Both guest areas are attractively furnished with your comfort and relaxation the main priority......... Ask about the special rate for children; reduced rates for seniors or enqire about the great weekly rates.
The features of Kirkham Manor are many and include secure keyed entry and all linen and towelling for both shower and pool is provided. The guest house has a stylishly comfortable lounge and dining area; large flat screen TV, extensive DVD library, great reading and CDs; fully equipped kitchen to make life easy, with dishwasher, gas stove top, electric oven, microwave, full size refrigerator, quality utensils and tableware - everything you need to cook your own meals. Should you decide to eat in - you can bring what you need or shop in Moss Vale, just 5 minutes away.
A breakfast 'feast' is provided for you including eggs, bacon, sausages, tomatoes, cereals, yoghurt, fruit, bread, tea, coffee and juice. All local produce and 'deli' items. You only need to do is shop for your other meals.
The guest house has 2 deluxe queen sized beds, 2 comfy single beds, a very comfortable queen sofabed in the lounge area and 3 portable single beds. The guest suite has a luxurious queen bed. Two of the bedrooms are easily able to take the extra portable beds - a bonus when you have a family get together and would like everyone to stay in the same accommodation. There is also a portacot and highchair.
Relax by the indoor heated pool and spa, designed for your year round enjoyment. Run around on the Edwardian gravel tennis court for a bit of ‘hit and giggle’ and then unwind in the covered barbecue area, sitting by the open fire in winter, while enjoying al fresco dining. Dining at night outdoors is an experience - on a clear night the stars are breathtaking.

The village of Sutton Forest, renowned for its rural lifestyle, is an easy 1.5 hours pleasant drive from Sydney or Canberra and 45 minutes from the coast and Wollongong.
Once you have settled into Sutton Forest Phar Lap country, you can explore the nearby wineries and historic towns of Exeter, Bundanoon, Moss Vale, Robertson 'Babe' country, Berrima and Bowral, with their beautiful buildings, fashion boutiques, quirky homeware stores, antique shops, art galleries and gift stores. The Morton National Park is just 10 minutes away, with views that will amaze you and, of course, you have to visit the Glow Worm Caves.
With the many pubs, sports clubs, service clubs, cafes and restaurants in such close proximity you can eat out as much as you like, or do some local shopping and cook in your own kitchen.
