Denim and Diamonds is a substantial up market home and is an entertainer’s delight. You and your family or friends can enjoy an alfresco breakfast overlooking 180 degree scenic water views on one of the many balconies and patios surrounding this majestic residence. The residence features marble and travertine flooring, 5 bedrooms with en suite to main bedroom, gym, huge gourmet kitchen. This exquisite, architecturally designed home oozes top quality throughout.

This is a magnificent home over four split levels offering plenty of space and is uniquely different.

DEPOSIT

A deposit of $500.00 is required and payable to confirm / secure your rental booking. If you cancel this booking the deposit is non refundable. The balance of rental is required to be Paid in Full 30 days prior to your stay. The Booking form must be completed with all details for you & your guests Including any visitors and returned via email with a copy of your driving licence.

BOND

Bond is payable in the amount of $1,500.00 and is required to be paid 3 working days prior to your stay. In the event you do not comply with this condition you may forfeit your booking and your deposit unless the property has been re-booked at the full value.

NOTE: Payment must be made into bank account to be provided.

Bond will be refunded within three business days by direct deposit subject to all conditions being met. After your booking please email me your Bank details for refund of your bond. Acct Name, BSB and Acct No.

CANCELLATION

If you do not comply with any payment terms then the owner is entitled to cancel your booking. If you do not wish to proceed with the booking then a cancellation fee of $500.00 will apply in addition to the forfeiture of the remainder of the deposit unless the owner is able to re-let the property for the same or greater value.

Payment of the rental deposit constitutes the client's acceptance of these Terms and Conditions including terms of Stayz and Homeaway site.

PAYMENTS and Bank details: Will be provided with the booking form.

Sorry we do not accept Credit Cards, American Express or Diners Club.

Please telephone or email confirmation when deposits / bond have been paid quoting your last name as a reference.

Upon receipt of your deposit and full payment of your rental a confirmation email will be forwarded to you with relevant information and directions sheet.

ADDITIONAL INFORMATION

Denim and Diamonds is pet friendly a rental fee per pet will apply. A Pet Bond may also be required. Pets are allowed in outside areas of the residence only after notification and agreement in writing. Pets are Not allowed inside the residence. All care and clean up as required for your pet should be carried out by the pet owner.

Bike and Walking Pathway around the Broadwater - walk or ride to an adult outdoor gym and play park or Stroll down to Davistown RSL or Kincumber Hotel. Both venues offer a courtesy bus.

Take the Ferry for a water tour, stop along the way for a lovely lunch.

Denim and Diamonds utilizes the professional laundering services of Bright Star Laundry. Quality Linen is supplied and is included in your rental booking for up to 10 persons. Extra linen is available for $ 30.00 per person, if you require extra linen please email your requirement 7 days prior to your stay.

DENIM AND DIAMONDS HOUSE / PROPERTY RULES

These House / Property Rules are provided to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the Property, so that you may enjoy your holiday. We are also part of a neighbourhood and wish to ensure our neighbours peaceful enjoyment is also maintained.

We wish every one to enjoy their visit and holiday with us and whilst Denim and Diamond's is fabulous for entertaining it is NOT a "Wild Party House" or Function venue. Some functions may be considered and acceptable with consent of owner in writing. You must provide the property Owner with details of every guest and all vehicle regos. You must also provide details of any Visitors that you may expect to have during your stay. If you do not you may incur extra $.

To maintain a high standard for our guests we require certain conditions to be complied with. We request and insist that you be considerate, please treat our beautiful home with respect as we do

YOU are responsible for the conduct of every guest or visitor if approved at the Property. All Guests and Visitors MUST Comply with ALL House Rules and Instructions during your stay. Guests and Visitors Must Not engage in Anti-Social behaviour and must minimize their impact upon the residential amenity of neighbours and the local community. Children must be under constant supervision of a competent adult whilst in the premises, as the property does have a number of stairs and elevations, which may not be desirable for very young children.

If you receive a Complaint or have any issue or concerns. You are directed to contact me immediately on my mobile number .

SECURITY

The Owners do not accept or take any responsibility for you or your guests' personal property please ensure you have taken out appropriate insurance coverage as required. YOU MUST Close and Lock ALL Windows and Doors when you are absent from the Property to maintain security and to prevent rain and water damage. If you fail to secure the property, if windows or doors are left unlocked or open $500.00 or more will be deducted from your bond.

SMOKING

This is a non smoking residence. Smoking is Not Permitted Indoors. Do Not Smoke inside any area of the residence. A surcharge of $350.00 for smoke removal will be charged if smoke is detected. If you wish to smoke please do so outside. Please be a courteous smoker if you must smoke outside only and ensure the wind does not blow it inside. DO NOT leave cigarette butts, dirty ashtrays or put butts in gardens, patios or planters. A surcharge $150.00 will be incurred.

NOISE AND RESIDENTIAL AMENITY

We value and respect our neighbour's and friends. Please be considerate and keep outside noise to acceptable levels and minimize any noise outside between 10:30 pm - 8:30 am. Offensive noise is prohibited and may result in termination of permission to occupy the Property. Eviction and loss of rental paid in addition to extra charges for security and other expenses may be deducted from your Bond. Parties and functions are strictly prohibited without prior written approval from the Owner.

Disturbances caused by you or your guests to our neighbour's may result in early termination of your rental and loss of bond. Bond is paid into my account to cover any additional costs incurred including but not limited to any breakages or damage at full replacement costs excess and extra cleaning requirements or extra guests over and above declaration. Extra charges will be automatically withheld or deducted from your bond if these terms and conditions are not met at my sole discretion.

The number of guests on property site at any time should not exceed the number stated on your booking request form and confirmation notice without prior written agreement. Failure to declare visitors may result in additional fees per additional person for each night of your stay and may cause forfeiture of your bond.

Guests are required to leave the property in a similar clean state as the property was in upon your arrival. Excess cleaning charges will apply if you leave a mess.

You are responsible for the cost of stain removal for walls, carpets and upholstery, such as beer, wine, food, muddy feet or excess cleaning required for the kitchen. Please put items back where they belong. Please do not rearrange the cupboards or furniture, extra costs may be incurred if you do.

PATIO OUTSIDE AREA

Enjoy a drink or dine alfresco overlooking the Broadwater from the front patio. To prevent damage, please ensure all items are put away and secured prior to leaving the property.

SOCIAL MEDIA ISSUES

Under No circumstances should you post or allow any other person to post information regarding this Property on any social network page for any reason whatsoever. Doing so, is reason for immediate cancellation and forfeiture of your rental and forfeiture of your bond.

COMPLIANCE

Breach of these House Property Rules is a breach of the Terms and Conditions of occupancy.

The Owner reserves the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or Persons in which the Owner deems is causing a disturbance or nuisance.

Please do not rearrange the kitchen items or furniture.
