It is the perfect place to relax and enjoy a luxury holiday in privacy, space and comfort. Formerly a farmhouse - 5 minutes drive from the main Piazza of Panicale. Enjoy the peace and tranquility, breathe the clean hill top air, hear the birds and cicadas and admire the breathtaking views from the extensive south facing terraces catching the sun all day long. No traffic noise except the occasional farm car or tractor. You are away from it all in the hills of Umbria and Tuscany.

The Villa has been beautifully restored to blend terracotta floors and wooden beams with quality furnishings and equipment to create a house which has kept its traditional charm while responding to modern needs for space, comfort and style for an unforgettable holiday in Umbria and Tuscany.

The holiday rental Villa has a large private pool (12m x 6m) that benefits from the sun all day and overlooks the wooded valley and the rolling landscape of Umbria.

This is not just a self catering holiday villa. Enjoy your own 7 hectares estate to roam with olive trees, wild meadows, and woodland walks amongst oak, chestnut, pine and cypress. This is county life in Italy at its best. You may even see eagles, deer or porcupine or hear the sound of a wild boar.

It has 7 large private bedrooms with 5 full bathrooms with shower.
Each bedroom has a separate bathroom equipped with good quality shower, sink, toilet and bidet.
The Villa has 5 double bedrooms + 2 twin bedrooms.

A well equipped open kitchen with two outside accesses.
The living room is cosy with sofas and table and has a large fireplace. Currently a HIFI system and satellite TV are available. At the ground floor one will find a large lunch/dining area that has an open connection with the kitchen and living room.
Villa Antico Tabaccaio has a large private garden equipped with table and chairs and barbecue. Here one can enjoy long Summer lunches or evening dinners.
The Villa with pool makes a wonderful summer venue but spring, autumn and winter are all wonderful seasons to enjoy the Villa.
We have full central heating and woodburning stoves for the cooler times of year in Umbria and Tuscany. Spring brings the spring flowers and the forests begin to burst with life. Late summer and autumn is a special time with wonderful autumn colour - wild blackberries and plums to gather, aswell as the olives becoming ready for harvesting in late October and November. It is of course cooler out of season and for some that means they can really enjoy fully all the activities and sightseeing opportunities.

Amazing!!

Villa was amazing and fit a huge group of us. The area is so cute and peaceful. Katia was wonderful and soo helpful. She went out of her way to coordinate rides for us, even drove one of us to the grocery store, and was there to answer any and all questions!

Lovely holiday with extended family

We had a lovely time in this house near Panicale. It is very spacious and has a great layout, so that all 13 of us had space to be together for mealtimes or at the pool, but could also be away from each other. All the rooms are a great size, the bathrooms are nice and the kitchen is very well equipped. The communication was easy and prompt and questions we had before and while we were there got answered in a productive and quick manner. The house is set back from the road, which means one really has space on their own, but it is also close enough to the surrounding villages/towns and the lake, which are all very pretty and worth visiting. You can even walk to some of them and reward yourself with a nice coffee in the town square. The pool has a good size and was maintained well on a regular basis. Can definitely recommend it and would go back any time.

Fantastic Family Gathering Place

First off, I must say the property manager Katia is AMAZING-I'll explain further later. The house we rented-VILLA ANTICO TABACCAIO in Panicale, Umbria was huge. There were 12 of us, all family, and there was plenty of room for everyone. As we were traveling by car from Rome to the Villa, and didn't expect to get in until after 5 P.M. I asked Katia to make arrangements for dinner for us at the Villa. Shortly after our arrival, Katia showed up with wine from a local winery for our dinner. (My wife and I visited this and other wineries recommended by Katia). Katia had a local Chef prepare our dinner which was served on the outdoor covered patio attached to the barn. The meal- as the kids say in their texting-OMG. One regret is that we should have had the Chef back a second time. Overall it was the best Family meal we had in Italy, fantastic food and wine, gorgeous sunset, all the comforts of home, enough leftovers for another meal-but no dishes to wash. Because the weather was warmer than normal for the region, the pool, with its pergola turned out to be the center of our family gatherings, enjoyed by all. The views from the Villa are breathtaking, you are surrounded by fields of sunflowers, and the hills of the surrounding towns. Let me talk about, as far as I'm concerned, the Queen Of Panicale-Katia. This woman is fantastic. I know, you're thinking yeah its her job to be nice and help you out, but she is genuinely one of the nicest people i've ever met. She also knows everything about the region, and practically everyone knows her. She can make arrangements for just about anything for you. You can basically rent one of the properties she manages and show up not knowing anything about the area- no problem, she will advise what to do, where to go, when to do it, I mean everything. Her great reputation truly precedes her. When she would make reservations for us, or even if we just mentioned her name, upon our arrival, they would practically drop everything to accommodate us. Make time to visit the towns of the region. This is were the "regular" people are-family owned farms, shops, restaurants and wineries. Larry M

Stunning setting

This villa was wonderful. We travelled with a large group and it was so spacious that we never felt on top of each other. Every window had a view of either sunflower or grain filled fields. The view from the pool was looking up at Panicale. It is situated in a great location close to Panicale which has some restaurants and is peaceful to walk around in. It’s also close to a coffee shop and grocery store as well. Being on the border of Tuscany and Umbria really allowed us to your both regions which was wonderful for some of us who had already toured Tuscany. Katia was Ana amazing host that was very sweet! She was always checking in and seeing if we needed anything. She even arranged for us to have a private chef our last night. I highly recommend doing this. The made us an amazing dinner and even cleaned it all up. We hope to return some day in the future!!

Fantastic experience. The perfect Umbrian vacation

What a wonderful and welcoming villa to stay at. Katia is simply suburb and was so very helpful. The perfect hostess. We stayed there with 11 family members and there was enough space for all of us and then some. The villa had everything we needed and the kitchen was great for making large dinners for our family. The views are stunning and easy to get to many things. Thank you Katia!

This wonderful Villa located at only 8 km from the historic centre of my delightful medieval village Panicale, on the Lake Trasimeno. Guests are always happy to visit Panicale and to discover the little villages all around, but also they appreciate the services of the Villa and its beatiful location. People here are friendly and nice. All guests seem to be home!

Why they chose this property

Panicale is a typical and very beautiful medieval Umbrian hilltop town. The Villa is built into one of the fortified walls that surround the town in the shape of a beehive. Time has absolutely stood still in this village. One can still see signs of a former lifestyle -- cannon turrets, alcoves near the two historic center entrances where night watchmen once stood, ancient cobblestone streets and antique, operable water fountains. Panicale boasts four wonderful restaurants, two cafes (cafe/bar), and a small grocery store selling everything from fresh produce, cold cuts, cheeses and wine to toiletries and common household supplies. There is the butcher will gladly make you make sausages while you wait, and down the street is a bakery, where fresh bread, pastry and a variety of pizza await you at 6 am. The town barber will give you a hair cut and a shave, or if you want to catch up with the latest gossip, drop by the hairdresser. The famous 'little' theater, Teatro Carporali, hosts well publicized cultural events, but the most fun is had in the main piazza on weekend nights when free, live entertainment performs as you sip local wine or a capuccino. Panicale also has a tourist information office, a real estate agency, a pottery shop, a drug store, a stationary/internet point selling foreign newspapers and magazines, a post office and a bank/ATM. Minutes away by car is a full service spa where you can have a manicure, beauty treatment or massage. Panicale is home to 500 full-time residents. During the summer months this number grows to about 800. The town is within short driving distance to Perugia, Orvieto, Montepulciano, Assisi, Cortona, Todi, Deruta, Siena and other well known towns worth visiting. All have so much to offer in terms of cuisine, art and culture and all guests LOVE to return as often as they can.

What makes this property unique

VILLA ANTICO TABACCAIO is located near Panicale and Castiglione del lago on the Lake Trasimeno with restaurants, shops, a grocery store, butcher shop, bakery, bank with ATM and many other amenities. You can really enjoy your holiday here -- walking is pleasurable as Panicale is closed to vehicular traffic! Parking is always available outside the two main entrances to the town so once inside the historic center you can take a step back in time, enjoy the amazing sunrises and sunsets and RELAX! And everyone is so very friendly. Moreover, a number of Panicalesi speak english so language is never a barrier here! Panicale is very centrally situated. 90 minutes to the south by train is Rome and the many towns in between. One hour to the north is Florence. By car you can easily reach Cortona, Perugia, Montepulciano as well as the impressive nearby Casteglione del Lago fortress and Lake Trasimeno with its unique islands and many sporting, dining and cultural activities. One visit to Panicale and you will want to return, as we do, year after year.

Panicale is situated on the Umbria/Tuscany border, boasting the unsurpassed natural beauty of local vineyards, endless sunflower fields and olives groves and acres of fig trees. While walking and hiking is an excellent way to explore this memorable area, Panicale is close by car or local train to Perugia, Montepulciano, Brunello di Montalcino and the Chianti area, Cortona, Passignano, Castiglion del Lago, Chiusi, Castiglion Fiorentino, Arezzo, Pienza, Orvieto, Assisi, Gubbio, Siena, Pisa, Lucca and of course Rome and Florence.
