Built in 1860 by Richard Mutton for the Webb family, Mutton Falls was originally used as a farmhouse and dairy and has a wonderfully colourful history.

One of its original residents was Anne Webb sister of Richard Mutton who raised her 5 children there and managed a general store on the main route to Bathurst. Their rural store was unsuccessfully held up on more than one occasion including in 1867 when bushrangers Larry Cummins and John Foran got more than they bargained for from the resourceful Webb family.

More recently, the homestead has been lovingly restored with so much character and careful consideration, and for several years I has been utilised as a bed and breakfast and events space. Its current owners have added many modern luxuries to the home including beautiful furnishings, heating, air conditioning etc.

Set on 1 acre of sweet country garden, Mutton Falls continues to envelope its visitors in beauty. The character-filled main homestead features 5 bedrooms and 2 bathrooms both with claw foot baths. There is now a wonderfully cosy lounge and enormous fireplace where the old kitchen once stood. The kitchen is highlighted by a large wood burning stove. Where delightful scones are baked regularly. French windows stream in the sunlight and look out over the herb garden and pebbled forecourt. The kitchen adjoins a large dining room. Where many memories have been made and tall stories have been told.

The addition of a fire pit, makes for delightful evenings star gazing and toasting marshmallows, the odd damper will often accompany a nice bottle of wine.

A magical feature of the property is the old dairy now set up as a barn and used by those looking for a camping experience with a difference.

The property is less than 50 metres from the Fish River and a magnificent row of Poplars announce its position and provide a picturesque outlook from the property. Try your hand at trout fishing, or just relax and watch the world go by.
