The property is a large 2 storey executive style home with split lower and upper levels.
The entry level features a double bedroom looking out on a private courtyard. There is an adjoining shower room and separate toilet all with level access. This level also includes the laundry room with Miele appliances and ironing facilities.
Down a couple of steps is an extensive entertaining area with water views. There is an English style bar including bar fridge, microwave and sink and full sized billiard table, 2 lounge areas including a double sofa bed and TV. This area leads out to a covered BBQ and a large level lawn to the water, boat shed and private jetty.
Upstairs are 3 large bedrooms. The master has a queen bed with ensuite and walk in robe and you can enjoy the water view from your bed. The second bedroom has another queen bed with water views. This room is just off the main bathroom with bathtub , large shower and toilet. The third bedroom has two single beds and a double single bunk with a private leafy outlook. On this level, a separate sunroom with library and desk is a spot for quiet reading or work. This area also includes a TV with gaming console and games.
The upper level includes a substantial modular lounge area with big screen Tv, 3 metre dining table 12 chairs and rattan casual/ breakfast area 6 chairs all enjoying superb views of the lake. This level leads out to a balcony with new 6 burner BBQ including wok burner and the expansive deck with outdoor patio heater and deck chairs.
The modern kitchen is centrally located, looking out to the bay. It is fully equipped and includes a walk in pantry, electric oven, microwave, induction cooktop, new fridge, kitchen appliances coffee maker, kettle, toaster, rice maker, sandwich maker etc, cookware, glassware, dinnerware and utensils. Everything to make you feel at home.
There is a 2 space carport and ample off street parking for other vehicles or your boat. There is also a public boat ramp nearby about 40 metres.
Kayaks are available for guest use - saving you hundreds on hire costs.

The property has been set up with new quality furnishings, low allergenic bedding and all home comforts. All bedrooms have ceiling fans. The upper level - 3 bedrooms, lounge, kitchen, separate casual/breakfast and banquet dining and library - has reverse cycle air conditioning. The lower level is cool in summer and electric heating is available in cooler months separate heater in ground level bedroom.
Bookings for larger groups/special occasions
Please note that while we are happy to accommodate larger numbers of family and friends and bookings for special occasions, our property is not offered as a party house. Only those people who have been booked are to be on the premises at any time, unless otherwise approved as part of the booking. Group bookings will only be accepted if we can be assured our home will be respected and the guest arranging the booking is prepared to be responsible for the group and will remain on the premises for the duration of the booking. Please do not book our home if all guests are not prepared to respect our property, rules and neighbourhood. Thank you for your understanding.
For families we have 2 junior kayaks up to 59kg available. Please supervise children on the water and bring any safety gear needed. We also have 3 adult kayaks and various life vests available for guest use.
For the Christmas period, we can decorate the house with a tree, wreaths and lights if that is something that you would like to make the space more festive.
We provide the following initial supplies at no additional cost: Shampoo, conditioner, hand wash, body wash, toilet paper, household cleaning products, aluminium foil, glad wrap, paper towel, tissues, spray oil, paper napkins, salt/pepper/spices, selection of teas, coffee, milo, hot chocolate and marshmallows, rice, milk, butter, spreads, cereal/porridge. You will also find some extra treats. You are welcome to use whatever is in the fridge or pantry.
Our property is a smoke free environment.
Unfortunately we cannot accommodate pets as the property is not fully fenced.
The property is in a serene residential environment. Please be considerate of neighbours and no outside noise after 10pm.
Please note that our property is not offered as a party house. However, if you are celebrating a special event, birthday, family reunion etc. or are looking to hold a daytime function, please contact us to discuss.
We ask that guests respect our home and neighbourhood, are responsible and apply commonsense. If there are any issues, we would appreciate being informed before you vacate the Premises.
No responsibility is taken for personal property left on the premises either while in occupancy or after departure. Our insurance does not cover guests’ personal items.
wifi is provided for use by guests at no additional cost, subject to agreement that illegal or inappropriate sites or material is not to be accessed.
Please note that the following will incur a charge against your security deposit:
- Broken, damaged or missing items will be charged at replacement cost
- people on the premises other than booked guests, except with prior arrangement, will be charged a per night booking
- Additional charges over the standard cleaning fee where the
property is not left as reasonably found, rubbish not correctly placed in designated bins, stains on any furniture, carpets, linen or towels etc
- evidence of smoking $500 fee
- Furniture and furnishings, including lounge cushions, doonas and blankets, must not be moved out of the room where situated. Any need to address these issues will incur an additional cleaning fee.
Any breach of rules may result in termination of your booking without refund.
The rules are also included in the house manual - available online to the booking guest and available at the premises for all guests to view.

Enquiries or Booking Requests
We would appreciate guests providing some detail of their holiday plans when making an enquiry. To accept a booking request we require details of each guest and ID to be provided on checkin.
Please note that the property has external security cameras for insurance purposes. For self checkin, this allows us to communicate with you on entry.
