The Tudor-style manor has been fully renovated to feature open-plan living, light-filled rooms and modern luxuries; all surrounded by sweeping lawns, rustic gardens and heated swimming pool to take advantage of this one-acre wonder.
The huge kitchen – with its stunning marble, island bench and leading appliances – is the heart of the house; linking with the dining room and it’s open fire place, and expansive front deck with outdoor BBQ station.
Find your own space inside or out, with two separate living areas, a rumpus room, two decks and several peaceful outdoor areas to enjoy a coffee, read a book, or quite literally smell the roses.
You’ll never run out of things to do. Take a dip in the pool, or laze on the sun lounges; Netflix and Wii can be accessed in the main lounge; the rumpus room features a billiard table that converts to a ping pong table, plus a rowing machine; there’s a 14-foot trampoline and a tree-house with a fireman’s pole for the kids or big kids; you can shoot some hoops; crank up the fire pit and wood-fired pizza oven; or play some epic games of backyard cricket, footy or bocce.

NOTE: The small back deck off the kitchen does have an old style Tudor rail that is not toddler-friendly but the door that leads out to this deck and the water tank is lockable.
GENERAL: General house rules found in the house must be followed. Please ensure all guests read these rules in conjunction with the compendium that will be supplied on the kitchen bench upon your arrival.
NUMBER OF GUESTS: No additional guests beyond the maximum of 9 8 adults are to be accommodated at Hilltop Haven without the express prior permission of the Host. The number of guests may be exceeded only by the sole discretion and express consent of the Host.
NOISE: The use of PA or speaker systems is prohibited; amplified music is not to be played outdoors after 8pm. No loud music is to be played indoors after 10pm, such that may be heard by neighbours.
FIRES: A fire must only be lit in the designated fire pit, and only when fires are permitted.
CHILDREN: Guests must take full responsibility for the care of young children on decks and in the swimming pool area.
FURNITURE: Guests must not move any indoor furniture outside. Scratches, rips and other damage beyond normal wear and tear may result in a deduction from the security deposit.
RUBBISH: Guests will use rubbish bins provided at the property yellow bin for recycling, red bin for normal garbage. Excess rubbish must be removed from the property, or a removal cost will be deducted from the security deposit.
PARTIES: Hilltop Haven is available for private holiday and corporate accommodation only. Bucks, Hens Schoolies gatherings and formal parties are strictly prohibited. A breach of this may result in loss of security deposit, and/or immediate request to leave the property.
NEIGHBOURS: Hilltop Haven is located in a quiet rural-residential/farming community. The peace and privacy of our neighbours is paramount to us. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund.
PETS: Pets are not allowed at the property unless prior approval has been given.
SMOKING: Smoking is not permitted inside the property under any circumstance. If you choose to smoke outside, cigarette butts are to be disposed of in bins provided.
LINEN AND TOWELS: As a minimum the following will be provided: sheets, a quilt cover and/or blanket and pillows and mattress protector for each bed. Bath towels / mats, hand towels, tea towels and pool towels 6 are provided. A waterproof mat can be found in the linen cupboard that can be used under the sheet for any children that you worry may wet the bed.
CHECK-IN AND CHECK-OUT: Check-in time is not before 2pm on the arrival date. Check-out time is no later than 10am on your departure date unless prior arrangements have been made. You are responsible for the safekeeping and replacement of accommodation keys. Failure to returnkeys may lead to additional charges.
DAMAGE & THEFT: You are responsible for damage, breakages, theft and loss at the property. You must notify us of this immediately. The Host may recover repair or replacement costs.
BBQ: Please ensure the gas bottle is turned off after every use. The BBQ must be cleaned prior to your departure.
CLEANING: Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided at the property, and crockery and cutlery washed and packed away. Extra cleaning charges and tip fees may be incurred in the advent of abnormal cleaning requirements. This will be deducted from the security bond.
PROBLEMS OR COMPLAINTS: In the event of any problem or complaint, please inform the Host at the earliest opportunity so we have a chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
