It offers the best of all possible worlds and space for everybody with the 5 bedrooms and 3.5 bathrooms. A short walk to the beach and the village at Avoca, or a short stroll along the country road to the cliff front with panoramic views of the rockshelves and the ocean. Go up the bush track along the cliff and discover the headlands overlooking Winny Bay and then Copacabana, or down the track to the rock pool and surf. Or just stay home......the house sits amongst majestic gums and, from the balcony running the length of the house, you can watch the beach, the trees and the birds. Or just listen to the waves and the quiet.
The house is elevated from the road and access is up a driveway where there is undercover parking for three cars, and off street parking for two others.. Entry to the house is then through an internal staircase, or external stairs.
The main part of the house is on the upper level. It faces towards the beach and is surrounded on two sides by a balcony, accessible from the kitchen, lounge room and main bedroom. The balcony has lots of seating for either relaxing, coffee drinking or enjoying a meal cooked on the bbq. It is also fenced, making it safe for children.
The heart of the home is the huge open plan kitchen, with views from the windows to the bush and the beach. The kitchen has been recently redecorated with polished floorboards, an eat-in area and all new appliances. There is also a "Nespresso" coffee maker.
From the kitchen there is the lounge , with access through glass doors to the balcony. There is a new TV, Blueray and also a sound system with extra speakers.The lounge has comfortable seating and views to the outside. A formal dining area is also located from the lounge through an archway.
On this level there are also five bedrooms/study and three bathrooms.
The master bedroom has views of the beach from both the window and glass doors leading directly to the balcony. It has a queen-sized bed and ensuite bathroom, which has just been recently renovated.
The main or second bathroom is three way. It has a separate toilet, a separate bath, and a shower and vanity in the front area. This room has also been recently renovated.
The laundry, equipped with a washing machine, laundry tub, clothes drier and bar fridge, is next to this bathroom, and also has external access directly to the rear of the house.
The two other bedrooms near the master have a queen-sized bed (bedroom 2), and two single beds (bedroom 3). Stored in laundry there is also a single trundle bed which can be pulled out and used in the study if required. The study is furnished with a convertible couch, and a desk and wardrobe. It makes an ideal room for reading or relaxing, away from it all.
The fourth bedroom is accessed from the other end of the house through the lounge room and another study area. This gives it extra privacy away from the other bedrooms. So is suitable for two/three couples or two/three families looking to share the house. It also has a queen-sized bed and access to the third bathroom. This bathroom also has ironing facilities. Another separate toilet is located under cover on the porch right next to the door leading to the rear garden (ie 5 toilets).
Three bedrooms and the study have large built-in robes and all have pedestal fans
for the warmer weather (there is no air-conditioning}. They either overlook the beach (master bedroom) or the totally private rear garden.
Downstairs is a rumpus room or teenagers retreat, fully equipped with a TV, Blueray, ping pong table and extra powder room.
This area has seating for watching TV or DVDs after a hard days surfing,or just enjoying a game of table tennis. It ensures there should be no arguments over who gets to choose the TV programmes for the evening!
There is also a sofa bed in this rumpus-room. It can be used as a single bed, or the mattresses removed and laid out to form a double. There is a toilet and vanity room on this level and also an extra sink. There is direct access to the undercover parking from this room, or just up the stairs to the rest of the house.
The house is ideal for one or two families to enjoy a beach holiday together, adult couples who like surfing, bush walking and just getting away together,or a comfortable retreat for couple(s) looking for a short break or weekend away. The attractions of Avoca Beach, from surfing, fishing, canoeing, walking, relaxing, enjoying the wildlife,or the nightlife, make this beautiful spot ideal for everyone.
Please note that the house is NOT a 'schoolies' and/or party house.We do require that the minimum age for a group of adults wishing to book the house is 25. Obviously this requirement does not apply to families. Essentially the house is not a party house.
The house is most suited/available for up to 2 or 3 families (up to 10 guests including children) or up to 1 to 3 couples only - ie NOT for large groups of young adults for buck's nights/parties etc etc. Thanks
School Holiday and other periods 7 night minimum stay - and the Christmas - New Year weeks are from Sat to Sat. Also please note that the minimum cost per stay is $679, includes cleaning fee of $85. You need to bring linen/towels, however doonas, doona covers, pillows, bath mats and tea towels are provided.
