Coastal living at its best, this stunning home is situated at the end of an exclusive cul de sac and positioned to enjoy expansive and breathtaking water and ocean views with a perfect north/easterly aspect.There is access from the back yard down to Beach Road where it is all flat and you can choose to walk the 10 minutes to the Batehaven shopping village or choose the other direction of 5 minutes walk, tennis courts, sporting fields, the Catalina Golf Course. There is another pathway starting from the small pergola just along the road out the front.
You could be sitting on the top deck overlooking the garden enjoying a lazy afternoon with a good book and a glass of wine. On the downstairs level there's a smaller deck coming off the living room you will have plenty of space to enjoy. The kitchen is Stylish with electric cooking with ample bench and storage space and a coffee pod machine only takes Caffitaly pods. There is air conditioning in the open plan living and dining upstairs area. There is no airconditioning downstairs but there is an electric wall heater for the colder months.

This property is ideal for a couple of families. It's in a very quiet street, so you'll only be disturbed by the birdsong in the trees. Beaches, playgrounds and the bike path into Batemans Bay are all nearby. A Porta cot and highchair is provided for your convenience.
LAYOUT This architecturally designed property is 2 levels with the lower level, 3 bedrooms laundry and bathroom and living area with TV out to a private deck and backyard and upstairs to the master bedroom, living room with TV and air conditioner, kitchen, dining area and entertaining deck.
BEDROOMS Linen is included, this includes sheets, pillows, pillow cases, doonas, doona covers and blankets and bath towels. The cleaning fee when booking is actually the linen fee. Please bring beach towels. We will have the beds made for you when you arrive. Master Bedroom: Upstairs Master bedroom a Queen size bed and Ensuite - Bedroom Two: Downstairs - 2 Single sets of bunks beds. Downstairs Bedroom Three: A Queen bed. Bedroom four downstairs- A Double Bed.
BATHROOMS / LAUNDRY Downstairs there is a bathroom with bath shower and toilet and a laundry complete with, top loading washing machine and dryer. Upstairs has a bathroom with a shower and toilet - entry from the Master bedroom and from the living room. This property has electric off peak hot water so be aware when a full house of over-use of hot water.
OUTSIDE The back yard is bigger than you expect. There is a huge entertaining deck with a generous outdoor setting and barbeque. There's plenty of parking in the driveway and on the quiet street out the front and a double lock up garage. Access to the garage is via the side door using your master key. Press the button beside the door for the automatic roller. There is an outdoor shower for you to use and wash off from the beach located in the front courtyard near entry door.
