This beautiful and spacious rosewood family home is in a tranquil setting, situated only 300m from Gleniffer Hall and Church and set back 150m from the road. It is 30 minutes from the Pacific Highway and 40 minutes from Coffs Harbour airport. Blue Gum Retreat is a perfect w/e getaway and you will not want to leave. Sit on the verandah or in the garden, bring friends, a book and a glass of wine and enjoy the stunning view of the mountains or doze whilst the abundant wildlife chirp away.
Activities - Enjoy bathing in the refreshing Never Never Creek - just a short stroll or bike ride away or use the house as a base for trips to local attractions.Thirty minutes to renowned Dorrigo Rainforest, International Bonville golf course and the pristine beaches of Sawtell and Coffs Harbour. Enjoy Bellingen's many eclectic cafes and restaurants or visit Bellingen markets with some 250 stalls, every 3rd Saturday of the month, and the Growers' markets - twice a month. Or just stay put and enjoy the table tennis and bikes or the piano in the living room.
The house - Cool limestone floors throughout internally with sandstone slabs on the verandah, Stylish bathroom and ensuite with luxuries such as heated floors and heated towel rails. Open cathedral roof ceilings and large sliding doors & windows offering cool breezes in summer. Effective ceiling fans in every room and a huge Jetmaster open fireplace for cosy winter evenings - note new in September 2017 along with good oil heaters in the rooms for winter. Fully and generously equipped kitchen with ample equipment such as a blender, a slow cooker, a fruit juicer, a bamix, coffee machines, a ceramic urn water filter, top quality pans plus the usual items you would expect. Savour the fruit from the Citrus trees in June/July, the Mulberry tree in October and the avocado tree from March to May. Beautiful jacaranda in October/November.
Configuration - Blue Gum Retreat is a single level home with 4 bedrooms.The master bedroom at the far end of the home is large with a king sized bed plus a sofa bed and a walk in robe. Bedroom 2 has a queen sized bed and built in wardrobe, bedroom 3 has a bunk bed with a trundle plus a single bed and a built in wardrobe, bedroom 4 has a queen bed and a built in wardrobe. There is also a spare sprung mattress trundle under this queen bed for use in another room.There are 2 bathrooms - the ensuite to the king room plus a separate bathroom with a shower and a bath. Both bathrooms have heated floors and heated towel rails. There is also a laundry with a washing machine & dryer, tub, additional fridge, ironing board and iron.
The dining area seats 10 people at the table and a further 4 at the kitchen bar. Across from the dining table is a second living area with a TV and 3 seater sofa. The living room has a large corner leather lounge, a leather armchair and leather ottoman and huge Jetmaster open fire. Around the corner from the main living room is a reading area with a three seater balinese sofa and built in bookcase. In the bookcase are books and toys for you to enjoy during your visit. The kitchen has plenty of storage including a walk in pantry.
Heating and cooling - In winter, a large Jetmaster fireplace heats the living areas, along with good oil heaters in the bedrooms. In summer, very efficient ceiling fans in all rooms cool the house. In addition cross flow ventilation provided by many sliding doors and windows allow cool breezes to pass through in summer.
Linen - sheets, pillows, blankets, doonas, towels and tea towels are provided but please bring your favourite beach towel.
Parking - there is both undercover parking for 1 car and parking for 4 cars on the driveway near the house
Minimum stay - there is a minimum 2 night stay for all bookings which changes to 3 nights on long weekends, 4 nights over Easter and 3-7 nights over peak holiday periods. Seven night stays attract a weekly discount.
Pets - Pets are allowed, however untrained puppies under 6 months are not allowed. A surcharge of $50 applies per dog.Please do not allow wet or dirty dogs in or through the house. Absolutely no dogs on the furniture or in the bedrooms. Please bring your own dog bed. The property is not fenced for a dog and is surrounded by farmland, farm animals and cars on the road - so pets must be closely supervised at all times. Please remove dog waste from the lawn.
Internet/wifi - there is no internet or wifi however there is phone reception if you need to hotspot. Most of our guests come here for relaxation and nature and are happy to have a break from the internet or have their children play outdoors or interact with each other.
Check in/check out - Late check out on Sundays until 1pm except during school holidays. Check in at 3pm. Please contact us if you would like to extend/bring forward either of these.
Terms and Conditions of Blue Gum Retreat:
1.Deposit of 30 percent is non refundable and required to secure the booking. Payment of the rental deposit constitutes the client's acceptance of these Terms and Conditions.
2.Balance of the rental amount must be received in full 28 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.
3.If a guest cancels within 28 days of arrival there is no refund unless the dates are rebooked at the same rate. The refund will be the amount less any booking fees.
4.The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
5. Wedding receptions, schoolies, buck and hens nights, parties and functions are not accepted unless the property is a designated wedding reception venue or we have given you permission in writing for your gathering.Use contrary to this will result in immediate eviction by our private security contractors and loss of $1000 bond. Respectful get togethers to celebrate birthdays amongst occupying guests are allowed. If you would like to host a wedding at Blue Gum please email me to discuss. Additional charges apply.
To maintain a good standard for all guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
a. Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
b. Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
c. Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10am 1pm on Sundays except on public holidays and school holidays and subject to availability. Arrival is 3pm . Please email to request an earlier arrival/later departure.
d. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and loss of bond.
e. A $1000 bond is payable at the same time as the balance amount. The bond will be refunded in full within 4 days subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage or damage in excess of normal wear and tear, excess cleaning requirements due to leaving the house in an unreasonable state, extra guests beyond those declared, late departure, noise complaints requiring attention of our local security company, excess cleaning or damage cause by pets such as dog hair, chewing or scratching. All electrical items must be switched off on departure heaters, heated floor and heated towel rail to avoid a $50 electrical excess Please move all furniture back to its original position, clean dishes, sweep internal floors and remove internal rubbish to external bins. If we cannot resolve a bond issue amicably, you are able to contact the Office of Fair Trading NSW. To process a security bond claim we may charge a $50 administration fee.
f. Loss - the owners take no responsibility for the tenant’s personal property. Should you want an item returned that has been found, please send a reply paid satchel to the property.
g. Please report any faulty appliances or other problems with the property
h. Please lock all doors on departure and return to key to the mini safe
Variations to these conditions may only be made by prior arrangements with the owner in writing.
Please note that the owner of the property will not be responsible for any damage or loss of enjoyment occasioned by any force majeure incident that interferes with the use of the property, including but not limited to bush fires, excessive rain or storm activity, electricity supply failure.
