Description

A superb location on a quiet street within 100 meters of Suffolk Park Shopping Village and three streets from Tallow Beach. This spacious 4 bedroom house, feautures a large open-plan living area, opening onto a large timber deck overlooking an 8m ingound pool and the nature reserve beyond. Bedroom 4 is a separate, spacious studio and ensuite adjoining the deck and sharing the same peaceful outlook. The house also features a modern kitchen with servery window to the entertainment area, a full bathroom and separate toilet and a second toilet in the external laundry. Fully fenced garden and pool. A perfect place to chill and unwind

Absolute House Rules

All properties have a Strict NO party Policy - functions or party crowds will be removed from the property.

Noise: To ensure the quiet enjoyment of neighbours, all noise should be kept within acceptable levels. Noise is defined as any sounds that can be heard from neighbouring properties that disturbs their peace & quiet, including arrivals & departures particularly at night.

This means no one in the neighbourhood should be woken or disturbed by your noise.

2 Strikes-You're Out: $165 per security call out -no rent refund -eviction.

This simply means, if a noise complaint is received during your tenancy, and security is called out to warn & advise of a complaint against you & any of your guests, a $165 charge will automatically be deducted from your security deposit. Should a second complaint second strike be received during the tenancy, causing a second security call-out, a further $165 will be charged against your security deposit, you will be evicted from the property and the tenancy terminated on the spot without refund of any rent monies paid.

Functions - Functions weddings etc. are not permitted as they can cause disruption to neighbours. Functions are not covered by landlords insurance.

All properties require a $1000 bond which is held on your arrival day by credit card pre-authorisation. If you are paying via Direct Debit we request you complete a Pre-Authorisation credit card form and send to us at the time of making the initial deposit. Bookings through Instant Book your credit card details will be Tokenised.

Peak Booking Check in and Check out Restrictions

Booking from 27th Dec to 3rd Jan have a 4pm check in time, all other arrival dates 2pm check in applies.

Unfortunately during peak times we cannot offer an early check-ins or late check outs Cleaner will be arriving promptly at 10am on your departure day.

Peak Set Date Restrictions

Christmas week bookings to be booked from the 20th and 27th December 7 night minimum

New Year week bookings to be booked from the 27th Dec - 3rd January 7 night minimum

To stay for Christmas and New Years you must book 14 days as per the tariffs table for each week.

1st week of January bookings to be booked anytime from the 3rd January 7 night minimum

These dates may be flexible by a day either side the rates will be charged as per the tariffs table.

We reserve the right to cancel any bookings not made within these date periods over this peak time.

September School Holidays are very popular all bookings are for minimum 7nights with check in and check outs on Saturday.

This property is not suitable for Schoolies, bucks or hens groups.Thesebookings will be cancelled if booked for this purpose.

Payments and Cancellations

Tariffs are subject to change without notice, until deposit payment has been received. A deposit of 50 is required to confirm booking and the 50 balance is payable 30 days prior to arrival. We charge a $55 non-refundable booking fee and a $1000 pre authorization credit card bond 1 3 days prior to arrival.

All guest cancellations will incur an administrative fee of $100. Should the booking be cancelled within 60 days of arrival, the total amount paid will be retained and all efforts will be made to re-book the property at the same tariff. Should we successfully re-book the property, all monies, less a $100 admin fee, will be refunded. All changes and cancellations must be provided in writing.

The booking is made in good faith by our office, and maybe subject to cancellation or change. We cannot accept responsibility for action taken by the owner of the premises outside of our control. In the event of a cancellation all accommodation payments with be refunded in full, however all reasonable efforts will be made to offer alternative accommodation of a comparable standard, should this occur.

Rated 4 out of 5 by from Great pool, good kitchen, great location. We really enjoyed our stay. The kids loved the pool and movies. Comfortable beds, cotton sheets and plenty of pillows.

Rated 5 out of 5 by from Comfortable house at best location This was a perfect little house for our group of 5. Close to the shops, buses and the beach. A very comfortable house with pool, air-con, wifi, netflix.... what more could you want. We'll be back!

Rated 5 out of 5 by from very comfortable and relaxed house that catered to all our needs.Beds and linen - great.Air-conditioning to every room - great.Owners provided many extras in the kitchen and laundry to make the stay fabulous. House is very well equipped.Pool was wonderful too.The local cafe is a great place to eat.So easy to maintain, it took no effort.Agents could not have been more helpful too.A great holiday.Very Happy.Would stay here again without hesitation :-)
