Sea Breeze is a magnificent home built in 2013 and finished to an exacting standard. It is located a short walk from the beach and comes with everything you’ll need on your holiday! It has been designed for both entertaining and relaxing. A maximum of 6 adults are welcome and there is room for a further 6 kids in the bunk room.
The house is positioned one block back from the scenic and quiet Orion Beach; about a 5 minute walk. Vincentia shopping centre is about a 15 min walk up the road (2 min drive) and has a Coles supermarket and specialty shops.
It is located in a nice quiet part of Vincentia; back from the main road, yet close to the beach.
Kids will enjoy the beach, parks at Plantation Point and the bike paths that follow the coast all the way to Huskisson.
The house is a split-level, 4 bedroom, 2 bathroom home with a stunning kitchen and bi-fold doors which create a fabulous indoor/outdoor space through the living area and deck.
There is ducted reverse cycle air-conditioning to keep you warm in winter and cool in summer. Not that you’ll need it much in summer as the north east sea breeze takes the edge off the summer heat.
During the cooler months, you can enjoy the convenience and comfort of the gas fired open fireplace.
Music is ducted through the living room and out on to the deck via high quality speakers in the ceiling.
A separate room between the bedrooms contains the TV and provides a space for the kids to play away from the main living area.
Parking is available in the driveway as the garage is unavailable.
You won’t believe the kitchen! There is a huge commercial sized oven, side by side dishwashers, deep twin sinks and plenty of bench space.
It overlooks the dining, living and deck areas making cooking a pleasure.
Sea Breeze will sleep up to 12 people with a maximum of 6 adults. If there are more than 8 guests, a small surcharge will be added to your tariff to cover extra cleaning and the making of beds.
Linen is included all year round. This includes sheets, pillow cases, doonas and blankets, bath towels, beach towels, hand towels, face washers and bath mats. We will have the beds made for you when you arrive.
Master Bedroom: A good sized room with a king sized bed, walk-in in wardrobe and stunning ensuite.
Bedroom 2: Queen bed with built in wardrobe
Bedroom 3: Two single beds
Bedroom 4: Three sets of bunk beds, suitable for up to 6 children.
BATHROOMS AND LAUNDRY
A huge ensuite compliments the master bedroom and houses a deep freestanding bath, a double shower and twin basins.
Amongst the other bedrooms there is a second modern bathroom with a large shower and toilet.
As you walk down the hallway there is a separate toilet.
You’ll spend a lot of time on the covered north facing deck with ducted sound and integrated lighting. Bi-fold doors on three walls open the deck up to the living/dining areas and add to the relaxing layback beachside ambiance.
There is a BBQ on the sandstone down stairs in back garden.
Below the deck is a grassed area for the kids to run amok.
Out the front is driveway parking for a couple of cars.
Unfortunately this property isn’t suitable for pets.

> ARRIVAL AND DEPARTURE TIMES
Wherever possible, we will contact you the day before to offer early arrival and/or late departure.
If you don't hear from us, we ask that you don't arrive before 3pm on the day of your booking (where the property has been cleaned and is ready before 3pm we will let you know that you can check in early). Departure is strictly 10am so that the cleaners have time to prepare the property for the next guests.
> PARTIES, FUNCTIONS and GATHERINGS
This property is surrounded by permanent residents and is located in a quiet part of town. Guests that don't respect the neighbours will be evicted forfeiting their full tariff and bond. If you are planning a party, please look elsewhere as we have a zero tolerance policy.
> WHAT IS INCLUDED?
We provide linen all year round. This includes sheets, pillow cases, doonas and blankets, bath towels, beach towels, hand towels, face washers and bath mats. We will even have the beds made for you when you arrive!
The kitchen has all the pots, pans and utensils you are likely to need. There is "Spray and Wipe", detergent, dishwashing tablets and dishcloths available as well as cleaning equipment for the BBQ. We also supply items like Gladwrap, foil, paper towels and tea towels. The pantry has all the basics (and often more!) including olive oil, salt and pepper, tea bags, coffee and sugar.
Bathrooms have shower gel, hand wash, tissues and toilet paper.
There is laundry detergent supplied for the washing machine.
Cots and highchairs are available at no extra cost.
If you find something that you would expect to have at YOUR holiday home is missing, please let us know and we will do our best to arrange it.

Please be aware that ADSL (fixed line broadband) internet connections are very unreliable and speeds are significantly slower than metropolitan areas. Unfortunately we have no control over this. There is extensive coverage of Telstra's 4G and 3G mobile network in the area if you wish to use your mobile phone. Where internet is advertised, we do our best to keep it online, however, please don’t plan your holiday around a reliable internet connection.
