ABOUT THE PROPERTY
You'll love our place, as the house itself is unique, with 3 split levels, on a lovely big property.
As you enter the big red door, you're in a feng shui inspired tropical atrium with 2 rock ponds under a timber walkway which leads you into the house. The pond is home to 4 large turtles that have lived here since the house was built.
Once inside, you're in the kitchen and living area which are divided by a 6m high solid brick fireplace, with soaring cathedral ceilings and exposed timber beams, spanning across both rooms. Glass sliding doors open onto a balcony that overlooks the pool, perfect for afternoon cocktails or having a drink while watching the kids in the pool. The living area has 3 lounges/sofas, that can also be used as extra bedding. There’s a large round leather lounge, 3 seat chaise leather lounge, a double futon sofa bed and air conditioning. For your entertainment there's a 55inch Smart TV, Telstra TV with Netflix, Stan, YouTube etc, PlaySation 2 and a DVD player, with a large selection of DVD's.
The large kitchen is fully equipped with wonderful gas cooking, pots, pans, utensils, crockery etc, everything you need to cook up a storm, plus an 8-10 seater dining setting that looks into the atrium.
The top level has 2 bedrooms and the main bathroom. Both bedrooms have queen beds with high quality mattresses and lovely fresh linen, with extra pillows and super soft blankets available. The first bedroom has a queen bed and a small single sofa/bed, with space for a portacot or single floor mattress. The second bedroom is a twin room with 2 queen beds. Both rooms have brand new air cons, ceiling fans, built in robes and sliding doors that open onto a long shared balcony, with an outdoor lounge. Fresh bath towels, hand towels and face cloths are provided.
The bathroom has a large corner spa bath, separate shower, toilet and double basin stone top vanity.
Down the stairs, you’re in the sunroom turned ‘bedroom’, which opens directly out to the pool and alfresco dining area. In this room, there are 2 sets of bunks, one set has a double bottom bed, plus a desk. The third bedroom has a queen bed and also opens out to the alfresco dining area, with double glazed windows and sliding door. Both rooms have ceiling fans. The second bathroom/laundry is on this level.
The pool and outdoor alfresco area is perfect for big groups or families. Great for spending the whole day outdoors, cooking, eating, swimming, playing table tennis or just relaxing. The beautiful salt water tiled pool is 10m x 4m, great for laps, with specialised mineral salts added that are kind to your skin and hair and help relax your muscles. The alfresco area has a large outdoor bench seating dining setting seats 20, an outdoor kitchen with a 5 burner gas stove and extra large oven great for keeping the house cool in summer, sink, BBQ and fridge. Right amongst it all, is a table tennis table, which is a favourite with many of our guests who enjoy having a friendly game or ‘heated comp’. For those who don’t want to miss their favourite show or sports game while on holidays, there’s a TV that you can watch from just about anywhere, perfect in the warmer months. No need to sit inside and and miss out on a beautiful sunny day, just swing the TV where you want and watch your show, sport event or movie while having lunch, cooking a barbie, or while in the pool with a cool drink.
The house accommodates 12 people comfortably with the beds provided, but we can and have accommodated more, using the lounges, sofa beds, queen air bed, single floor mattresses or porta cot.
PLEASE NOTE: We live in a villa on the property which is detached from the main house, a completely separate dwelling, with our own private side entrance and private sitting area.
The large outdoor and alfresco dining area is mainly for your use and enjoyment but is shared with us, as we do on occasion use the outdoor kitchen, BBQ and pool.
We have our own outdoor sitting area directly outside our villa which is sectioned off with bamboo blinds, to provide some privacy and separation for both the guests and hosts.
'Xenia' is only 3km from the Carrara Sports Precinct which was updated for The Commonwealth Games and includes Carrara Stadium, Gold Coast Sports & Leisure Centre and Carrara Indoor Sports Stadium.
It only takes a few minutes by car or a quick 20 min walk, making 'Xenia' an extremely convenient location to stay. Perfect should you need or want to come home for lunch or a break while at an event.
The house is situated on a large block in the highly sort after dress circle location of Boonooroo Park, Carrara.
We're only minutes to the beautiful Emerald Lakes Golf Course, with a scenic walking track that wraps around the lake and the gorgeous French Quarter, with a choice of waterside restaurants and cafes. We're also only minutes to Royal Pines Golf Course where all the classics are held and the beautiful Lakelands and Palm Meadows Golf Courses are only a 5 min drive away.
Just 1km up the road you have your 24hr 7/11 Store, a bottle shop and a variety of restaurants, Japanese, Indian, Chinese, Fish & Chips, Pizza Hut, a cafe and hairdresser.
It's only a 20 min drive from Gold Coast Airport, 15-20min to Surfers Paradise, 12-15min to Broadbeach, where you'll find lots of great restaurants, cafes, clubs, bars, the new chic Pacific Fair Shopping Centre and the amazing Gold Coast beaches. Robina Shopping Centre and Nerang Train Station are only 10 min away and it's only a 12-15min drive to Warner Brothers Movie World, Wet’n’Wild, Dreamworld and the other theme parks.
If you like wine tasting, The Hinterland and Mt Tambourine are just over a 30 minute drive away. And if you've always wanted to jump into a hot air balloon, it's only a stones throw away.
We do recommend it best to have a car, as it’s only a short drive to most of the popular tourist attractions, beaches, shopping centres etc.
You can park your car, boat or caravan on the right hand side of the front lawn, on the allocated boat/caravan pad, with ample free street parking directly in front of the house. We kindly ask that you not park on the grass.
There is a bus stop within walking distance 300m for those who prefer public transport, with buses arriving in both directions every half hour. Please keep in mind that the bus service ends at 6pm.
Of course you can use Gold Coast Cabs 131 008 or better yet, request an Uber, with very short waiting times and very affordable.
PLEASE NOTE: We do Corporate and Private Airport Transfers in a luxury 7 seat Mazda CX-9 from both Gold Coast and Brisbane Airports. Simply call or email to organise.
We also offer a personal driving service for our guests, costing you less than UberXL or UberSELECT. Just call or email for information on the costs of the transfers. We can take you just about anywhere you wish, whether it's a simple drop off or pick up from a theme park, the beach, shopping centre or restaurant. We also do day trips as far south as Byron Bay or north to the Sunshine Coast.
If you're driving to 'Xenia' on the M1 Pacific Motorway, take Exit 73, Nielsen Rd and we're less than 2km away.
If catching a bus from Coolangatta Airport, take Bus 777 to Broadbeach South Station, then catch either Bus 743, 744 or 736 up to Nielsen Rd, get off at Hickey Way Bus Stop, turn left and walk towards Madigan Rd then onto Alison Rd
If travelling by train, get off at Nerang Train Station and you can either catch a taxi, order an Uber or take the bus that goes to Nielsen Rd, get off at Hickey Way Bus Stop and walk towards Alison Rd
We love our home and ask all our guests to be respectful of the house and others. Keep things clean and tidy and please leave everything as you found it.
Please confirm if the number of guests you originally booked for increases, so we can prepare the correct linen/bedding and finalise any extra costs that may be required.
No smoking inside, but you're free to smoke anywhere outdoors. Please dispose of butts appropriately and use the ashtrays provided.

DUE to it being a residential area, we ask that you consider our neighbours and keep the noise at a respectful level at all times. Should the noise level be excessive at any time, you may risk your stay.
DISTURBANCE to our neighbours, including excessive noise, any rude or offensive language or behaviour, fighting etc, is prohibited at anytime while staying at Xenia and will result in termination of rental and loss of your Security Deposit.
If any of these rules are broken, we will issue a warning, after that, we have the right to remove you from the house, forfeiting the balance of your stay and your Security Deposit.
We will not accept or allow people to stay with us who are disrespectful, dishonest, dirty or don't care about how they live while in our home.
We hope you understand that we have House Rules in play to avoid any unnessasary or awkward situations
