Jemma's offers you a prime position on Smiths Lake right on the waters edge - with easy access to the waterfront - all very private, in a tranquil setting. The house overlooks the lake.

The 2 storey property is 5 bedrooms with 2 bathrooms. Upstairs is open plan living, with fabulous views of the lake and surrounds from most areas. The modern kitchen is well equipped complete with dishwasher, microwave, coffee/cappuccino maker, large sandwich maker and much more. A solid 8 person wooden dining table with leather chairs allow you to take in the fantastic views.

There are 3 bedrooms upstairs, 2 with Queen sized timber beds and 1 room with 2 single beds. Downstairs there is another queen bedroom with timber bed and a spacious bunk room which comfortably sleeps 6. Quality bedding is provided throughout. The bunk room has a TV monitor and DVD for the kids. There is a modern bathroom with separate toilet upstairs and a second bathroom downstairs. Washing machine and dryer are provided.

There is a spacious deck overlooking the lake and offering 180 degrees of lake views. There is also significant glass to enjoy the views from most places inside. On the deck is a modern 8 person outdoor setting and BBQ.

Upstairs living also offers a very comfortable large lounge and wide-screen T.V connected to Austar/Foxtel. The majority of rooms have ceiling fans, including 4 bedrooms. Wall mounted fan in the bunk room.

There is a fireplace for cool winter nights. Portable electric heating is also provided.

A high chair and porta-cot are available upon request.

Downstairs there is a games room with Flatscreen TV also connected to Austar/Foxtel, complete with a pool table.

While in the garage there is a table tennis table, this opens to the house. The house is equipped with plenty of games to entertain the adults and kids alike.

Feel free to bring along your own Play Station, Wii, XBox etc to plug into either the games room or bunk room TV.

Stepping out from the games room onto the back lawn you can: ~ walk down to the lake and take a stroll ~ go for a paddle on one of the four kayaks ~ relax on the sun lounge or at the downstairs outdoor setting ~or simply admire the view from the 5/6 person hot spa.

Down by the lake there is also a 3.5m tinnie complete with 5HP motor ready for your enjoyment and for exploring the beautiful lake.

The property is surrounded by rolling lawns. These spacious grounds provide a tremendous area for the kids to roll around and spend their energy. There is an abundance of bird life including Nesting Hawks, Pelicans and a variety of Parrots and Kookaburras and beautiful natural surroundings with Smiths Lake lapping at the edges. Great views all year round and breathtaking sunsets.

Our aim is to make our place a complete holiday experience and I am sure we will not disappoint.

Jemmas on the Lake has a base booking charge for up to 6 people, to allow the average family a chance to stay, and then from this there is a ONCE OFF surcharge per person of $100 per adult or $50 per child. Children under 3 yrs stay FREE. The surcharge is not calculated on your auto generated booking response however will be reflective in your email response by Kate.

There are no further charges all advertised amenities such as the 5hp motor boat and Kayak are inclusive in your rate of stay


We are most happy to take OUTDOOR pet stays, we have an enclosed yard area that leads up on to the gated back decking for your pets safety.

Behind the house on the lake is the perfect location should your pets like to swim.

Local Attractions

Smiths Lake is suitable for all water sports and is just a short 5 minutes away from some of the most spectacular beaches in NSW including Bluey's, Boomerang, and Elizabeth, and for the naturalist amongst us, the very beautiful Shelly's beach. The closest beach, Cellito, can be accessed via a short board walk through coastal rain forest or via Jemma's tinnie, kayaks or canoe.


The immediate area provides local clubs for great meals at affordable prices. Smiths Lake Bowling Club on Macwood Road and Pacific Palms Rec Club on Wallace Lake, well worthy of a visit

The Charlotte Bay fish shop on the Lakes Way is a must with fresh catches daily. A well known Seafood supplier to upmarket restaurants through out NSW.

The local village shops can cater for most of your needs with a butcher, baker, liquor store and general store. The Lakes cafe TLC has the best coffee and is a great spot for lunch and or dinner.

FROTHY COFFEE is on the lake front at Amaroo boasting fantastic views of the Lake and Sandbar. A very popular spot, alongside the boat ramp and BBQ grounds, where a variety of boat hire options are available. Fishing is also abundant at Smiths Lake.

Smiths Lake is located between Myall Lakes and Wallace Lakes and 6 minutes North of Seal Rocks. Only 20 Min's drive south of Forster and 2.5 hours from Sydney.

Rated 5 out of 5 by from Value! Thanks Kate for a wonderful stay. From the moment you welcomed us to the house to when we eventually had to leave, our stay was simply great! Having researched Smiths Lake holiday lettings and checking reviews, we found we had nothing to worry about at Jemmas. It was well equipped with everything we needed and then some. The house was clean and functional inside and out – with all appliances being modern, the additional games room with Foxtel and as new pool table, the furniture practical and comfortable, the tinnie and motor as good as new, along with a list of other extras too long to mention in detail. What a great family holiday venue. The highlight for us though was the wide range of ‘extras’ that comes with Jemmas that are all included in the price – the deck with it’s wonderful sunsets over the lake, the spa and motorised tinnie being the highlights. We look forward to coming back and making Jemmas our new ‘home away from home’.

Rated 5 out of 5 by from Spa-tacular value for money with great facilities Our family had a very relaxing and fun filled holiday at Jemma's. We were welcommed by Kate on arrival who was very warm, helpful and down to earth. The location is so beautiful and tranquil you can't help but unwind. The property offers so many features that kept everybody entertained and happy. The spa overlooking the lake was magical, even in the rain! The women and children spent a great deal of time in the spa whilst the 5HP tinny kept the men happy and was great for exploring the lake, setting crab traps out the front of the property and catching yabbies on the sandbar side of the lake. The fishing from the backyard lakefront access was abundant and every day proved fruitful. We caught 5 large blue swimmers crabs, 2 flathead, 6 bream, 1 large octopus and an eel, all of it delicious beyond belief. Next time we plan to come back when the prawns are running. The pool table and table tennis were a real bonus and many laughs were had of an evening in the games rooms. Having Foxtel both upstairs and downstairs ensured that both children and adults had the opportunity to watch what they liked when it suited them. The views from the deck and living areas were glorious and the house was very comfortable for our family of 5 adults and 2 children. All the ammenities we needed to enjoy our holiday were catered for and the kitchen was well equipt. It is hard to find properties with such easy access to the lake and it was great being able to get both my mother (who has a bad back) and my 2 year old to the waters edge with ease. Considering and comparing all of the inclusions and facilities, Jemma's has the full package and offers amazing value for money for those who want to enjoy all of the features offered at some of the more expensive luxurious properties but at a fraction of the price.

Rated 5 out of 5 by from Great place A great place to stay with friends. Our group of 3 families fit nicely in here. Kitchen was well equipped. A beautiful living & dining area, and a good sized deck for relaxing on, enjoying the view and feeding the local birds. The second living area downstairs was great to get rid of the kids, and the ping pong, pool table and spa all got great use. The bunk room was a good size for a rabble of kids. The second fridge downstairs in the garage came in very handy as a drinks fridge. The tinny and kayaks were a huge bonus. Nice new engine that used barely any fuel. We enjoyed them all day saturday - fishing, and coffee runs to the Frothy Coffee Boatshed. One tip for future visits is to wear reef shoes/sandles down at the waters edge, due to slippery/sharp rocks when launching the tinny.

Rated 1 out of 5 by from Run down and needs maintenance Well I don’t normally bother with reviews, but in the case I’d better say something. The review by Gina below is totally what we experienced. This place requires a lot of maintenance and some items should just be replaced. We had an issue with the upstairs fridge, it was not cooling properly, and the Property Manager treated us as if it was our fault and that we did not know how to use a fridge. She offered and paid for ice to keep things cool for the week. We were not prepared for this as we hired this house because we wanted a break from camping. If you have a boat I would definitely not recommend this place; there are rocks on the lake edge and picking up passengers here is dangerous for them and can also damage your boat. The only plus we experienced was the back veranda - it was a nice place to sit with your friends. The Property Manager needs to do something about getting this place up to scratch and also needs to change the way she talks to her guests. Next year we are going to camp again.

Rated 1 out of 5 by from Anywhere but Jemma's! My fond memories of the beautiful Smiths Lake evaporated from the moment we pulled up to the rather ugly building. The house was not what the photos and description promised it to be. Added to this was the negative greeting we got from the property manager on our arrival. There was no “Welcome to Smiths Lake!” A simple folder left on the table could have informed us all of the 'rules and regulations' that we were bluntly bombarded with upon arriving. Did we really need to know what day to put the bins out in the first 5 minutes of pulling up? This was definitely an expensive retail regret! Whilst we stay in lots of holiday houses, this one was not on our list of "must go back to's". Everything is cheap, breaking or broken and it is apparently the guests fault that it is this way. Some really irritating things were: a drawer full of really blunt knives (unusable), a broken knife sharpener, can openers that don't work, breaking chairs, cupboards adorned with ugly padlocks, a poor quality falling apart fridge that barely keeps things cold (our milk went off in two days) like beer, grotty thread bare carpets with tripping hazards, fishing rods that are all cheap and broken, beds that creek, disgusting, filthy stained pillows for guest use, chairs that wobble, a pool table with one functioning pool cue, no chalk, kayaks that leak and shabby life jackets, poorly maintained outboard motor - which was eventually replaced mid way through our stay as it kept breaking down (again we were made to feel that this was our fault), cheap crockery, knives and utensils that are chipped, stained, and a grotty horrible rusting BBQ that leaks oil onto a rotting hessian sack, poor or no roof insulation made it really unpleasant on hot days (ceiling fans not enough), I could go on...... The damp, stuffy, stale air, of which an attempt to disguise it with horrible air fresheners, greets you when you first enter the house. (That smell never really left). The downstairs area is a single skin brick garage with a cheap tack-on bedroom with a tiny window that offers poor ventilation. You are kind of sleeping in a sub floor. Our children were very hot and uncomfortable in the dingy poor ventilated room. The dampness was ever present. It is like someone got all of their old, cheap, breaking and broken household items and left if in the house for us to use. We were forced to go a buy many items just to get by. For the price you pay, you would expect, and this has been our experience with many holiday houses, a lot more for your money. A bunch more! If you mention this to the gruff and judgmental property manager Kate you will be reminded that it is "the guests fault!" and made to feel like you are somehow responsible for the house's poor state. Her entire defence for this is that the previous evil tenants broke it. We found the manager to be argumentative, petty, aggressive and down right rude. Eeeek! No doubt the rebuttal to this will be that maintenance was performed on some items, but the truth of the matter is that the number dysfunctional items were too numerous to deal with. Then we will be personally attacked, like other reviewers have been, who dared to write the truth. Why not stop defending the indefinable, spend a little on the house, upgrade furnishings and hire a professional and friendly property manager and make it pleasant for the money you are charging people. I would stay at Sally's, Mary's, Joanna's or anywhere else but Jemma's. We left early.
