Beachside @ Kiama is a wonderful holiday house for a large family or a couple of families to share. The house is two-storey with 4 x bedrooms, 2 x bathrooms and 1 x powder room and open plan spacious downstairs media room with kitchenette . The house has a large deck upstairs with stunning ocean views overlooking Easts Beach. The lower level has a large covered deck with a gas BBQ, pizza oven and dining table.
The house is situated on the southern side of Easts Beach with amazing ocean views. Whale watching is a popular past time from May to November! To access Easts Beach you can go through the fence into the cow paddock and walk down to the beach. The farmer has recently installed a gate at the bottom of the hill that you either need to climb over or go under to continue on to access the steps to the beach. The backyard has a swing set for the kids. The yard is not fenced. Adjacent to the house is a grassed reserve that is the perfect spot for kicking around a footy or playing some cricket.
The open plan living room, dining and kitchen are upstairs along with 2 x bedrooms. Both bedrooms have 1 x Queen bed with ocean views. The bedrooms have floor to ceiling glass sliding doors that lead out onto the furnished deck. The master bedroom has a walk-in robe that also connects through into the main bathroom (the bathroom can be locked off to make an en-suite for the master bedroom). The bathroom has a large shower, toilet & vanity. There is also a powder room with hand basin and toilet adjacent to the main bathroom. The large deck is furnished with sun lounge, reclining chairs and dining table for your outdoor meals.
There is a newly renovated spacious media room with comfy L-shape lounge, large flat TV, kitchen servery area with sink and 2 x single beds. The downstairs bedroom has 1 x Queen bed. The kids bunk room has 2 x sets of bunk beds. The kids bunk room is small, but perfectly formed. The downstairs bathroom has a shower over bath, toilet & vanity. The laundry is also downstairs. The large covered downstairs deck has another dining table along with a gas BBQ and pizza oven with ocean views, overlooking the gentle sloping grass lawn area & kids swing set.

Upstairs master bedroom - 1 x Queen bed

Downstairs 3rd bedroom - 1 x Queen bed
Media room downstairs - 2 x Single beds
Downstairs kids room - 2 x sets of single kids bunk beds. NOTE - no safety railing on bunk beds.
BABIES & LITTLE ONES: - The house has 1 x highchair; 1 x change table. The top of the stairs is fitted with a hinged stainless steel gate for safety. The bathroom downstairs has a bath for bathing kids.
MINIMUM LENGTH OF STAY: - A minimum 2 night stay is required year round. Longer stay requirements will be in place for holiday periods and long weekends.
WHAT WE ASK OF YOU:-
Basically we are just asking you to be respectful of the house during your stay - keeping in mind that this is a family home at the end of the day.
On the day of your departure we ask that the following tasks are completed:
~ All bins are emptied (from kitchen & bathrooms) and rubbish is placed in the respective bins (Red-general waste/Yellow-recycling).
~ Please ensure bins are placed on the kerb side for rubbish collection on Sunday
~ Any furniture that has been moved to alternative locations during your stay are returned to their original spots in the house
~ Toys are all collected and returned back into the toy baskets
~ Your dishes are either all done and put away OR are have gone through a clean cycle in the dishwasher
~ Any crockery/cutlery or glassware put away is cleaned first
~ The glass top dining table is wiped down of any food scraps
~ All items in the fridge / freezer are removed and taken with you or disposed of
~ The BBQ is left clean
We certainly don't expect you to "clean" the house - simply leave it in a tidy manner. Regrettably if these tasks are not completed upon your departure then an additional cleaning fee may be deducted from your security bond.

TERMS & CONDITIONS OF HOLIDAY TENANCY AGREEMENT
PLEASE NOTE: Payment of your deposit indicates acceptance of the below Terms & Conditions.
Deposits and Payments
1. To secure a booking a 50% deposit must be paid into the bank account to secure your booking dates. A booking is NOT considered confirmed until the deposit is received. Upon receipt of the initial 50% deposit then the dates are "blocked" and your booking is 100% confirmed.
2. The remaining 50% accommodation balance of booking is then required no later than 7 days prior to your arrival date.
3. The Bond will be due payable no later than 7 days prior to your arrival date.
4. Keys are not given out unless full payment has been made including bond.
5. Your Bond will be refunded after the inspection is carried out and providing that property is left in a tidy and reasonable condition. Any issues relating to your stay will
