only a 10 minute drive into the centre of Berry, or 20 minutes to Seven Mile Beach or Gerroa.
Key features - Cliff House sits 450 metres above sea level. To the west, the property is surrounded by Cambewarra Range Nature Reserve which extends from Kangaroo Valley to the coast. From the front deck enjoy views of Jervis Bay, Mount Coolangatta, the broad reaches of the Shoalhaven River and Seven Mile Beach, Gerroa and in the foreground, the beautiful undulating farm lands surrounding Berry.
Configuration - Cliff House is a single storey family home with saltwater pool. There are 4 bedrooms. The master bedroom is located privately in one wing of the home and the further 3 bedrooms in a separate wing at the rear of the property.
The master bedroom has a queen bed, spectacular views, a parents retreat living area with bean bags and small screen TV plus 1 set of bunks located in a nook. Bedroom 2 has a queen bed with views into back garden, mirrored wardrobe and access to garden through sliding glass door. Bedroom 3 has a double bed with views to garden and mirrored wardrobe. And bedroom 4 has a king single with views into back garden from sliding glass door.
There are 2 bathrooms one with shower over bath, large vanity, washing machine, large mirror and separate toilet located close to living area and bedrooms 2, 3 and 4. and the second near the master bedroom with shower, vanity and toilet.
The property has the advantage of 2 living areas: Main living/dining and kitchen area with majestic views and a large wooden dining table to seat 8, the living space with a 3 seater sofa, large coffee table, large flat screen smart TV, Bluetooth speaker and air conditioning unit.
The kitchen has electric stove and hob, dishwasher, fridge/freezer, microwave and is well stocked with glasses, crockery, cutlery and serving dishes.
The second living space is the Fireplace Room, with a leather easy chair, combustion wood fireplace, and beanbags the perfect space for reflection and contemplation.
Outdoors - Cliff House has a 5 m saltwater pool in fenced area with deck chairs and sun umbrella.
Relax on the deck at the back of the property with outdoor table and chairs and views over the escarpment. There is also a fire pit to the north of the property, between the boundary and the house, it faces the view.
At the front of the property, sliding glass doors open out to the paved alfresco area with Gas BBQ, table and 2 chairs.
Heating and cooling - Cliff House has air conditioning in the main living/dining area.
There is a wood fireplace in the second living area and heaters in the bedrooms for the cooler months.
Linen - Sheets, pillows, blankets or doonas, linen and bath towels are provided at this property. Please however bring your favourite beach towel
Parking - There is off street, open air parking for 4 cars on the driveway

Minimum stay - There is a minimum 2 night stay for all bookings, which changes to 3 nights on long weekends, 4 nights at Easter and 7 night blocks during peak season. Peak season runs from mid-December to the end of January
Peak changeover day - Please note that during peak season, our properties have designated changeover days to make the cleaning rosters manageable. We also do not generally schedule arrivals on the Christmas, Boxing, and New Year’s Day public holidays.
Internet/ WiFi access - Sorry, this property does not provide WiFi. Please make alternative arrangements, or plan to switch off and fully relax during your stay

This home is located on the escarpment, so please remain in grassed area and do not venture into the unfenced rainforest bush area at the front of the property where the cliff edge is located.
We would advise that you keep all flyscreens closed at all times to prevent insects or other wildlife from entering the property.
