Classic Cape Cod Cottage - Steps from Beach!

Thank you for your interest in the Simpson Cottage!

This 1930's cottage is a throwback to old Cape Cod and has been enjoyed by my family since then. It's been described as a real 'Summer of '42' cottage if you've seen the movie. Sandy feet and wet towels are really no big deal.

With five bedrooms and 1.5 baths, it can accommodate a large family and is great for kids. The maximum occupancy is 10 people. There is plenty of room to spread out, with an eat-in kitchen, large living room, front porch, and room to lay out in the sun on the side of the house.

The cottage sits about 100 yards from a semi-private sand beach (shared with other houses in the area) where you can walk along the shore for miles, fish, or head down to the public beach in West Dennis for a more lively atmosphere.

There is a shower head with cold and hot water outside for rinsing the salt and sand off, but it is not enclosed.

The cottage has off-street parking for four cars, and there is no street parking available in the neighborhood.

The cottage is regularly served by ice cream trucks.

Note that our long-time resident neighbors protect our little neighborhood fiercely and are familiar with our rules!

Take me back to old Cape Cod!
Staying at this charming cottage was a wonderful Cape Cod experience for my family and I. This was our 10th Cape vacation, and although all we're special, this may have been my favorite spot. To start, the location is sublime. Situated on Nantucket Sound where the water is calm and warm, the house is located about 150 feet from the sand, and 200 from the water at the neighborhood beach. If you want a livelier beach scene, it's also walking distance to West Dennis Beach, Swan River, and Bass River, and an easy bike ride to any number of South shore beaches between Yarmouth and Dennisport. The wonderfully engaging and communicative owner offered lots of guidance about the property and the area, and was available for questions and advice prior to and throughout our stay. Again, I've had a number of great Cape experiences and this may have been my favorite. I highly recommend this property, especially if you're looking to immerse yourself in the spirit of old Cape Cod.

Awesome Vacation
The house is exactly as described. We loved the rustic atmosphere of the house. It was cool with the windows open with the ocean breeze. The best part was the closeness to the ocean. We spent every morning there with our coffee. The neighbors were very friendly and we enjoyed visiting. Will definitely rent again if we can coordinate times.

Simple No Frills Beach Outdated Cottage
My family stayed for 2 weeks, July 22nd to August 5th. The first week was oppressive, humid and the second level of the cottage was awful. Even with fans it was extremely hot and muggy. It is not insulated and there's no movement of air. The first floor was tolerable with windows open and a breeze. I selected this cottage because of the proximity to the beach, and the amount of people that it held for my family. The size and location of the cottage is great and cannot be changed! That is the biggest attraction to the cottage, I have been staying at the Cape for well over 20 years and this is the first time I've stayed at this cottage. There were a few things that I did need to pick up to make my stay more comfortable at Big Lots. The beds could be updated for adults. It was nice to have two toilets and two showers. One shower is outside and not covered. The furniture is outdated, uncomfortable but functional. The stove is in decent condition, the microwave needs updating. There were plenty of plates, dishes, cups, spoons, etc. For cooking, the outdoor grill is rusted and broken and needs to be updated. There's no backyard for the kids however the beach is close and a small playground is close by that the kids can enjoy. The price point was definitely competitive, especially for the proximity to the beach and the amount of people it slept. The second floor needs to be insulated/cooled. The neighborhood is safe/quiet. I'm a low-key renter, process was simple quick, no issues.

Great Beach Vacation
This is no-frills house that is very comfortable and functional and great for sleeping lots of people. We had family of all ages come and visit and we walked a quick walk to the beach a couple times a day where the water was warm. (We are used to colder parts of the Atlantic ocean.) We were also able to walk down the beach to a another swim place, a tidal river beach which the kids loved. All communication was very clear.

Why they chose this property

The property was purchased in the 30's before the area was developed. Mostly settled by working class families seeking simple summer retreats, the cottage and many other original cottages in the area were built by our relatives by hand. Many of the cottages in the area still belong to the original families who first came to the area.
