Welcome to Morgan's in KV - Australia's 'most beautiful valley'

Although a new listing to Stayz, Morgan's is owned and operated by us, Lucy and Paul Morgan and we have provided beautiful rental accommodation on the South Coast for nearly a decade.

The house

The house comprises three bedrooms and one bathroom. It has just been fully renovated using almost entirely second hand and recycled materials to create a beautiful, comfortable and unfussy environment. The configuration is as follows:

Master - Queen bed with wardrobe and drawers

Bed 2 - Queen bed with wardrobe and drawers

Bed 3 - two sets of single bunks, designed as a kids room but sturdy enough for adults.

Therefore, the house is ideally suited for one or two couples, single families or groups of up to eight people in total.

For the convenience of family groups, we also provide a cot and high chair.

The main room features a huge recycled kitchen, eight seater dining area and cosy lounge with flat screen TV. A wood burner will meet all your heating needs during colder months, with all firewood provided. Doors lead out to the small balcony with amazing views over the property.

A separate BBQ area is adjacent to the house with BBQ, prep benches, bar fridge and enormous dining table. Sheltered from the sun, this area is also a fantastic base for other meals and craft activities during the day.

The property also includes a laundry room with second shower and large washing line.

The grounds

Morgan's is set on over five acres which is divided into five main paddocks. There are no resident animals on the property, but you will certainly feel the country vibe as cattle can be seen grazing on neighbouring blocks. A permanent fresh water creek runs down the west boundary which you can access from within a gorgeous paddock designed for your relaxation, particularly in summer.

There are rural views from every window and from the balcony you have a superb vista of the escarpment to the north and east. After heavy rain, you can even see three waterfalls in the distance. And at night, don't forget to look up and enjoy the incredible star show

As we are new owners of the property, we still have lots of things to do on the land; however, over the next few years we plan to transform Morgan's into a fully sustainable retreat and food forest following in particular the Permaculture Ethics and Principles. With every passing week, we are planting new trees, shrubs and edibles and guests are very welcome to join in and plant some vegetables in our huge main garden bed seeds provided. In the meantime, you are encouraged to stroll around the whole block, marvel at the views, enjoy the creek, say hello to the kangaroos and at night gaze up into the night sky with a glass of wine in hand.

Located just a five minute drive from KV village, Morgan's is a knockout property in its own right while also being a great base for visits into town, kayaking, nature walks, golf, Fitzroy Falls and all the other attractions that the Southern Highlands has to offer.

Other things for you to consider

No smoking

The property has a strict NO SMOKING policy. Smoking is not permitted ANYWHERE within the property boundaries, either inside or out.

This is a rural property and we'd love your co-operation with the following matters:

Garbage disposal: We do not have a council bin collection. We have numerous compost and recycle bins at the property so it's very easy for you to recycle all of your food waste, bottles, cans and cardboard. We would LOVE it, if you took away with you the small amount of non-recyclable waste that you generate but if not, then please use the bins provided.

Water: The property is not connected to main water supplies and runs entirely on rainwater. We are comfortable showering in, and drinking, what comes out of the tap but if you are not, then please bring your own bottled water for drinking. We have a drinking water filter attached to the kitchen sink. You might also like to boil a kettle at night and then pour that water into the fridge's water dispenser in the morning after it has cooled down overnight.

In general, please limit your use of water as much as conveniently possible as weather patterns are very unpredictable these days....

Without a sewer, the house also runs on a brand new septic system so please don't flush anything down the toilet or down the sink that won't easily bio-degrade.


We provide ALL linen, including doonas, doona covers, two pillows and two pillowcase per head. We also provide fitted sheets, top sheets and towels.


We do allow dogs and have new dog proof fencing in the two acre paddock which includes the house. PLEASE KEEP YOUR DOGS WITHIN THIS AREA as the other paddocks are not dog proofed. Please also be aware that our dog proofed fencing is not a guarantee that your dogs can't escape The natural undulation of the block means that there some small gaps under the fences. Also, kangaroos and wombats are resident around the property and are known to burrow and scrape along the fence line. In addition, neighbouring farms have cattle grazing at all times and, along with the kangaroos that visit throughout the day, this is all very exciting for most dogs Please be aware, then. that even the most domesticated dogs can suddenly develop the 'thrill of the kill' and start to behave in ways you may not have seen from them. If you do bring your dogs then please, please, please keep a very close eye on them. If they find their way onto a neighbouring cattle property and start to cause a problem, they might not make it back. IT IS ALSO VERY IMPORTANT THAT YOUR DOGS ARE RECEIVING A TICK PREVENTION SYSTEM AS THERE ARE SOMETIMES TICKS ON THE PROPERTY AND CONSEQUENCES FOR YOUR DOGS ARE POTENTIALLY VERY SERIOUS. PLEASE BEGIN A TREATMENT PROGRAMME BEFORE YOUR ARRIVAL IN ACCORDANCE WITH VETS' ADVICE OR MANUFACTURERS' INSTRUCTIONS.


We are so lucky to have a lovely, shallow freshwater creek running the full length of our property and it's a great place to relax, play and paddle. But of course, all water represents a potential risk to young children in particular so please exercise caution.
