Situated along a quiet, tree-lined lane only minutes from Berry yet completely secluded.
The main house has 5 bedrooms and accommodates 10 with two bathrooms both with bath and shower and a separate toilet. Please see floor plan in photos for approx. house layout.

The gourmet kitchen has a Smeg oven with gas cooktop, dishwasher and everything you need to whip up whatever your heart and stomach desires.
The kitchen is part of an open plan living and dining hall with cathedral ceilings, an open jetmaster fireplace and luxurious lounges to relax in. The wall of windows from this room to the expansive deck with bbq highlights what Friar Park is famous for – its views.
Whether it's misty mornings or Picasso inspired sunsets, the view will take your breath away.
Sit on the deck with glass in hand to enjoy the stunning surrounds in summer, or relax by the open fire in winter.
And for those wanting to 'get away from the crowd' there's a second living area with cosy couches, TV and DVD player.
The fully equipped laundry makes family and longer stays a breeze.
The separate cottage has a kitchen, bathroom with bath and shower, open plan living and dining area and two bedrooms. The cottage sleeps 4 and can be booked by anyone booking the main house.

Outside the house there are established gardens, a free flowing creek, spectacular views of Wedding Cake Mountain and the ever-changing scenery of the escarpment.
Nestled between the house and cottage is an 11 metre solar-heated, saltwater swimming pool with a huge undercover entertaining area.
And if you'd like to wander in to town for a coffee or a loaf of Berry's famous sourdough, there's a walking track that begins right at the top of your driveway which provides a gentle hour-and-a-bit meander through country lanes right in to the heart of Berry.
The prices quoted are for rental of the main house and a maximum of 10 guests. This is the maximum number of guests who can be accommodated in the house.
An extra 4 guests can be accommodated by renting the cottage for an additional $200 per night. Prices quoted for the Easter break include the cottage so no additional charges apply.
In some circumstances the cottage can be rented separately if no bookings have been made for the main house. Contact us directly for prices.

SOME STRICT HOUSE RULES.
Smoking is not permitted anywhere on the property.
No pets allowed. There are NO exceptions to this policy as we guarantee an allergy and asthma friendly property.
The property CANNOT under any circumstances be used for events, parties, weddings, hens or bucks nights.
Failure to comply with these rules will result in the immediate loss of your entire security deposit.
As with all rural properties there are dangers to be aware of - snakes in surrounding bushland, unfenced creek, farm animals on bordering properties etc.
Friar Park borders an alpaca farm - please do not feed these animals as they may be in a farm trial or part of the flock that produces the Berry Pub alpaca burger
Please keep noise to a minimum so as not to disturb neighbours and please respect the local community - this is a farming lane and loud noises do scare farm animals.
•Please remove all food items from fridges.
•Wash all kitchenware and/or stack dishwasher and put on normal cycle.
•Clean any oven spills and the barbecue – please leave a note if the bbq gas bottle requires refilling.
•Empty all internal bins into the council bins outside - red bin for rubbish, yellow bin for recycling.
•Return moved furniture back to its original position.
•Report any spillage, breakage or malfunction of household item to us as soon as possible
• Lock all doors and vacate the premises by the check-out time of 11am.
Failure to comply with any of these conditions may result in the loss of your security deposit.
