Dolphin Avenue Sanctuary offers a peaceful getaway for your enjoyment, whether it is for a romantic hideaway, beach getaway with a group of friends or a place where your family or a couple of families can enjoy quality time together. Our vision is to provide great value for those who work hard for their holidays and can't justify paying $150 upwards per night for a single hotel room. Why spend loads of money on a small, cramped unit on your dream vacation when you can enjoy an inexpensive, clean and comfortable holiday home that caters for all ages and families.
The duplex is centrally located but is also situated in a quiet and safe residential neighbourhood. It is a short walk to the beach and the trendy cafes, bars and restaurants of Nobby's Beach. It is close to all amenities including supermarkets, parks and retail precincts. It is a short drive to Burleigh Heads, Broadbeach and Surfers Paradise.
The property is set over two levels. On the first level you will find the open plan modern kitchen with large pantry, dining room and living area. The living area opens out on to a large timber deck with barbeque and outdoor dining setting. There is also a convenient powder room plus a separate laundry located on this level. You will also find a large rumpus-like room which contains 2 single bunks (sleeping four people) with a LCD television/DVD, PlayStation and couch. Kids in particular will find this an excellent place to retreat to!
Upstairs there are three bedrooms. The first bedroom contains a double-sized bottom bunk bed with a single top bunk (sleeping 3 people). The second bedroom contains a Queen-sized bed. Both bedrooms have built-in wardrobes. The main bedroom has a Queen-sized bed, a walk-in wardrobe and an ensuite featuring a double vanity, shower and toilet. The main bathroom is also located upstairs and here you will find a bathtub and shower. There is also a separate toilet.
OUR HOME NOW INCLUDES: NEW BEDS & MATTRESSES, NEW LIVING ROOM FURNITURE, BABY ITEMS PLUS NEW LINEN, TOWELS & BEACH TOWELS.
The duplex is set up to be a comfortable home away from home. It is not a hotel so is not serviced daily. Upon your arrival you will find all beds made up with clean linen and there will be clean bath towels in the linen cupboard. Soap-on-tap and a supply of toilet paper rolls will be provided.
ITEMS SUPPLIED, CONFIGURATION & LOCAL ATTRACTIONS
As a Family, we have thought about what we find essential when holidaying on a budget so we have tried to provide guests with the regular facilities they have at home. This means that our guests are able to cook/barbeque at home avoiding having to eat out every meal minimising holiday costs.
Washing machine, dryer, refrigerator/freezer, clothes line, dishwasher and dishwashing tablets, ironing board, iron, cooking utensils, toaster, kettle, cutlery, crockery, BBQ utensils are supplied.
Linen and bath towels are supplied. Beach towels available on request so you can enjoy some of the Gold Coast’s best beaches.
A portacot and highchair are available on request at no extra cost.

Transport is readily available with a bus stop 100 metres from your front door.
Mermaid Beach/Nobby Beach are close to all major attractions the Gold Coast has to offer but far enough to enjoy a peaceful holiday.

TERMS AND CONDITIONS
STANDARD TERMS AND CONDITIONS
ARRIVAL- Check-in time is from 2:00pm. Early check-in may be possible with prior arrangement, depending on whether the duplex has been cleaned and is available for entry. It is necessary to make contact with the owners prior to your arrival in order to obtain the keys to the property.
DEPARTURE- The duplex is to be vacated by 10:00am to allow time to prepare property for the next guests.
DEPOSIT- A deposit of 20% of total accommodation cost (non-refundable) is required to secure the booking. Payment of said deposit constitutes your acceptance of these Terms and Conditions. The outstanding balance must be received at least 21 days prior to occupancy unless a later time has been agreed to in writing (email). Failure to make completed payment by this time gives the owners the right to cancel your booking and to re let the duplex for the original dates you booked.
While we make every effort to ensure the duplex as booked is available for your stay, we reserve the right to refund your payments or find alternative accommodation for you if for any reason the duplex should not be available due to reasons unforeseen at the time of taking your booking.
To maintain a high standard for our guests we require certain conditions to be complied with. We appreciate most people will respect our property however due to the minority who do not the following conditions apply.
REFUNDABLE DAMAGE DEPOSIT (RDD)- You will be asked to supply a $300 Refundable Damage Deposit (RDD) 2 days prior to check-in for security purposes. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements and extra guests beyond those declared. As per Stayz Holiday Rental Group policy, the refund date for the RDD must be a minimum of 48 hours after the checkout date. The RDD will be automatically refunded to you 48 hours after your checkout date provided that the owners make no claim for damages.
Damages or breakage of the property and its contents during the tenant's letting period is the tenant's responsibility and costs of repairs and replacements will be charged to RDD provided. The duplex is inspected prior and post tenancy.
NUMBER OF GUESTS- This number should not exceed the number on the booking form or subsequently agreed in writing (email). The maximum amount of people allowed to stay in the home is 11.
CLEANING/LINEN FEE- A mandatory $200 Cleaning/Linen Fee applies per stay. Our cleaners wash and change all bed linen and towels for guests in addition to cleaning and maintaining the premises to a high standard. The property should be left in a similar condition to entry and the level of cleaning required should be considered reasonable for the period of stay.
Garbage and any items not belonging to the property (you may leave behind sealed food items for removal by cleaners) should be removed to the wheelie bins located on the property prior to your departure. If the bins are full, garbage should be placed beside the bins.
All crockery, cutlery, pots, pans and any other kitchen item/utensils are to be washed and returned to their original place and not left in the sink or dishwasher.
PARTIES AND FUNCTIONS- Are strictly prohibited, as the property is located in a residential area. All noise should comply with Gold Coast City Council restrictions.
The rental price charged is for domestic use only and not commercial. Accordingly the rate does not allow for the extra wear associated with commercial usage in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your Refundable Damage Deposit (RDD) and/or additional payments. Commercial use of the property may result in eviction.
SCHOOLIES- We have a No Schoolies policy due to the residential location of the property.
PETS- Are not allowed in the duplex without written permission.
SMOKING- The duplex is a non-smoking duplex however smoking is permitted in outdoor areas only (cigarette butts must be properly extinguished and disposed of in a responsible manner).
PERSONAL INJURY & LOSS- The owners, agents or sub-contractors take no responsibility for any injury to tenant/s and anyone the tenant/s have at the property during their tenancy. Personal injury & loss is solely the tenant/s responsibility. Personal property, damages, breakages, theft and loss of the tenant’s property and anyone else's property within the premises are the tenant’s responsibility during their stay.
