convenience. Fax service available. Secondhand books are available in the lounge and bedroom for reading or purchase at reasonable prices. Fresh eggs available complements of our chooks (no rooster).

Rated 3 out of 5 by from Perfect location but cottage a little tired The location of this property was perfect for what we wanted, and the setting in a large garden was quiet and peaceful. The owners have put a lot of nice touches into the cottage such as a new coffee machine (unfortunately we're not coffee drinkers, so just were alarmed by its daily squeaks and bleeps as it did some sort of automatic de-scaling routine) but this doesn't really make up for the actual fabric of the cottage being very dated and rather tired, with broken tiles here and there, the kitchen cupboard / counter unit looking as if it came out of the Ark, with sticking drawers and the side of the cupboard missing altogether, and the mattress wobbly so that you were woken whenever your partner turned over. We didn't feel the place was quite as clean as it could be, either. Many of the plates and cutlery were actually grubby (which is, to be fair, the fault of the previous guests, not the owner, but still it should probably have been checked between guests) and were not impressed by the dust balls under the bed when we needed to retrieve something we dropped. We were glad to have use of a washing machine, but it was on its very last legs and made the most frightful noises when it was spinning. The WiFi, which we needed for our research, was very poor and we think possibly turned off in the evenings so we ended up having to use our phones and 3G (not terribly strong signals in Armidale) instead. PS we stayed in Jan 2015, not Dec 2014, but that option is not available on this site.

Rated 5 out of 5 by from Great student accommodation Ideally located 5 minutes from UNE, this property was a perfect base from which to study. The wifi connection was fast and reliable. The personal touches were much appreciated - a charming and delightful country experience not far from town. What's not to like? We'll be back for graduation!

Rated 5 out of 5 by from We thoroughly enjoyed our stay at Perrott St cottage, and we really appreciated the nice touches of fresh eggs, excellent coffee produced by an espresso machine in the cottage and chocolate treats on our pillows. It was a lovely experience and we'd love to return sometime soon.

Rated 5 out of 5 by from The cottage was neat, clean & provided for all my needs over a very cold June long-weekend. It was a very comfortable retreat after all day watching rugby.The fresh eggs provided by the free range chooks were delightful - scrambled for breakfast. Even my retires show dog, Bee My Girl, had a fantastic time with all the country smell for her to investigate. I would sincerely recommend this cottage for any-one wanting a comfortable, self-contained place to base thenselves in Armidale.
