Sleeping 4 comfortably, The Bails has 2 large bedrooms, both with en suite (one with a large shower and bathtub and the other with a very large walk in shower). The large open plan living, dining and kitchen area opens onto a large timber deck with stunning views of the rolling hills and sunsets across the famous Bryon Bay hinterland. Also featuring an interior daybed against by-fold windows that frame the stunning views.
The property has a plunge pool, outdoor shower and large BBQ and lawn area. The Bails has both covered and uncovered deck areas, an outdoor dining area, ceiling fans in most rooms for warm summer days, and a wood burner for those cooler winter months.

Terms & Conditions
Deposit of 50% non refundable is required to secure the booking. Payment of the rental deposit constitutes the Clients acceptance of these Terms and Conditions.
Balance of the rental amount including bond must be received in full 30 days prior to occupancy. If not received, the owner has the right to cancel the booking and attempt to re let the property. Confirmed bookings made less than 30 days to the arrival date must be paid in full within 48 hours following confirmation.
Bond is payable at the same time as the balance amount. The bond will be refunded within 7 days in full subject to the below conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc
Cancellation if caused by the Client 30 days and under of arrival, all monies paid are not refundable. Cancellations outside 30 days from arrival refund (excluding deposit) will be made if the house is re-let for the entire period at the same nightly rate. If it a refund is made due to the property being re-let then a $150 cancellation fee will apply. The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. If the property becomes unavailable for any reason, a full refund of all monies paid will be provided. If funds are not received within 7 days of scheduled due date, cancellation of booking may occur with loss of deposit.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Usage - the premises are let to you for holiday purposes only and for the period stated on the receipt. NO weddings, parties or large gatherings are allowed. Smoking is not permitted inside the house.
Number of Guests should NOT exceed the number stated on the Confirmation Notice unless subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance and will be deducted from bond.
Parties and Functions are strictly prohibited. The property is located in a residential area of Byron Shire and has a strict no party policy. Please ensure noise is kept to a minimum respecting local neighbours. Noise complaints with resulting HLO (Holiday Letting Organisation) or Police call out where noise is deemed excessive, or noise order issued, may result in eviction without refund of monies paid and may result in the loss of bond. Use contrary to the above may result in eviction, loss of bond and/or additional payments being charged.
Damage, Breakages, Theft and Loss are the Client/Tenants responsibility during their stay & the owners take no responsibility for the tenant's personal property. Client accepts damage and/or breakages to any item in the property or the property itself will be deducted from bond and could incur additional charges where damage cost exceeds bond amount. Administration and time charges will apply to all bond deduction claims minimum charge $50 and $40 ph thereafter. The property is rented in good working order. If Client/Tenant notices any item broken, it must be reported to us upon arrival. Damaged or broken items reported after exit date will be deemed 'damage caused' and will be deducted from bond.
Departure: Please ensure you vacate the house by 10am (unless late departure has been previously arranged). The house is to be left in a reasonably clean condition as you would have found it upon your arrival. All rubbish is to be removed from inside and placed in the bins provided. If there is additional rubbish, you will be charged for its removal. Please do not strip the beds. BBQ is to be wiped over using the provided cleaning products. There is a $50 additional cleaning charge if BBQ left dirty. Washing up is to be stacked in dishwasher. Additional cleaning charges may apply.
Loss of keys or remotes will be charged to the Client at $150 Locksmith call out charge then $60 for remotes and $40 for replacement keys.
Pets are not allowed in or about the premises.
Check-out time is 10:00am unless a later check out has been confirmed in writing or text by the Property Manager.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
