The spacious deck and paved area is excellent for outdoor eating and relaxing – barbecue 4 burner with side burner provided
The kitchen is fully equipped with stove, dishwasher, microwave, coffee-maker, jug, toaster, kitchen utensils, mixer, juicer, cutlery and crockery for up to 8 people
The bathrooms upstairs and downstairs have recently been renovated
The master bedroom has one queen-sized bed and built in wardrobe
The second bedroom has two single beds and small built-in wardrobe

Linen and towels new, Sheridan brand are provided on the basis that guests wash and dry them before leaving or exercise the option of paying $50 for this service. The laundry has an 8kg washing machine and a semi-industrial dryer. If guests wish exercise the washing and drying option, beds should be stripped and sheets and towels piled ready for pick up.
Short rentals under 7 days assume guests will clean the house and leave it in a condition suitable for the next tenants. Professional cleaning is available at $100 additional to rental.

A short walk to the very safe beach – around 10 minutes immediately below house but accessed through adjacent right-of-way
Batemans Bay a regional centre with extensive shops is 12 kilometres away and there is a small café and store at Maloneys Beach around 20 minutes walking distance from the house selling takeaway food, basic items milk etc and liquor.
Occupancy is from 2 pm on the day of arrival. Tenants must depart by 11 am on the day of departure. Note: other arrival and departure times may be negotiated with the owner
Price is for self-cleaning including washing and drying of linen and towels and the tenants are required to leave the house in a clean and tidy condition.
Smoking inside and pets are not permitted
Christmas bookings are Saturday to Saturday
Long weekend bookings are for minimum 3 nights
