Absolute House Rules
All properties have a Strict NO party Policy - functions or party crowds will be removed from the property.
Noise: To ensure the quiet enjoyment of neighbours, all noise should be kept within acceptable levels. Noise is defined as any sounds that can be heard from neighbouring properties that disturbs their peace & quiet, including arrivals & departures particularly at night.
This means no one in the neighbourhood should be woken or disturbed by your noise.
2 Strikes-You're Out: $165 per security call out -no rent refund -eviction.
This simply means, if a noise complaint is received during your tenancy, and security is called out to warn & advise of a complaint against you & any of your guests, a $165 charge will automatically be deducted from your security deposit. Should a second complaint second strike be received during the tenancy, causing a second security call-out, a further $165 will be charged against your security deposit, you will be evicted from the property and the tenancy terminated on the spot without refund of any rent monies paid.
Functions - Functions weddings etc. are not permitted as they can cause disruption to neighbours. Functions are not covered by landlords insurance.
All properties require a $1000 bond which is held on your arrival day by credit card pre-authorisation. If you are paying via Direct Debit we request you complete a Pre-Authorisation credit card form and send to us at the time of making the initial deposit. Bookings through Instant Book your credit card details will be Tokenised.
Peak Booking Check in and Check out Restrictions
Booking from 27th Dec to 3rd Jan have a 4pm check in time, all other arrival dates 2pm check in applies.
Unfortunately during peak times we cannot offer an early check-ins or late check outs Cleaner will be arriving promptly at 10am on your departure day.
Peak Set Date Restrictions
Christmas week bookings to be booked from the 20th and 27th December 7 night minimum
New Year week bookings to be booked from the 27th Dec - 3rd January 7 night minimum
To stay for Christmas and New Years you must book 14 days as per the tariffs table for each week.
1st week of January bookings to be booked anytime from the 3rd January 7 night minimum
These dates may be flexible by a day either side the rates will be charged as per the tariffs table.
We reserve the right to cancel any bookings not made within these date periods over this peak time.
Not all properties are suitable for Schoolies properties Schoolies bookings will be cancelled unless an exclusive Schoolies Tariff is specifically advertised.
Schoolies bookings are for 7 nights only per booking, check in and check out are only on Saturday.
September School Holidays are very popular all bookings are for minimum 7 nights with check in and check outs on Saturday.
Payments and Cancellations
Tariffs are subject to change without notice, until deposit payment has been received. A deposit of 50 is required to confirm booking and the 50 balance is payable 30 days prior to arrival. We charge a $55 non-refundable booking fee and a $1000 pre – authorization credit card bond 1 – 3 days prior to arrival.
All guest cancellations will incur an administrative fee of $100. Should the booking be cancelled within 60 days of arrival, the total amount paid will be retained and all efforts will be made to re-book the property at the same tariff. Should we successfully re-book the property, all monies, less a $100 admin fee, will be refunded. All changes and cancellations must be provided in writing.
The booking is made in good faith by our office, and maybe subject to cancellation or change. We cannot accept responsibility for action taken by the owner of the premises outside of our control. In the event of a cancellation all accommodation payments with be refunded in full, however all reasonable efforts will be made to offer alternative accommodation of a comparable standard, should this occur.
