Batemans Bay day time temperatures are similar to that of Sydney and humidity is relatively low.
Tallawang Avenue winds around the northern headland of Malua Bay and the house is a newly renovated two storey coast house with extensive northern views of the coastline and the ocean to the horizon. There are views also to bushland and the Tollgate Islands of Batemans Bay. It is north facing from the rear.
Upstairs there are two bedrooms with ensuite to main bedroom, bathroom, fully equipped kitchen and living/dining room. There is a north facing deck as well as a deck off the kitchen facing the street. This is made private by protective trees. The main bedroom has a queen size bed and the second bedroom has a double bed. The main deck has a gas barbeque.
Downstairs there is a family room with its own kitchen, a third bedroom and a study/bedroom as well as a second bathroom and laundry with toilet. All bathrooms have toilets making 4 in the house overall. The family room opens onto a sunroom going onto the downstairs deck which overlooks the rear garden and lawn. There are also some ocean vistas from this deck. There are double beds in the downstairs bedrooms.
There is a double garage and an entry foyer which services both floors of the house. There is also a rear outside staircase.
It is a short 5 minute walk south to the Malua Bay beach, shops and cafes and close to the local bowling club and tennis courts. There is a boat ramp and bakery at Mosquito Bay, a few minutes drive north of the house.
Malua Bay is just over ten minutes drive south of Batemans Bay which has shopping centres, a 27 hole golf course and a variety of restaurants. There are boating excursions from there as well as fishing boats for hire and organised fishing tours.
Overall it is a very attractive part of the NSW coast with many coves and beaches as well as opportunities for bushwalking and exploring coastal towns and villages, many of which have antique stores and interesting eateries.
