Built in 1961 and known by the family as 'the cottage' this lovely retro one bedroom self-contained unit has its own entrance from Perrott St and is approx 40 metres from the main house. The address is 16a Perrott St Armidale. Bedding configuration is one queen sized bed in the large bedroom and single bed in the living area. Original retro fittings and some 1960s furnishings to take you back in time.
Manager on site but out of your way. You will have plenty of privacy. CBD is only a 4 minute drive, 30-40 minute walk or a bus ride away. 5 buses a day. One large double bedroom, kitchen/dining, lounge and bathroom. Everything you need for a short or long stay. Corner store Spar supermarket close by with convenient hours. Open until 8.30pm.

The cottage has a full size fridge, stove and front loader washing machine.

Air conditioned - cool in summer and warm in winter.

Heating is an option of gas or split system (heat pump). It is warm and cosy.

What's around?

Armidale is a university town with a history of early grazing properties. The area was settled by Europeans in the late 1830s and many buildings date back to the 1860s. Prior to this the area had a strong Indigenous history which continues today. Coffs Harbour is a 2 1/4 hour drive through Dorrigo and Bellingen. Visit waterfalls, national parks, bookshops and cafes. Armidale boasts beautiful gorge country close to town. Cold climate wineries are now established in the area with nearest only 1 km south. Keen fossickers are encouraged to visit Inverell and Glen Innes which can be done in a day trip. There are also some local fossicking areas however the better gems are found between Inverell and Glen Innes. Armidale boasts a fine golf course which is only a 5 min drive from your accommodation. The Armidale Pine Forest (Armidale State Forest) has marked walking tracks and fantastic cross country mountain bike trails which are marked with arrows.

Enjoy sitting out on the porch overlooking the paddock, dam and alpacas. The gum trees regularly have Koalas snoozing in them. Automated coffee machine or plunger coffee provided as well as a variety of teas. Free wireless NBN internet. The property is located in 3.5 acres of bushland and features a healthy population of wild birds. Private but still close to the CBD. 4 minute drive, 30 min walk to the centre of town. Washing machine and clothesline for your convenience. Secondhand books are available in the lounge and bedroom for reading or purchase at reasonable prices. Fresh eggs are provided complements of our chooks. Upon arrival you will find milk in the fridge ready for your expresso coffee or cup of tea on the porch. Enjoy your stay.

Rated 4 out of 5 by from Very practical if travelling with dogs When you travel with dogs, there are some places with yards too small, some too big, and some, like this, that are just right! I arrived after dark on a cold winter's night, and had no idea what the surrounds were like. In the morning I discovered a misty, frosty landscape, sun streaming in through the glass patio doors and sparkling off leaves and grass - and even off the alpacas. I had to head off early on the next leg of my trip, but I would have loved to stay a little longer and enjoy the setting. I'm sure I'll be back again.

Thank you C and S for being so accomodating during my stay.I contacted the owners at short notice hoping to stay overnight with my two dogs as I travelled through New South Wales. The owners were very accomodating and flexible to meet my timetable and requirements. On arrival I was greeted warmly and shown the property and wildlife. The cottage was exactly what I was after following a long day on the road. The master bedroom was beautifully presented and comfortable, and the living area had everything I needed to relax overnight. The dogs loved the small enclosed yard that has been built. Whilst the cottage is not brand new, it is clean, comfortable, and homely. Thanks again for a great stay :) stayed Jan 2016

Rated 5 out of 5 by from Perrott Street Cottage The cottage is simple, neat, clean and tidy with everything you need including an electric blanket which was really appreciated as it got down to 0 degrees! Bonus is small acreage around the cottage and making friends with the alpacas at the fence.
