The Tree House is a large, spacious, stylish and secluded beach house option - with plenty of parking, and a great entertaining decks with views to Jervis Bay. The house is spread over three levels with room for everyone and a self -contained flat for a couple.
"Pay for 2, stay for 3" special -this property offers the "pay for 2, stay for 3" special on weekends, "3 for 4" on long weekends, or "5 for 4" over Easter. The special can be applied to any day of arrival - if the applicable weekend rate is paid. The special does not apply in December and January.
Location -The Tree House is located on the first road into Hyams Beach. It is set high off the road and is within easy walking distance to the beaches and the Hyams Beach Cafe.
Key features - The Tree House is large open home set over three levels. At the front there is a large entertaining deck with BBQ. The entire family is catered for with this home as there are two separate living spaces and three bathrooms.
Configuration - The Tree House is spread out over three levels. Ground level has undercover parking for two cars as well as a self-contained bedroom separate from the house. On the first level is the dining area then kitchen and living space, including a wood fire place. Also on this level is a bathroom and a bedroom with a king size bed. On the third level there is another sitting room, the remaining three bedrooms, bathroom and laundry with access into the back yard.
Outdoors - A key feature of this property is the large deck with views of Jervis Bay. It surrounded by large ambient trees. Off the top lounge room is also another outdoor sitting area with an outdoor setting. Steps up to a backyard which is native, bushy and private. An outdoor shower is located at the front of the house for rinsing off after the beach.
Heating and Cooling - 12 Booderee is equipped with ceiling fans and a combustion fireplace.
Linen - The Tree House does not supply linen. Linen is to be supplied by guests or to be arranged with a linen service which we can provide the contact number for. Should you choose to supply your own linen the following will be required: sheets, pillow cases, bath and beach towels, hand towels, bath mats, and face cloths.
Parking - There is an undercover area for two cars with further parking for up to three more cars on the driveway.
Pets - The Tree House is not a pet friendly property. Please contact us for a list of our many pet-friendly options.
Minimum stay - There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of the Australia Day long weekend in January.
Peak changeover day - Please note that during peak season, our properties have designated changeover days so as to make the cleaning rosters manageable.

Internet / Wi-Fi access - NBN is progressively rolling out along the South Coast of NSW. If your house does have internet and if the owner makes it available to guests, you may use it with no guarantee of reliability or bandwidth by us or the owner. If you bring an internet dongle with you, the best network is generally Telstra. Otherwise, use your smart phone only during your stay or find a local cafe or library that offers free wifi. If internet access is critical during you stay, please make sure that you have a Plan B.
