Located in the magnificent Palm Beach area our House just above 2 minutes driving or some minutes walking to everywhere at Palm Beach, including to the Cafes, Restaurants, Shopping Village and less than 10 minutes to the Avalon Shopping center and local Village. It across the street from the famous Palm Beach Reserve, this Holiday House boast of being in the most luxurious neighborhood of Sydney

Just some minutes walking to the BUS stop L90, which directly connected to the Centre of the City and all major areas of the North Sydney.

The Majestic Ferry available just for walking access with a lot of possibility for the attractive holiday's discovery and challenge

Rated 2 out of 5 by from NOT suitable for Large Groups & Business Getaways. PALMIE Holiday House is advertised as an ideal place for Groups, Business Getaways or Family Holidays. Unfortunately having spent the weekend there with my family & friends (14 in total) this was far from an 'ideal place' to have a group getaway :( On arrival, we had a very difficult task of parking. The house is situated and built into a hill and with the steepest driveway it is almost impossible to park any cars. Whilst there is the option to park your car on the street, the house is situated on a bend and parking for 7 cars proved very testing. The stairs going up to the PALMIE'S main entrance were very uneven and mainly rocky, with overgrown vegetation not allowing for a clear path to walk through. Anyone elderly or families with young children would find this quite challenging. On entering the property, it is very clear to see the owners have purposely set up their home to take large groups, 2 additional bedrooms have been created directly off the living space to cater for an additional 4 people, the double garage has been converted into a games area, and a large hot spa installed in the back garden. The property has been reasonably maintained, (some areas better than others) however there were many areas that we felt needed attention. A very musky smell was also present throughout the whole house, particularly the lower level where it may not get aired frequently and also doesn't get much sunlight throughout the day. From one en-suite having mold throughout the entire shower area, to an entire window covered in cobwebs in another bedroom, to the garden areas (front and back) being very uneven, overgrown and not very practical for larger groups of guests. There is also an outside balcony that wraps around the front of the house which has seating provided for multiple people, whilst this is a very pleasant area to be in, it directly sits within the peripheral of one neighbour and even the slightest noise (i:e chatting, playing games) is classed as a nuisance. With 14 family and friends coming together after many months, it was important to find a property that held this amount of people whereby we could all be in one place together. With a BBQ planned, party games organised, karaoke, this property unfortunately is by far NOT suitable for anyone wanting to have any type of FUN. Since our stay, and nearly a week after our departure, we have now learnt that the neighboring community do not appreciate rentals in this property as they do not lend well to any type of noise. Even our daytime BBQ (classed as a party) along with my niece singing along to her karaoke machine caused them a huge irritation generating a complaint at 7pm to the owner and classed our behaviour as "not civilized". PALMIE Holiday House is situated in a very quaint part of Palm Beach and houses are built in close proximity to one another. Whilst I understand that noise can be a nuisance due to the nature of this setting, it appears that this particular neighbourhood community are looking for peace and tranquility at all times and rentals in this area are not looked upon greatly. From our personal experience at PALMIE Holiday House, this is definitely not a setting for large groups or business getaways. Any type of activities planned which may involve noise pollution throughout the day/night is a no-go. We also feel that this is not suitable for any person who has difficultly walking as there are many uneven areas throughout the property. From our personal experience we feel PALMIE Holiday House is more suitable for couples, the elderly (as long as they are able to walk independently) or families with older children who plan to use the property as more of a pit stop and are happy to keep noise to a minimum at all times of the day and night. PALMIE Holiday House has a list of rules some that are of the extremity (i:e placing cushions on the sofa exactly how you found them to going through every part of your rubbish and separating them into the 5 different recycling bins provided outside.) The reason why I felt the need to write a thorough review is that it's very important that people who are planning a memorable time for their family/friends/associates/colleagues, should be privy to all the above information before booking. There are areas of this property that do need addressing and need to be advertised more clearly along with the fact I would not want anyone else to be made to feel that having 'FUN' with family and friends is classed as uncivilized behavior to the residents surrounding PALMIE Holiday House.

Rated 4 out of 5 by from Lovely location but not very accessible! We had a wonderful weekend at this house. I do want to point out that the house is not very accessible. It is built into a hill with a very steep driveway and uneven rocky stairs. It would be fine for those who are able to do stairs easily however as I went with my parents and grandparents (3 of which find stairs hard to complete) I would have reconsidered booking this place if i had known. Other than the stairs the house was nice to stay at and was great for large groups.
