Very conveniently located only 7 mins walk to CBD and beach and 1 mins walk to iconic "Green Garage" cafe and organic grocer, this 100 year old original Fisherman's Cottage has been beautifully restored with large additions to sleep 8-10 people comfortably, with an extra seperate 1 bedroom apartment (next door) sleeps 2 if required. The large undercover bbq/entertainment area is surrounded by lush tropical gardens and is fully fenced and very private.
The outdoor lounge and hammock make it virtually impossible not to relax and rejuvinate whilst on your Byron holiday, and the kids can play in the fully fenced and secure yard.
The house is pefect for family reunions & family of the bride accommodation and has a well equipped Miele kitchen if you feel like cooking!
Seating 8 people comfortably both inside and out, theres plenty of room for everyone.
If in the off chance that its raining, we have inlcuded some fun games and D.V.D's for the kids too!
Sleep like a Baby
All of the Abachi bedrooms have quiet ceiling fans and their own ensuite and have the original tongue and groove walls and high ceilings. Included are 100% cotton sheets and plush towels for your comfort in mind.
The 4th bedroom (Parents Retreat) includes a King size Pillow Top mattress with spa bath ensuite, and separate living room with flat screen/dvd/Foxtel. This area also includes a private courtyard in a tropical garden setting.

Terms √?¬? Property Usage
The property is to be used for short-term residential accommodation only.The property is not to be used for any commercial activity, wedding party, gathering or any other function.
Sorry No Pets.
No Smoking inside.
Number of Occupants
Number of people not to exceed 8 per the Abachi Beach House, 2 per the Abachi Apartment and 7 per the Clarks Beach Apartment. In the case of √?¬?Skoolies√?¬?, no other people are allowed on the premises AT ANY TIME DAY OR NIGHT.
A house manager must be nominated as the primary contact. A major responsibility of the HM is to ensure that all occupants understand and agree to rules of occupancy. A mobile phone number to be provided and to be contactable when occupying the residence 24/7 for security purposes.
Check-In & Check Out
Check-in is from 1.30pm and check-out before 9.30am. Please ensure that these times are adhered to as a late check-out fee of $220 will apply from 9.30am and an extra $50p/hr after that.
No noise or behavior unacceptable to neighbours 24/7. No noise between 10pm and 8am. (Noise means any sound that can be heard from neighbouring properties that disturbs their peace and quiet.) Tenants must not create any noise on arrivals and departures throughout their stay. (this means no one in the neighbourhood is woken by any means.) A $100 deduction will be taken from the security deposit with each callout. After one warning for noise, tenants will be evicted with no refunds.
Garbage is to be put into plastic bags provided the into the rubbish bin. Recyclable rubbish and garbage must be placed separately in appropriate bins. Bin lids must close snugly. Arrangements must be made to dispose of all garbage and recyclable rubbish that will not fit into bins provided. No surplus rubbish is to be placed in the street. Bins are to be put out Sunday afternoon/evening for early Monday morning pick up.
The Abachi house has on street parking. The Abachi Apartments has driveway parking for 1 vehicle. Strictly NO PARKING on any grassed areas.
A breach of any of the above conditions will permit the owner√?¬?s to cancel or amend a booking, reuse access or occupation, or immediately terminate a tenancy. Refunds will not be paid on terminated tenancies.
Any negligent damage to the internal and external fixtures of the property ie. gardens, lawns, trees and plants can result in the complete loss of bond.
The Security Deposit is separate from the rent owing. A security deposit of $1000 for the Abachi House, $500 for the Abachi Apartment, and $1000 for the Clarks Beach Apartment is required until the tenancy is completed. The security deposit is refunded within 5 working days following inspection, provided the property is left in the same condition as at the start of occupancy. Extra bonds apply for skoolies. This is discussed upon booking.
If a booking is cancelled 3 months or more prior to the commencement date, full refund applies.
If a booking is cancelled less than 3 months prior to the commencement date, a refund is subject to a confirmed re-booking of the premises.
If a re-booking by another party does not occur, a refund will not be made. Cancellations must be made in writing by the person who made the reservation.
Skoolies √?¬? If a booking is cancelled, there will be NO refund UNLESS we are able to re-book the property for the same rate.
No Party Policy
Please note that we enforce a strict NO PARTY policy at all of the Abachi properties because they are all located in a residential area. If security or Police are called out to the property because of noise or other complaints against you or your guests you will be given one warning. You will be evicted should there be further complaints. For further information please refer to our code of practice.

What a beautiful property we atayed at Abachi at bryon bay june long weekend and athough it rained quite alotwhile we were there, the house was warm and big enough for us to move around in. the kitchen was great to cook in,the kids loved it recommend it to anyone, the owners have faboulous taste close to the shops can't wait to go back.0 people found this review to be helpful. 0 people found this review to not be helpful.
