SeaSpray is our funky family beach house just a 2 minute walk along a rainforest track brings you to Byron's most secluded beach - Broken Head. SeaSpray is a large, 4 bedroom home ideally suited to a big family or even two families who wish to holiday together. It is also ideal for 2 or 3 couples who wish to have their own space and yet enjoy the large entertaining areas to share.

If there are just 2 of you, we can discount our rates, depending on dates. Long term rates are also negotiable.

There is everything you could want in the house and the location is fantastic. James and his wife have decorated the house in a funky retro beach style with attention to every detail. Enter via a private driveway to a garage for two cars where we keep our surf boards, golf clubs, fishing rods, you'll need some tackle, push bikes and ping pong table for your enjoyment. If you are a believer in the mantra 'don't judge a book by it's cover' then you'll love SeaSpray because on the outside... well... how can we put it? She's no oil painting. A classic 70's brick mansion but on the inside - woohoo

Up a flight of stairs from the garage is the home theatre/rumpus room where an enormous 120" projector and screen, video games, PS3, old school board games and bean bags make it the perfect place for the kids to pass the time when the sun goes down or for the whole family at any time of day should the weather turn feral. Here too you will find the 'Grom Room' with 2 x bunk beds to accommodate up to 4 future world champs. Up a flight of stairs brings you to the open plan entertainer's kitchen, the owner is a food writer and restaurant reviewer for the past 15 years, huge dining table to seat 10 and a large open lounge. Outdoors there is an undercover deck with Weber BBQ and Balinese day bed where you can view the iconic Byron Bay lighthouse. Skip a few more steps up and you'll find bedroom 2 with 2 x king singles, a laundry, separate toilet and bathroom and bedroom 3 complete with Queen size visco-elastic mattress memory foam with it's own tiny, ensuite. Finally up another flight of stairs is the Master bedroom with King size bed, ensuite and through a connecting door, the parents retreat/lounge. In this room there is a special nook that is set up as a creche complete with cot. From this top level the views are glorious, you can see the ocean sweep all the way to the Byron headland and across to the hinterland beyond. N.B. There is air conditioning in the TV room and kitchen/lounge only. All other bedrooms excluding Grom room, have ceiling fans.

Do you remember the beach holidays you used to have as a child? Endless hours exploring unspoilt beaches, sand dunes, rock pools and headlands. Swimming, snorkelling, surfing, fishing and bike riding whilst mum and dad lazed about, went for long beach walks, snoozed on the lounge and had a holiday of their own. Let the sounds of the ocean nurse you to sleep every night as you reconnect with the beach holidays of yesteryear and we'll provide a memory for you and your family just like the ones you cherish from your childhood.

At the southern end of Tallows beach, Broken Head is protected from the southerlies and is renown as one of the areas top surfing spots. When it's really on, the point puts out a long right hander and when the banks line up, there's some serious barrels to be had. As it's quite spread out, there are lefts and rights all the way up the 6.5 km of Tallows beach to Cosy Corner - the best spot when the northerlies have blown out everywhere else. Whilst Byron's points are all over surfed and crowded, there is always a spare wave to be had at Broken. Just a 10 minute drive south will bring you to Lennox Head and another legendary break.

Nature lovers will appreciate the 98 hectare beach front reserve that runs from the Ti-tree lake, which the local Bundjalung people hold sacred as a place for secret women's business, south around the headland to 7 mile beach. There's a stunning 1.6km trail where you can view right up and down the coast and see dolphins playing in the waves whilst during migration season, humpbacks can be spotted on their relentless march up and down the eastern seaboard.

Byron Bay and all it has to offer is just a 10 minute drive from Broken Head. Even closer you will find Suffolk Park - a 2 minute drive or 10 min bike ride along the beach with supermarket, pharmacy, the area's best bakery, a tavern & bottleshop and great little local Indian and Italian eateries. A further minutes drive you will find the Byron at Byron resort - a 'hatted' restaurant and cocktail bar if you feel like living it up. Opposite is the Byron Bay golf club. Access to Bangalow, Newrybar and all the restaurants, cafes, shops and convenience of Byron is waiting for you to explore.

And the best thing about it all is that at the end of the day, you can leave the mayhem and crowds of Byron behind and retreat to your secluded idyll at Broken Head.

House Rules & Terms & Conditions

House Rules

Strict no party policy - we expect that you'll respect our home. And please, no loud noise after 10pm. We are fond of our neighbours and Broken Head is a place renown for its tranquility - regular family mayhem is of course acceptable.

Minimum 6 night stay over Christmas/New Year holidays. During other times min 3 night stay OR at our discretion.

Smoking is ONLY allowed outside.

Please note Broken Head is a nature reserve so no animals are allowed on the beach. If you have an animal that you would like to bring, we may be able to help if they are able to stay outside. You will need to speak directly with us to arrange this. Please note, the gated area in the back is quite small and we cannot guarantee your pet won't escape.

Check In from 2 p.m.

Check Out at 10 a.m. Please be aware that if you do not check out by 10am a late check out fee of $75.00 per hour until midday and a full day's rent thereafter will be charged.


Please ensure all payments include reference to your booking.


•A Security Bond of $1000 is held to account for any missing or damaged items, excessive noise leading to complaints and general cleanliness of the property, e.g. deductions for extra cleaning if the property is not left in a clean & tidy condition, washing up done, BBQ cleaned separate $75 fee and rubbish removed etc

•Should the damage or loss of contents be greater than the bond amount, the guest agrees to pay the difference within 7 working days.


•Should any changes to the booking be required, please contact SeaSpray immediately. We will endeavor to accommodate any changes, however if we cannot and the guest wishes to cancel the booking then the usual cancellation fees apply.


SeaSpray strongly advises all guests to take out their own travel insurance

Refunds will not be paid on terminated occupancies.

Inappropriate Bookings

As a duty of care to our property we reserve the right to refuse any bookings that we feel may be inappropriate.


The number of occupants must not exceed the number shown on your booking confirmation. Any additional occupants will be requested to leave the property and a deduction may be may made on the security deposit.


The Owner and Manager of the property do not condone unsafe, unruly, irresponsible or illegal conduct/behavior on the premises during your stay. The Owner and Manager accept no responsibility for any actions, incidents, loss, damage or injury sustained during your stay at the premises. The Guest accepts and agrees that a condition of the stay and use of facilities at the property is that all guests indemnify and agree to keep indemnified the Owner and Manager against all liability whatsoever and howsoever arising including but not limited to any actions, incidents, loss or injury sustained during their stay at the property.


SeaSpray both for itself and on the behalf of the owners, managers, employees and contractors, does not accept any responsibility for any act, omission, default or neglect of themselves, their managers, employees and contractors for injury, damage, or loss to persons or goods whatsoever or however the same may be caused and they do not warrant and are in no way responsible for the accuracy of any information given in statement made by their service providers in terms of travel arrangements.


No excess noise from Stereos, TV's, DVD's or any other equipment, loud voices, noisy pets etc. is to be made, particularly after 10 pm

Rated 5 out of 5 by from Great place for a break What a great place. staying at this place meant that we had it all for our holiday - close enough to Byron bay to be able to drive or ride in and enjoy the sites but meant that we could leave and enjoy the peace and quiet of the beautiful, protected swim beach of broken head, a very short walk from our front door. The house is beautifully appointed with a great kitchen, main bedroom with views to the light house and even a cot for the baby. The adults loved the day bed on the verandah and the fact that the giant TV was available but not in the main living area which meant that we actually sat down at night to chat over a glass of wine. The kids loved the chillax area, media room, ping pong table, garden and the beautiful swimming spot provided by 'the nook'. James is a perfect host, easy to contact, met us at the house when we arrived, made sure we had everything we needed and stopped by to see us off when we left. I highly recommend this place and will definately be back. Thank you James.

Rated 5 out of 5 by from A lovely long weekend at Seaspray... We celebrated our Dad's 60th at Seaspray last month, with all the kids coming to stay. Enjoyed having lots of space - had 4 families including two under 4 year olds. Plenty of room and levels for everyone to find what they needed- a quiet retreat /nap spot / room for the kids (including their own little nooks and toys!)/ hang out. Really appreciated the openness and light. The beach is also an easy 10min walk (with kiddies), and a peaceful spot without the hum of Byron. Owners are super-accomodating. Driveway is a little tight - we made the mistake of reversing our 4x4 without a spotter and landed a broken rear light. But easily negotiated with a spotter after that! Perfect spot for a family gathering of a group of friends for a restful and communal retreat. We loved it and would happily return.
