Spanning over 90 fully fenced acres of gently undulating to perfectly level pasture, the property is bordered by the World Heritage Listed Blue Mountains National Park with direct access to walking trails.
The charming country homestead is positioned to take full advantage of the breathtaking scenery. Beautiful timber floors and wall panelling create a warm and inviting atmosphere with spacious flow through living areas include a large casual dining area bathed in sunlight. Quality kitchen with stone benchtops, 5 burner gas range and huge walk in pantry. White plantation shutters throughout and heavy blockout linen curtains in 3 bedrooms.
5 generous bedrooms with BIR's including two with French doors that open to wide open deck overlooking the gardens. Bedroom layout consists of:-
1 x Queen floorboards in room with cowhide rug opens onto front verendah with French doors
1 x Double bunk below and single bed above floorboards in room with hessian rug
1 x Daybed sleeps 2-3 pax with carpet in room and BIR's
1 x Queen with carpet in room and BIR's with stained glass window

Period style main bathroom with claw foot bath, brass fittings and timber vanity with marble top. Separate shower and heated towel rack and lights. Downstairs bathroom with walk-in shower, sink and toilet next to laundry and cedar sauna.
The huge extensive hardwood decking at the front of the property has magnificent views over the paddocks and to the Blue Mountains beyond - perfect for relaxing afternoons and easy entertaining with friends over a long lunch. The lawns in front are perfect for a game of cricket or petanque, kicking a ball around or just lying on the grass with a good book. There is also another separate smaller deck on the lawn which is ideal for lounging on with large cushions and there is a swinging seat under the large ancient pine tree.
Other features of the property include plenty of comfy couches and reading spots, a large dining table that comfortably seats 10, cosy fireplace for those cooler evenings and a well equipped kitchen with coffee machine, kenwood mixer, blender, copper saucepans, fully stocked pantry with basics oil, condiments, rice, coffee, teas, flour, eggs. Beds are super comfy with fresh linen, fluffy towels and basic toiletries supplied shower gel, handwash, shampoo, conditioner, sunscreen, first aid kit.
The backgarden is fully fenced with a veggie garden - suitable for kids to run around in the sun whilst parents can watch on from the dining/kitchen area.
Eden Guesthouse is also part of Eden Equine - we have 12 horses and ponies of our own onsite along with a number of agisted horses. Horseriding is available on request only subject to availability and your riding ability and will be charged separately.
There are also three sweet miniature donkeys and two free range ducks on the property along with four alpacas and two sheep and our friendly farm cat Smudge who lives in the barn. Our animals are super friendly and whilst we are happy for you to interact with them, we would ask that you do not feed them or enter their paddocks.
Further down the back of the property you will find our riding arena, barns and stables and to the left of this is our beautiful dam which is perfect for cooling off with a swim on a hot day or just floating on a large swan with a cold drink. There are many places to walk and explore on the property - bushwalks, a waterfall in the forest, etc.
Local attractions include:-
Bilpin Afire great little restaurant at the top of our road features woodfire pizza, raw bar and sensational salmon and pork dishes
Lochiel House historic restaurant with famous scones, breakfast lunch and dinner - beautiful
Mount Tomah Botanical Gardens 5km away and with a spectacular restaurant Sean's as part of Sean's Panorama at Bondi for a long lunch
Kurrajong is just 15 mins drive away - a pretty village with antique and curios shops, gifts, cafes
The Archibald Hotel - great pub with meal specials on and live music in Kurrajong
Orchards and Fruit Picking all within a short walk / drive
Lithgow 50 mins drive
IMPORTANT
Please note we have a strict no-party policy and functions, weddings, gatherings etc are strictly prohibited. We welcome families and small groups up to 10 guests who are looking to relax and enjoy the serenity of the surrounds. Loud music, hens and bucks nighrs, extra visitors are not allowed due to the neighbourhood and the fact we are an Equine property - safety and peace are important to them.
